This beautiful bathroom features cement tiles (from Cement Tile Shop) on the floors with an infinity drain a custom frameless shower door and custom lighting. Vanity is Signature Hardware, and mirror is from Pottery Barn.

After reviving their kitchen, this couple was ready to tackle the master bathroom by getting rid of some Venetian plaster and a built in tub, removing fur downs and a bulky shower surround, and just making the entire space feel lighter, brighter, and bringing into a more mid-century style space. The cabinet is a freestanding furniture piece that we allowed the homeowner to purchase themselves to save a little bit on cost, and it came with prefabricated with a counter and undermount sinks. We installed 2 floating shelves in walnut above the commode to match the vanity piece. The faucets are Hansgrohe Talis S widespread in chrome, and the tub filler is from the same collection. The shower control, also from Hansgrohe, is the Ecostat S Pressure Balance with a Croma SAM Set Plus shower head set. The gorgeous freestanding soaking tub if from Jason - the Forma collection. The commode is a Toto Drake II two-piece, elongated. Tile was really fun to play with in this space so there is a pretty good mix. The floor tile is from Daltile in their Fabric Art Modern Textile in white. We kept is fairly simple on the vanity back wall, shower walls and tub surround walls with an Interceramic IC Brites White in their wall tile collection. A 1" hex on the shower floor is from Daltile - the Keystones collection. The accent tiles were very fun to choose and we settled on Daltile Natural Hues - Paprika in the shower, and Jade by the tub. The wall color was updated to a neutral Gray Screen from Sherwin Williams, with Extra White as the ceiling color.

They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. The richness of the dark cabinetry juxtaposed with the elegance of the white carrara marble on the countertop, wall and floors contributes to the room's sophistication. Ample storage is found in the large vanity and an armoire style cabinet, designed to mimic a free-standing furniture piece, that is positioned behind the door. Maximizing the functionality of this space, and coordinating the new kitchen with the beautiful remodel completed previously by the client were the two most important aspects of this project. The existing spaces are elegantly decorated with an open plan, dark hardwood floors, and natural stone accents. The new, lighter, more open kitchen flows beautifully into the client’s existing dining room space. Satin nickel hardware blends with the stainless steel appliances and matches the satin nickel details throughout the home. When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout. Inspiration for a large timeless master medium tone wood floor bedroom remodel in Philadelphia with white walls

Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

The option to downsize was not an option for the empty nesters who have lived in this home for over twenty-five years. Situated in TMR, the sprawling home has been the venue for many social events, dinner parties and family celebrations. With grown children living abroad, and grand children on the way, it was important that the new kitchen be highly functional and conducive to hosting informal, yet large family gatherings. The kitchen had been relocated to the garage in the late eighties during a large renovation and was looking tired. Eight foot concrete ceilings meant the new materials and design had to create the illusion of height and light. White lacquered doors and integrated fridge panels extend to the ceiling and cast a bright reflection into the room. The teak dining table and chairs were the only elements to preserve from the old kitchen, and influenced the direction of materials to be incorporated into the new design. The island and selected lower cabinetry are made of butternut and oiled in a matte finish that relates to the teak dining set. Oversized tiles on the heated floors resemble soft concrete. The mandate for the second floor included the overhaul of the master ensuite, to create his and hers closets, and a library. Walls were relocated and the floor plan reconfigured to create a luxurious ensuite of dramatic proportions. A walk-in shower, partitioned toilet area, and 18’ vanity are among many details that add visual interest and comfort. Minimal white oak panels wrap around from the bedroom into the ensuite, and integrate two full-height pocket doors in the same material.
