A deck off the rear of the dining space extends around the kitchen and is easily accessible from the nearby family room, too. Bedrooms occupy the other above-grade levels, including, at the upper-most level, the master suite comprised of a study, roof deck, master bath, walk-in closets and the master bedroom.
A clean-lined interior of warm neutrals sets a soothing tone in which the Island landscape is welcomed through expansive windows, porches and decks. Clad in white cedar shingles with a red cedar roof, the West Tisbury House will softly weather in-tune with its meadow site.

There were to many disjointed spaces in the existing Eichler home, and the owners didn’t like entering right into the kitchen wall. There were not enough functional spaces in the house but it was tricky to see how or where to add to the home without losing the atrium. The Klopf team re-arranged the spaces in the house to put the bedroom functions under the flat, 8-foot ceiling and the whole great room under the higher gable roof, moving the kitchen to the corner and creating a symmetrical and regular-shaped great room. A narrow band of skylights and a reduced, but still open, atrium brighten the family’s days and bring more greenery into their lives. The Klopf team turned the small front bedroom into a laundry room, powder room, and hallway to a large, added work-from-home office/family room that can double as a guest room. From the street the addition looks like it might have been there all along, but for the family members it’s a game-changer.

Xeric landscape designed and built by Southern Landscape. This Austin homeowner reduced their turf area by over 17,000 square feet, reducing water consumption and maintenance. The remaining turf areas were required for the septic leach field. Limestone retaining walls with leuders caps control erosion. The plant palette contains lantana, plumbago, various grasses, and yuccas, all chosen for their specific water usage appropriate to the area. Landscape lighting was also added to highlight the beauty of this large xeriscape.

The design for this client’s “dream house on the water” capitalizes on every opportunity to incorporate views of the Long Island Sound within the home. The placement and expanse of the fir windows and sliding doors underscore the water’s proximity. The interior gathering space spills out onto the raised outdoor deck and lap pool overlooking the seawall. Reducing the house’s carbon footprint is another priority, accomplished by generating renewable energy on site. The precise angle of the house on the property is calculated for optimal solar energy production by the rooftop photovoltaic panels and a geothermal system installed under the driveway provides heating and cooling for the house.
Due to the fact that the site is located on a floodplain, the ground floor of the house is raised and no basement is allowed. This presents a challenge in terms of carving out enough storage space in the main house that one might normally relegate to a basement. Rooms are efficiently sized and serve multiple functions and storage is built-in wherever possible.

The Watermill House is a beautiful example of a classic Hamptons wood shingle style home. The design and renovation would maintain the character of the exterior while transforming the interiors to create an open and airy getaway for a busy and active family. The house comfortably sits within its one acre lot surrounded by tall hedges, old growth trees, and beautiful hydrangeas. The landscape influenced the design approach of the main floor interiors. Walls were removed and the kitchen was relocated to the front of the house to create an open plan for better flow and views to both the front and rear yards. The kitchen was designed to be both practical and beautiful. The u-shape design features modern appliances, white cabinetry and Corian countertops, and is anchored by a beautiful island with a knife-edge marble countertop. The island and the dining room table create a strong axis to the living room at the rear of the house. To further strengthen the connection to the outdoor decks and pool area of the rear yard, a full height sliding glass window system was installed. The clean lines and modern profiles of the window frames create unobstructed views and virtually remove the barrier between the interior and exterior spaces. The open plan allowed a new sitting area to be created between the dining room and stair. A screen, comprised of vertical fins, allows for a degree of openness, while creating enough separation to make the sitting area feel comfortable and nestled in its own area. The stair at the entry of the house was redesigned to match the new elegant and sophisticated spaces connected to it. New treads were installed to articulate and contrast the soft palette of finishes of the floors, walls, and ceilings. The new metal and glass handrail was intended to reduce visual noise and create subtle reflections of light.

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site.
Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months.
Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain.
Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs.
Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems.
Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges.
Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

Several years ago, Jill and Brian remodeled their kitchen with TKS Design Group and recently decided it was time to look at a primary bath remodel.
Jill and Brian wanted a completely fresh start. We tweaked the layout slightly by reducing the size of the enormous tub deck and expanding the vanities and storage into the old tub deck zone as well as pushing a bit into the awkward carpeted dressing area. By doing so, we were able to substantially expand the existing footprint of the shower. We also relocated the French doors so that the bath would take advantage of the light brought in by the skylight in that area. A large arched window was replaced with a similar but cleaner lined version, and we removed the large bulkhead and columns to open the space. A simple freestanding tub now punctuates the area under the window and makes for a pleasing focal point. Subtle but significant changes.
We chose a neutral gray tile for the floor to ground the space, and then white oak cabinetry and gold finishes bring warmth to the pallet. The large shower features a mix of white and gray tile where an electronic valve system offers a bit of modern technology and customization to bring some luxury to the everyday. The bathroom remodel also features plenty of storage that keeps the everyday necessities tucked away. The result feels modern, airy and restful!

The clients had downsized and purchased a 1960's style home requiring a kitchen remodel. She preferred an eat in area by the window. He envisioned a separate eating area, though he still wanted to enjoy the view which the window provided.
The window was transformed with reduced depth countertops providing a relaxing space for the homeowners to enjoy the view while having their morning coffee.

With the remodel the window size had to be reduced slightly to create more usable storage and a symmetrical layout. Custom leaded glass doors where created for the two cabinets flanking the window with the glass pattern matching the hutch glass doors in the breakfast area. The addition of glass side panels was used on the upper cabinets flanking the sink to create a more open look, letting in light and a glimpse of the garden view. The use of the glass panels also helped to off set the reduced window size. The sink cabinet and the two upper cabinets flanking the windows both step out and share a chamfered detail on the outside leading edge. This detail is repeated though out the kitchen as a unifying element in the design drawing the eye to special design details. Alie Zandstra
