A new concrete foundation was built under the house and the house was leveled and the under structure was re-framed and seismically retrofitted. The siding was connected to the foundation with a cedar band trim. The roof eaves were re-built and fascia was added. The tile roof edge was water proofed. Drains were added around the home, rot was repaired, decks were repaired, and the deck parapet wall was replaced.

The bathrooms as very sleek and modern, with flat panel, high gloss cabinetry, white quartz counters, and gray porcelain tile floors. These areas, too, are sleek and modern with gray laminate flooring, unique lighting, and a gray and white color palette that ties the area together.

By integrating specialized artisan millwork with advanced smart-home connectivity and complex climate engineering, we’ve created a high-performance first impression that sets the standard for the entire residence.

This entryway serves as a technical showcase, blending rustic artisan craftsmanship with high-capacity environmental control. We engineered this high-volume space to function as a thermal and visual bridge, leveraging specialized Knotty Alder millwork and advanced construction techniques to prepare visitors for the complexity found deeper in the home (like the 18-head steam suite!).
Technical & Artisan Highlights:
Custom Aagesen Millworks Door: The focal point is the substantial, hand-crafted Knotty Alder entry door, fabricated by Aagesen Millworks. We integrated a large upper-glass panel featuring a custom "raindrop" texture for immediate architectural interest and privacy, setting an artisan tone for the entire residence.
Complex Fenestration Matrix: We engineered this wall with a sophisticated array of matching side-lights and a spectacular semicircular transom window. This complex framing assembly requires precise geometry and structural integration to ensure maximum daylight infiltration while maintaining high-efficiency environmental performance.
Architectural Woodwork Integration: The entry door and windows are anchored by a continuous, massive Knotty Alder header and casing assembly. Note the thick, rustic cross-header that bridges the central opening, creating a robust, unified archway that emphasizes the vaulting architecture.
Invisible HVAC Integration: To handle the significant volume of this vaulted space, we installed an invisible thermostat-controlled radiant heating system beneath the large-format dark grey tile. A fresh new look without a full gut renovation.
For this kitchen refresh, we kept the existing cabinetry while completely transforming the feel of the space with new countertops, backsplash, and updated plumbing fixtures. Removing two columns opened up the room, allowing for better flow, more natural light, and a brighter, more connected space overall.
Proof that thoughtful changes can make a dramatic impact.

Twelve years between phases. Every piece from the first still beautiful in the second. That is what investing
well in interior decorating looks like.
These returning Toronto clients first worked with Yassein Interiors in 2013 — two accomplished
professionals ready to invest in their condominium but not yet ready to do everything at once. We started
in the kitchen: sprayed cabinets, a bar and sideboard, custom dining storage, and two occasional chairs for
the living room. Every piece was chosen not for the moment but for the long view.
In 2025, they called again. Now retired. Now ready for the rest. And here is the part of this story that matters
most: every single piece from 2013 was still there. Still beautiful. Still working. Nothing had been chosen
carelessly in the first place.
The second phase centred on the living room. A custom sectional transformed the layout — generous for
book club evenings, perfectly oriented for television, proportioned so the room breathes. Beside it, a swivel
chair in an acrylic-mohair blend connects quietly to the bar cabinet purchased a decade earlier. A highback chair with matching ottoman was positioned for one purpose: to enjoy the treetop view. The angle, the
relationship to the window, the way light falls across the fabric at different hours — this is what careful
space planning looks like.
The flooring was the largest physical change: dated cherry hardwood replaced throughout with a warm midtone oak that ties every room together. In the kitchen, a new faucet, custom counter stools, and playful
drapery gave a space that was already well-appointed a fresh lift without starting over.
