Major alterations to the structure completely changed the way the existing spaces felt and functioned. A pitched ceiling replaced the flat livingroom ceiling. Large sliding doors opened the living room directly onto the deck. This functionally doubled the size of the living areas, despite not increasing the footprint. The master bedroom received large stacking slider opening onto the deck, designed for privacy from the living area. Laundry and kitchen are combined with ample storage behind minimalist cabinetry. Storage and bench space are maximised while keeping everything open and airy. The white cabinetry reduces the bulk of so much storage in a smaller space. New insulation, uPVC windows and energy efficient blinds improved thermal performance. A cold house became warm, inviting,cheaper to heat and cool. The outside of the building received new window frames, colour palette, deck, facade lightling, downpipes and gutters. Retaining cladding + floors made this a cost-effective, + radical transformation.

We completely renovated this Haverford home between Memorial Day and Labor Day! After receiving the opportunity in March 2014 to design the 3,000 square foot model home for Museum Tower, a 42-story luxury residential high-rise in the heart of the Dallas Arts District, Cantoni's dynamic duo, Josh De La Fuente and Elizabeth Lewis received an amazing response from clients as well as residents of Museum Tower and have been helping new residents furnish and design their spacious and luxurious units at Museum Tower. Their most recent design project, a 2 bedroom, 2 bathroom and outdoor terrace with sweeping city views defines luxury high rise living at its best. The design goal was to create a clean and modern home that was also warm and inviting. By selecting a neutral color scheme featuring warm taupes with wood materials and pops of soft green and yellow tones contrasted with dramatic light fixtures and bold art accessories, Josh and Elizabeth achieved that modern and contemporary look that still exuded warmth. After scoring this amazing home, the clients were excited for their new lakefront location, but the home's style and materials were tired and dated. There was way too much mauve granite, and the 90's building codes were no longer satisfactory. Working as a team with Chuckanut Builders, Arbour North Architects and Smith and Vallee Woodworks, the home was gutted in order to prepare for a new interior layout, an addition to the second floor, and deep energy retrofits. Cork exterior insulation and new efficient windows were just two of the many upgrades this home received. Throughout the interior, flat panel walnut cabinets were installed on top of white oak floors. White quartz countertops and simple subway tile kept the home clean and contemporary. Just last year, in order to give visitors the best shopping and entertainment experience, the official Westfield Valencia Town Center in California announced a $100-million investment to add features, including a new Costco, luxury cinema and fitness center, dramatically transforming the site of one of the mall’s original anchor stores，and planed to be completed by mid- to late-2020. We are honored to have the opportunity to be a custom furniture supplier in the food court area of ​​this project. We received enquiries from the client in the US in early April 2019. After learning and discussing the details of the project, our team took the project seriously and offered a quote to our client. Since this is the first cooperation with the client, we are very grateful for their support and trust! We are happy to know that the owner is satisfied with the five furniture models. Although we spend a lot of time confirming all the shop drawings and materials, we still maintain a good relationship and hope to do our utmost to deliver the custom made furniture to meet the expectations of our client. After countless details and materials confirmed, we finally made all the furniture on time and shipped them to the United States in September. When we receive many beautiful photos from our customers, everything is worth it. Nothing is more exciting than satisfying customers!

This gorgeous beach condo sits on the banks of the Pacific ocean in Solana Beach, CA. The previous design was dark, heavy and out of scale for the square footage of the space. We removed an outdated bulit in, a column that was not supporting and all the detailed trim work. We replaced it with white kitchen cabinets, continuous vinyl plank flooring and clean lines throughout. The entry was created by pulling the lower portion of the bookcases out past the wall to create a foyer. The shelves are open to both sides so the immediate view of the ocean is not obstructed. New patio sliders now open in the center to continue the view. The shiplap ceiling was updated with a fresh coat of paint and smaller LED can lights. The bookcases are the inspiration color for the entire design. Sea glass green, the color of the ocean, is sprinkled throughout the home. The fireplace is now a sleek contemporary feel with a tile surround. The mantel is made from old barn wood. A very special slab of quartzite was used for the bookcase counter, dining room serving ledge and a shelf in the laundry room. The kitchen is now white and bright with glass tile that reflects the colors of the water. The hood and floating shelves have a weathered finish to reflect drift wood. The laundry room received a face lift starting with new moldings on the door, fresh paint, a rustic cabinet and a stone shelf. The guest bathroom has new white tile with a beachy mosaic design and a fresh coat of paint on the vanity. New hardware, sinks, faucets, mirrors and lights finish off the design. The master bathroom used to be open to the bedroom. We added a wall with a barn door for privacy. The shower has been opened up with a beautiful pebble tile water fall. The pebbles are repeated on the vanity with a natural edge finish. The vanity received a fresh paint job, new hardware, faucets, sinks, mirrors and lights. The guest bedroom has a custom double bunk with reading lamps for the kiddos. This space now reflects the community it is in, and we have brought the beach inside.

This classic Seattle home refresh is layered with fresh and calming blues, creamy whites and pale grays. Durable performance fabrics were a priority to hold up well to kids and pets. A beloved Knoll chair and ottoman were recovered in a soft, curl up in me fabric. A custom shelf was installed on the wall behind the sofa to act as a landing spot for ambient lighting and decor accessories. The dining table received a refinish in a deeper hue and was paired with upholstered chairs that can be sat in for hours. The new area rug is part of an indoor outdoor collection and will hold up to spills and dirt. New lighting throughout the home added a much needed brightness and a collection of artwork from years of global travel now grace the walls. One of our favorite pops of fun is the ombre stair detail leading down to the basement family play and hang out zone. The family room received a durable sectional in a modern gray and Rifle Paper accent pillows add playful pattern and color.

This three-story Tudor home features a purple field stone exterior. In addition to the exterior facades and deck, we also built the garden walls and laid the walkways and the trim along the driveway with Belgian block. In this classic English Tudor home located in Penn Valley, PA, we renovated the kitchen, mudroom, deck, patio, and the exterior walkways and driveway. The European kitchen features high end finishes and appliances, and heated floors for year-round comfort! The outdoor areas are spacious and inviting. The open trellis over the hot tub provides just the right amount of shelter. The red oak flooring continues into the foyer. We refinished the wood on the staircase and stained the handrail to blend beautifully with the new flooring that now runs throughout the first floor. We tore down the walls between four rooms to create this great room in Villanova, PA. And what a difference it makes! This bright space is perfect for everyday living and entertaining family and friends as the kitchen, eating and living areas flow seamlessly. With red oak flooring throughout, we used white and light gray materials and crown moulding to give this large space a cohesive yet open feel. We added wainscoting to the steel post columns. Other projects in this house included installing red oak flooring throughout the first floor, refinishing the main staircase, building new stairs into the basement, installing new basement flooring and opening the basement rooms to create another entertainment area. We built this bright sitting room directly off the kitchen. The stone accent wall is actually what used to be the outside of the home! The floor is a striking black and white patterned cement tile. The French doors lead out to the patio. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. This 6-bedroom Baltimore row home's grand exterior overlooks a tree lined street in the historic Bolton Hill neighborhood. The original large pocket doors in the first floor allows for uninterrupted views from the front parlor through the sitting room and into the rear dining room bay window. Penza Bailey Architects provided a complete transformation of the walk out garden level. The entire level was renovated to include a new kitchen, family room, mudroom, playroom, full bathroom and a gracious new stair leading to the upper level. The painted brick and exposed structure expresses the original "bones" of the home, while clearly modern interventions stand in contrast to suit the homeowner’s lifestyle. An alcove on the 1st floor was also renovated to provide a serving pantry and bar. The exterior received restored front and vestibule doors, select window replacements, and new rear french doors, all receiving historical approval.

I was contacted about a Georgian property in the Kent village of Leeds , to see if I could do anything to improve a Travertine tiled floor. The use of Travertine was extensive and had been installed throughout the ground floor including the kitchen, dining room, utility and bathroom WC. Travertine is probably my favourite stone, but it is acid sensitive and attracts dirt easily, due to its ‘holey’ composition. Initially we discussed the floor over the phone where I got to know about the issues they were experiencing, and I detailed the renovation process I normally use to restore it including the products and timelines. Naturally they wanted to me to provide a quote for the work however its tricky to do that accurately without seeing the floor, so I arranged a date to pop over. Upon arriving I could see the tiles and the wide grout joints had extensive, ingrained dirt indicating the previous sealer had long since worn away. This is a common issue with stone floors, and to re-assure myself and the client it could be resolved I cleaned a small area in the utility room with pleasing results! This test clean helped me to understand which products and methods would work best on the floor and later that day I emailed over a detailed quote for the renovation. Happy with the quote I received a reply the same day asking when I could start. My colleague and I arrived on the agreed date and work started with adding protection to all areas that required it. We use a lot of water during the cleaning process and some materials such as MDF can become damaged with water ingress, so it makes sense to do this. To get the floor clean, a coarse Carbide Brush fitted to a rotary machine was run over the Travertine tiles to scrub in a strong solution of Tile Doctor Pro-Clean. This process generates a lot of slurry as the dirt was washed out of the stone and grout which is extracted with a wet vacuum as we progressed. Next it was on hands and knees with more Tile Doctor Pro-Clean and handheld brushes run over stubborn areas and along the grout lines to take them from 80% up to 100%. Happy with the results, the next step was to renovate the stone using a series of diamond encrusted burnishing pads. Using only water for lubrication this process starts with the application of a coarse 400-grit burnishing pad attached to the floor buffer. This produces a lot of slurry which again was removed with a wet vacuum. This left the Travertine clean, but the pores of the stone had been opened giving the floor a matt finish and more absorbent than it was originally. To further refine the appearance of the stone the next two burnishing pads were applied which are 800 and 1500-grit. These pads polish the stone and close the pores, restoring the natural sheen in the process. After each pad was applied the slurry was rinsed off the floor with water and extracted with the wet vacuum. Once complete the floor was left to dry off fully overnight. I arrived the next day and took several moisture readings from the floor to check that it had dried off sufficiently overnight. The results were good, so work moved onto sealing the Travertine with two coats of Tile Doctor Ultra Seal which is a natural look impregnating sealer. It works by soaking into the stone, occupying the pores and thereby preventing dirt from becoming ingrained there. This ensures dirt remains on the surface where it is easily cleaned away. The final step in the floor’s renovation was to apply the last of the diamond polishing pads which is a very fine 3000-grit. This pad further improves the polished appearance of the stone resulting in a satisfying sheen. The work made a massive difference to the floor, and I received an email the next day from one of the owners who was really pleased with the transformation: ”Floors look brilliant. Very pleased.” For the care and maintenance of polished sealed floors I recommend the use of Tile Doctor’s Stone Soap which is a gentle but effective cleaning product that won’t impact the sealer and contains a patina enhancer. We added paneling to the walls, archway, door frames, and around the fireplace for a special and unique look throughout the home. To create the entry with convenient built-in shoe storage and bench, we cut an alcove an existing to hallway. The deep-silled windows in the kitchen provided the perfect place for an eating area, which we outfitted with shelving for additional storage. Form, function, and design united in the beautiful black and white kitchen. It is a cook’s dream with ample storage and counter space. The bathrooms play with gray and white in different materials and textures to create timeless looks. The living room’s built-in shelves and reading nook in the bedroom add detail and storage to the home. The pops of color and eye-catching light fixtures make this condo joyful and fun.
