We converted a 2 car garage into a garage conversion. The contractor took measurements and gave it to the architect which planned the foundation and the design of the project according to Los Angeles regulations. Once the architect completed his task we issued the permit by the city hall and received an approval to start We enlarged garage 9×9 including footing wall, roof, 1 bathroom inside addition, moved the door to the other side of the room, repaired garage for live in which included drywall, new rafter, new plaster, new electric, new door, new window, customer supply vanity toilet, faucet, shower door, window, and door, installed tile and wood on the floor, installed 5 foot high wood frame in the front of the house, installed ceramic tile at the front of the house- total approx. 42 LF, and issued a permit. This project took us 2 months to complete.

Beazer Homes for Wincopia Farms, a 220 home site community comprising 171 single-family homes and 49 townhomes in Laurel, MD. In consideration of the sensitive nature of preserved environmental buffers and storm water management regulations, micro bioretention and sand filtration techniques were used to protect the run-off, pervious driveways allow water to be absorbed naturally rather than draining into the streets and 39 acres were preserved for forest conservation. Of the entire 127-acre site, just 33 acres were cleared. Based on a review of historical information, the majority of the site consisted of agricultural fields. The Wincopia Farms entry monuments were designed to resemble the last standing stone walls of civil war era housing and the fencing that ties the community together also harkens back to this time. The stone used in much of the walls' construction was recycled from the old farmhouse's foundation found on the site.

Nestled at the end of a long flag lot driveway in Amagansett, NY, a young couple purchased the property with intentions to construct a second home for their growing family. A home that would not only be comfortable for the immediate family but also serve and grow on busy summer weekends to accommodate extended family, friends, children and guests. The tight lot along with the sizable program culminated in the building envelope being pushed to every limit, restriction and regulation one could imagine. The resulting architecture possesses a traditional Hamptons cottage exterior juxtaposed with modern elements that help break up the single mass. Centered on the entry façade is a large double story window that shrouds the floating switchback staircase on the interior. A bluestone patio wraps three sides of the home, which, in the rear, leads to a small in ground pool with a frameless glass railing. In the interior, custom white washed white oak floors run throughout the home as well as on the floating central staircase. For a more modern style of living, the open living, kitchen and dining area serve as one large entertaining space. In an area surrounded by sprawling Mcmansions, this tightly knit home functions more similar to that of a large NYC apartment by serving the perfect balance between maximized form with the right amount of function given the strict parameters. Large glass sliders open the living and dining rooms to the backyard patio and pool creating harmony between the indoor and outdoor spaces.
