This impressive detached building is located in the heart of the bustling Dundas West strip, and presents a unique opportunity for creative live + work space.
Designed by Kohn Shnier Architects, the building was completed in 2008 and has been owner-occupied ever since. Modern steel and concrete construction enable clear spans throughout, and the virtual elimination of bulkheads. The main floor features a dynamic retail space, that connects to a lower level with high ceilings – perfect as a workshop, atelier or as an extension of the retail.
Upstairs, a spacious loft-like apartment is spread over 2 floors. The mainfloor includes a decadent chef’s kitchen finished in Corian, with a large eat-at island. The combined living & dining rooms connect with a large south-facing terrace with exceptional natural light and neighbourhood views. Upstairs, the master bathroom features abundant built-in closets, together with a generous ensuite bathroom. A second open space is presently used as a studio, but is easily converted to a closed 2nd bedroom.
Parking is provided at the rear of the building, and the rooftop functions as a green roof. The finest materials have been used in this very special building, from anodized aluminium windows paired with black manganese brick, to high quality appliances and dual furnaces to provide adequate heating and fire separation between the retail and residential units. We like the soothing colors used in this Master Bedroom. The sage green walls mixed with the tans, grays and off-whites create the ultimate relaxing experience. The furniture, draperies, bed skirt and throw pillows are linen. We especially love
the goblet pleats on the draperies. It adds that hint of visual interest without being too flashy.

This old farmhouse (ca. late 18th century) has undergone many renovations over the years. Spring Creek Design added its stamp in 2008, with a small mudroom addition and a complete interior renovation.
The addition encompasses a 1st floor mudroom with extensive cabinetry and closetry. Upon entering the space from the driveway, cabinet and countertop space is provided to accommodate incoming grocery bags. Next in line are a series of “lockers” and cubbies - just right for coats, hats and book bags. Further inside is a wrap-around window seat with cedar shoe racks beneath. A stainless steel dog feeding station rounds out the amenities - all built atop a natural Vermont slate floor.
On the lower level, the addition features a full bathroom and a “Dude Pod” - a compact work and play space for the resident code monkey. Outfitted with a stand-up desk and an electronic drum kit, one needs only emerge for Mountain Dew refills and familial visits.
Within the existing space, we added an ensuite bathroom for the third floor bedroom. The second floor bathroom and first floor powder room were also gutted and remodeled.
The master bedroom was extensively remodeled - given a vaulted ceiling and a wall of floor-to-roof built-ins accessed with a rolling ladder.
An extensive, multi-level deck and screen house was added to provide outdoor living space, with secure, dry storage below.
Design Criteria:
- Update house with a high sustainability standard.
- Provide bathroom for daughters’ third floor bedroom.
- Update remaining bathrooms
- Update cramped, low ceilinged master bedroom
- Provide mudroom/entryway solutions.
- Provide a window seating space with good visibility of back and side yards – to keep an eye on the kids at play.
- Replace old deck with a updated deck/screen porch combination.
- Update sitting room with a wood stove and mantle.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington.
Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio.
Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater.
Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass.
Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck.
Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space.
Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.

The renovation of this town home included expansion of this sitting room to encompass an existing patio space. The overhang of the roof over this patio made for a dark space initially. In the renovation, sliding glass doors and a stone patio were added to open up the views, increase natural light, and expand the floor space in this area of the home, adjacent to the Living Room and fireplace.

Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

The dining room features a distinctive, handcrafted table that is extraordinarily durable. When not in use for entertaining or family dinners, the dining room becomes a project space. The tea cart holding the flowers in these photos provides additional serving capabilities without adding visual weight. These clients, an entrepreneur and a physician with three kids, chose their Tudor home for the neighborhood, though it didn’t match their modern-transitional taste. They asked us to help them transform their into a place to play and entertain with clean lines and lively color, namely her favorites: bold purple and refreshing apple green.
Their previous layout had a stifled flow with a large sectional sofa that dominated the room, and an awkward assortment of furniture that they wanted to discard with the exception of a vintage stone dining table from her mother. The living room served as a pass through to both the family and dining rooms. The client wanted the living room to be less like a glorified hallway and become a destination. Our solution was to unify the design of this living space with the related rooms by using repetition of color and by creating usable areas for family game night, entertaining and small get togethers.
The generous proportions of the room enabled us to create three functional spaces: a game table with seating for four and adjacent pull up seating for family play; a seating area at the fireplace that accommodates a large group or small conversation; and seating at the front window that provides a view of the street (not seen in the photograph). The space went from awkward to one that is used daily for family activities and socializing.
As they were not interested in touching the existing architecture, transformations were made using new light fixtures, paint, distinctive furniture and art. The client had a strict budget but desired the highly styled look of couture design pieces with curves and movement. We accomplished this look by pairing a few distinctive couture items with inspired pieces that are budget balancers.
We combined the couture game table with more affordable chairs inspired by a classic klismos style, as one might pair Louboutins with stylish jeans. Right- and left-arm chairs with an interesting castle-like fret base detail flank windows.
To help the clients better understand the use of the color scheme, we keyed the floor plan to show how the greens and purples traveled in a balanced manner around the room and throughout the adjacent dining and family rooms. We paired apple green accents with layered hues of lavender, orchid and aubergine. Neutral taupe and ivory tones ground the bold colors.
The custom rug in ivory, aubergine, pale taupe, grey-lavender was inspired by a picture the client found, but we dramatically increased the scale of the pattern in proportion to our room size. This curvy movement is echoed in the sophisticated shapes of the furniture throughout the redesigned room—from the curved sofas to the circular cutouts in the cube end table.
At the windows the solid sateen panels with contrasting aubergine banding have the hand of silk, and are also cost conscious, creating room in the budget for the stunning custom pillows in Italian embroidered silk.
The distinctive color and shapes throughout provide the whimsy the clients' desired with the function they needed, creating an inviting living room that is now a daily destination.
