Located in a flood zone, the finished floor had to be raised 4 feet, necessitating a full demolition. This challenge became an opportunity to create a residence that better suited the family’s needs — with three bedrooms on the second floor and a ground floor in-law suite. Drawing references from the previous Eichler-inspired house, the new iteration features glass walls and expressed structure that recalls a midcentury design that is entirely modern. The great room opens onto the garden, where a raised terrace provides outdoor living space. Wraparound planters and tiered stairs ease the transition between levels, allowing the home to blend seamlessly into the neighborhood.

This project was designed by Giuseppe Abbrancati and installed by Gappsi for a private residence in Southampton, NY. The over sized lazy L-shaped gunite swimming pool is built in line with the house's diagonal angles, complementing the modern look of the multi-level home. Each side of the swimming pool makes for perfect view from all the windows in the house. Gunite swimming pools, besides being very beautiful, are also very functional and can include many different features. This pool includes a large sundeck with 12 inches of water for chairs and benches in the shallow area. An elevated spa was also added in the center of the sundeck with a spill over on all four sides. LED lights were also added throughout the pool, and the pool surface consists of Diamond Brite Tahoe Blue quartz finish. The edge of the pool was finished with bluestone coping and waterline porcelain tiles, and the pool was fitted with a saltwater chlorine generator system and a propane gas heater. The surrounding of the pool was completed with a patio to compliment the swimming pool layout, and was built with limestone natural pavers. Laminar deck jet water features were placed around the pool creating a park-like effect in the day, and at night, a stream of light travels through the water spilling in the swimming pool. The deep end of the gunite swimming pool is regulation for diving with an 8-foot gray colored diving board and a flight deck base. There was a conscious effort to limit square footage, both as a control on cost and on future energy use, without compromising the quality of the first floor public spaces (Living, Dining, Kitchen). The thick, polished concrete slab that helps to regulate heat in this home also serves as a beautiful, cost-effective finish floor for the main level. Locally sourced Hemlock posts and beams provide affordable structural support to the second floor, as well as a touch of natural warmth to interior spaces.

The owners of this historic house on a promontory surrounded by water asked Morpurgo Architects to maximize ocean views while expanding their home for their growing family. Conforming to The Rhode Island Historical Preservation and Heritage Commission’s requirements, our modifications to the existing structure are sympathetic to the original Stuccoed Mission-style and contextually in keeping with neighboring historic homes. This challenging site presented numerous constraints, including adherence to oceanfront setbacks and environmental and zoning regulations. We overcame imposing restrictions to develop a dynamic plan that fulfilled the clients’ programmatic and aesthetic needs. The kitchen was identified by our clients as the focal point of family activity. We maximized this lifestyle concept by developing the kitchen into a spacious living area with commanding views of the water. Renovations to the third floor allowed Morpurgo Architects to create an outdoor space offering a panorama of the historic surrounding communities.

The inviting entrance between two octagonal forms gives way to a wide rotunda and spiral stair under the largest cone. This vertical access is augmented by the adjacent elevator. All corridors, baths and doorways meet ADA handicapped regulations doorways; and the home is fully equipped for the handicapped persons!

Located near the foot of the Teton Mountains, the site and a modest program led to placing the main house and guest quarters in separate buildings configured to form outdoor spaces. With mountains rising to the northwest and a stream cutting through the southeast corner of the lot, this placement of the main house and guest cabin distinctly responds to the two scales of the site. The public and private wings of the main house define a courtyard, which is visually enclosed by the prominence of the mountains beyond. At a more intimate scale, the garden walls of the main house and guest cabin create a private entry court. A concrete wall, which extends into the landscape marks the entrance and defines the circulation of the main house. Public spaces open off this axis toward the views to the mountains. Secondary spaces branch off to the north and south forming the private wing of the main house and the guest cabin. With regulation restricting the roof forms, the structural trusses are shaped to lift the ceiling planes toward light and the views of the landscape. This custom home bowling alley was installed by Fusion Bowling as part of a newly constructed 20,000 square foot residence in Lubbock, Texas. The custom color of the two regulation size lanes is a woodgrain called "Valencia Teak", which appears almost black. The color of the lane markings is "Wheat", and the LED gutter lights are cool blue. The computer scoring system features a wireless keypad, two overhead LED TVs, pin action instant replay, and ball speedometer. Entertainment accessories include an 11 foot wide projection screen at the end of the lanes, as well as additional LED TVs for sports and movie viewing. The automatic pinsetter machines are Brunswick A-2 models, rebuilt piece-by-piece by Fusion Bowling and custom painted red. The room's interior design features dark wooden beams across the lanes to hide the special effects lighting, limestone columns with rustic lanterns, wood plank flooring with a wooden transition strip onto the flush-mounted lane surface. The bowling package includes guest bowling balls, lane maintenance kit, Kegel automatic lane cleaning/conditioning machine, secondary ball return storage rack, two sets of bowling pins (red and neon glow green), and guest bowling shoes.

Rosenberg Kolb Architects is proud to announce our renovation of a 1747 timber frame house on Nantucket Island, completed in 2011. The first historic renovation project in Nantucket to receive LEED Gold status. The project was given a Grand Award by Eco Home Magazine in July, 2011. The project included: Restructuring the foundations to align and stabilize the structure in addition to providing for a new insulated crawl space; A 260 square foot addition for a kitchen, bath, and new entry; New cedar shingles, roof shingles, and restored historic windows; The house met the strict regulations of Nantucket's Historic District. On the inside, LEED Gold certification was met through: High R-value insulation and reduced air leakage; High efficiency heating, air conditioning, plumbing fixtures, and appliances; Low-emission paints and finishes as well as a clay wall finish; Using reclaimed materials from the original house and other sites.
