Deena Kamel ( DK Photography) In the boy’s bedroom, inspired by lived-in comfort of varsity sweats, a monochromatic palette of indigo-blues mixed with bold hints of copper, clean navy stripes and natural tan leathers offer an eclectic feel to the space – one that will remain timeless when he grows up. Furnishings have been carefully selected; from chic tonal cushions to a smart tan armchair, each one adds to the ambiance whilst ensuring the room does not look cluttered.

A bright and cheery home in North Park. This homeowner was all about color & prints. Most of her furniture was existing, so it was mostly about pulling everything together and styling it. We began by selecting a white wall color that would accentuate the light provided by the living room's clerestory windows. An awkward angled wall was made into a feature gallery wall. Draperies with a bright, mid-century modern print were added to give the space some flair.

DOWNLOAD NOW   The homeowners of this mid-century Colonial and family of four were frustrated with the layout of their existing kitchen which was a small, narrow peninsula layout but that was adjoining a large space that they could not figure out how to use. Stealing part of the unused space seemed like an easy solution, except that there was an existing transition in floor height which made that a bit tricky. The solution of bringing the floor height up to meet the height of the existing kitchen allowed us to do just that. This solution also offered some challenges. The exterior door had to be raised which resulted in some exterior rework, and the floor transition had to happen somewhere to get out to the garage, so we ended up “pushing” it towards what is now a new mudroom and powder room area. This solution allows for a small but functional and hidden mudroom area and more private powder room situation. Another challenge of the design was the very narrow space. To minimize issues with this, we moved the location of the refrigerator into the newly found space which gave us an L-shaped layout allowing for an island and even some shallow pantry storage. The windows over the kitchen sink were expanded in size and relocated to allow more light into the room. A breakfast table fits perfectly in the area adjacent to the existing French doors and there was even room for a small bar area that helps transition from inside to outside for entertaining. The confusing unused space now makes sense and provides functionality on a daily basis. To help bring some calm to this busy family, a pallet of soft neutrals was chosen -- gray glass tile with a simple metal accent strip, clear modern pendant lights and a neutral color scheme for cabinetry and countertops. The Griffin tables are crafted with a striking combination of concrete surfaces and reclaimed elm wood. These beautiful tables are bold and graceful in any living setting, yet remain relaxed with a seamless blend of organic materials.

The second-floor bath in this Brooklyn brownstone was a complete gut job. We covered 3 quarters of the walls in large-scale marble tile—but the glass enclosed shower features a pony wall of marble tile that continues onto the shower walls and ceiling. A vessel sink sits atop a white-granite vanity / countertop that's large enough to accommodate an adjacent sitting area. A huge freestanding soaking tub remains separate from the shower—we really made the most of this space without having to make major structural changes. photos by Pedro Marti This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.

Subtle tones of wood and a few colors were utilized to discern more developed pieces, however the overflow is remains constant in the connected spaces.

This tiny suburban Toronto yard contained a small flagstone patio and a small patch of lawn. The children were now in their teens, so the lawn was no longer needed as a play area and was the perfect size for a "plunge" pool. The patio was slightly enlarged and re-configured to integrate with a small pool featuring matching natural stone coping and a limestone water feature. The remaining perimeter was filled with a colourful mix of plantings and shrubs. It's a small area, but it was put to good use. (12 x 27, humpback kidney)

This pool and spa is built in an affluent neighborhood with many new homes that are traditional in design but have modern, clean details. Similar to the homes, this pool takes a traditional pool and gives it a clean, modern twist. The site proved to be perfect for a long lap pool that the client desired with plenty of room for a separate spa. The two bodies of water, though separate, are visually linked together by a custom limestone raised water feature wall with 10 custom Bobe water scuppers. Quality workmanship as required throughout the entire build to ensure the automatic pool cover would remain square the entire 50 foot length of the pool. Features of this pool and environment that enhance the aesthetic appeal of this project include: -Glass waterline tile -Glass seat and bench tile -Glass tile swim lane marking on pool floor -Custom limestone coping and deck -PebbleTec pool finish -Synthetic Turf Lawn This outdoor environment cohesively brings the clean & modern finishes of the home seamlessly to the outdoors to a pool and spa for play, exercise and relaxation. The one original bathroom to the home got reconfigured and remained a Jack and Jill style with new penny tile and classic subway tiled shower surround.

The local homeowner’s association specified that only ten percent of the roofline could be flat, a general contradiction to modern architecture. The design team worked to craft a harmonious home that has a traditional shape yet remains very modern in its detail. Because the sunniest place to grow vegetables is in the front yard, custom Cor-ten steel planters were designed as an attractive sculptural element, their graceful curves complementing the organic flow of the landscape. Informal gravel provides stable footing to walk and work, while remaining permeable to rain.
