Any increases would have to be done within the existing footprint.
Studio 1200 was able to provide a more substantial and functional living experience for the family by adding one story and reconfiguring the first floor to create a better flow. A new kitchen and dining room were created and relocated to rear of the house, resulting in an easy egress to the private patio and backyard. A new mudroom, spare bedroom, powder room, office and covered porch completed the modern layout of the first floor, all within the same original footprint. The addition of a fireplace to the covered porch meant this space can be used practically year-round. The second floor also received an upgrade through redesign, introducing a special master suite with 2 separate walk-in closets as well as a bathroom with a dramatic soaking tub. Completing the second floor are three more bedrooms, two bathrooms, and a laundry room. Atop it all is an attic, providing storage space that was not in the original home’s design.

Designed for the lifestyle and budget of a young married couple and growing family, this home offers a viable alternative to the generic speculative home. Occupying a small leftover developer site, just under four tenths of an acre at the end of a suburban cul-de-sac, the Lanning Residence site is anchored by a one hundred year old oak tree. The parcel, once undesirable to developers and their speculative plans, became the inspiration for the project form.
Acting as both designers and builders, the decision was made early to utilize a strategy typical to most suburban construction; maximizing square footage while minimizing the building perimeter. An analysis of the surrounding suburban fabric revealed that the adjoining property lines were heavily planted. Views and window placement were organized to take advantage of the adjacent landscape while maximizing natural light.
The house program is distributed within two main volumes that are connected by a translucent circulation volume. The spacious interior volumes, large windows, plywood shear walls, sheetrock, and simple details allowed for a light construction budget. Spray foam insulation and well designed mechanical systems allowed the family to reduce their monthly utility bills by over half, creating a far more energy efficient lifestyle.

The home’s center is formed around the main entry. The floorplan is largely open, but parallel core wall areas serve to define the foyer, kitchen, dining, and living areas. As key areas, the architect put special focus on materials selection for the core walls. It was decided that Indiana limestone would be the finish, and that the cladding panels would all have unique continuous horizontal grooves.
Material was received and installed by the original subcontractor. Upon seeing the completed work, it was evident to the architect and owner that grooves in the fabricated material were not consistent, and that the installation process had left numerous chips to the panels. It was at this point that the partially completed work was removed, and the second fabricator/installer was contacted.
Dee Brown Inc ordered the Indiana limestones slabs. There, special care was taken to hold tight tolerances to the horizontal grooves as well as to the typical cut-to-size aspects. Erection of these mechanically set panels was done very carefully. The result was a clean finished product with none of the tolerance and chipping issues of the original installation.
Dee Brown, Inc also created and installed special stone finishes at the adjacent half-bath. Semi-precious white onyx was transformed into a lavatory top/bowl assembly, water-closet wall cladding, and even tissue and towel holders.

The client identified a ‘Fords Garage’ style that they wanted to incorporate. They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures.

Before - After many years of having no outdoor living space and dealing with overgrown plants and trees the owner’s decided it was time to revitalize their backyard. They knew they wanted a large sitting area with a wood burning fireplace, room for outdoor dining and a place for the grill. A connecting walk would be needed to get guests from the driveway to the outdoor space. Last but not least, the owners wanted the ability to and a reason for stepping out of their unusable patio doors.
The designers decided from the start the fireplace would be the prominent feature and focal point for the entire project. A large fireplace accented with sitting walls and arbors was positioned to anchor the corner of the patio. Stone was chosen to set the fireplace apart as its own element. Brick was used for the sitting walls and brick accents were added to the fireplace to tie into the house. An inlaid herringbone brick detail was incorporated above the stone mantle to simulate artwork which is typically found above indoor fireplaces. Flagstone was used for the wall caps and hearth to match the patio and thicker flagstone tread stock was used for the mantle and top. The arbors were added to visually balance the pergolas at the opposite side of the patio.
For the patio the designers created a series of offset spaces to help subtly divide the space into two areas, sitting and dining. Two large existing trees also help dictate the shape of the patio. Cut flagstone was chosen for the surface bordered by a double soldier edge of brick. The brick edging also surrounds a decorative gravel area topped with an urn fountain which provides a secondary focal point and the sound of water. Large flagstone treads were used for the steps leading to the previously unused patio doors. Opposite the fireplace a short walk leads to a square transition area with a statue chosen by the owner. The statue provides a strong focal point when entering from the driveway. A longer walk leads from this space along the house to the driveway.
The pergolas and arbors were designed by the landscape designer as part of this project but were ultimately contracted separately by the owner. The larger square pergola was intended as an area for a bench or two separate from the main patio. The longer pergola was added later in the design phase to help provide shade to the interior of the house. The arbors at the fireplace were added to balance out the wood elements at the opposite side while adding additional architectural interest to the fireplace.
While this project was predominantly hardscaping, planting and lighting were also incorporated into the design. Several large existing trees were retained and serious of smaller understory trees were added to help enclose the space. The designer’s took advantage of the large trees to place down lights on the branches to achieve a moonlight effect at night. Additional lighting was used on the pergola, to accent focal points, to up light the smaller trees and around the patio. Massed planting of Japanese forest grass provides bold foliage color for the shady garden. A mulch path leads off behind the fireplace to another garden and a secluded area ideal for a bench or small table and chairs. Additional plantings were added along the rear property line to screen and unsightly fence.
This project has obviously completely changed the way the owners use their backyard. They now have a seamless transition from indoors to outdoors with the use of the patio doors. The large patio allows for entertaining small gatherings outdoors for the first time. The fireplace has definitely become the primary gathering place for family and friends.

Those dramatic skylights weren’t originally there; we cut into the roof structure and installed them to flood the space with natural light, transforming what could have felt like a cramped attic into a spacious and luminous retreat. The angled roof lines, which could have been a challenge, became architectural features that give the room character and visual interest.
The focal point is that modern linear fireplace surrounded by elegant gray tiles and custom-built shelving. We designed the media wall to accommodate a large-screen TV while also providing storage for the family’s massive collection of books and vinyl records. Side cabinets keep clutter hidden, while open shelving showcases items worth displaying.
This conversion required significant structural work. We reinforced the floor joists to support varying loads, remember, attics are typically built only to support insulation and the occasional storage box, not furniture or people. We added proper air conditioning ducts extending from the main system, upgraded the electrical system with multiple circuits for media equipment, and installed that stylish white railing system that meets regulations and maintains the feeling of spaciousness.
The construction photos tell the real story: what began as an unfinished space with exposed subfloor and construction debris has become this elegant sanctuary. Those casement windows on either side create cross-ventilation, essential for an upper-floor space on the California coast.

Parisian windows are one of the city's most distinctive features, renowned for their elegance and charm. These tall, narrow windows are typically framed with intricate wrought-iron balconies, adding a touch of romance to the bustling cityscape. Many Parisian windows feature multiple panes of glass, creating a geometric pattern that captures the eye. As the light streams through the windows, it casts a warm glow on the buildings and streets below, adding to the magical ambiance of Paris. Whether adorned with flower boxes or left bare, Parisian windows are a hallmark of the city's enduring style and beauty.

During the planning phase we undertook a fairly major Value Engineering of the design to ensure that the project would be completed within the clients budget. The client identified a ‘Fords Garage’ style that they wanted to incorporate. They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. A Fords Garage typically has exposed beams, ductwork, lighting, conduits, etc. But this extent of an Industrial style is not ‘homely’. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures.
During construction the client designed the courtyard, which involved a large permit revision and we went through the full planning process to add that scope of work.
The finished project is a gorgeous blend of industrial and contemporary home style.

The picture shows an Travertine patio that was installed at a property in Hackney E5 around ten years ago and it had never been sealed. Over the year’s pollution and weather etc had taken its toll on the stone leaving the travertine stained with lichen, dull and grey as opposed to their original white/cream colour. Had the patio been sealed it would have provided some protection from the elements.
I conducted an initial visit where I tested several products to see what would be the most effective and establish what was required. Using that knowledge, I followed up with a written quote which was accepted, and a date arranged to complete the work.
We have adopted new working practices since the COVID-19 epidemic so we can work safely inside or outside but given the excellent weather this year this was an ideal and much easier to maintain social distancing.
During day 1 on site I started by sweeping away loose stones and other debris you typically find on patios. Then Tile Doctor Patio and Brick Driveway cleaner was applied neat to the stone and left for two hours. This is a very strong product designed for use by professionals which cuts through the dirt and was ideal for this situation. There are certain precautions you do need to take when using it such as wearing PPE and you must keep it away from ponds etc.
Using water to lubricate, the solution was then scrubbed into the stone using a coarse 200-grit pad fitted to a rotary machine and followed up with a lot of rinsing and extracting with water and a wet vacuum.
To refine the surface after the coarse Travertine the 200-grit pad I followed with 400, 800 and then 1500-grit burnishing pads in sequence rinsing with water and extracting after each pad was applied. This process is known as burnishing and closes the pores in the stone giving it a polished appearance. By this point the Travertine looked way better and we were starting to get the smooth finish back.
The weather held so the following morning a 3000-grit polishing pad was applied dry to the stone using only a little water. This brings up the appearance of the stone even further and has the added advantage of leaving it dry and ready for sealing.
The client wanted a natural appearance so two coats of Tile Doctor Ultra Seal were applied to seal the stone. Ultra-Seal is an impregnating sealer that soaks into the stone, protecting it from within yet without changing the appearance of the stone leaving a completely natural look.
The client very happy with job and now proud so show off her revamped patio. They hadn’t realised that the patio should have looked like this from the start. For aftercare I recommended they use Tile Doctor Stone Soap, many day to day cleaning products you find in supermarkets can strip off a sealer so if your using something else do check the label first.
