While not overly large by way of swimming purposes, the Pool allows the comfort of sunbathing on its umbrella covered wet shelf that is removable when full sunlight is required to work away those winter whites. Illuminated water runs around a wooden deck that feels as if you are floating over the pool and a submerged spa area transports you to the back of a yacht in harbor at night time. The linear fire pit provides warmth on those rarely found winter days in Naples, yet offers nightly ambiance to the adjacent Spa or Lanai area for a focal point when enjoying the use of it. 12” x 24” Shell Stone lines the pool and lanai deck to create a tranquil pallet that moves the eye across its plain feel and focuses on the glass waterline tile and light grey glass infused pebble finish. LED Bubblers line the submerged gas heated Spa so as to create both a sound and visual barrier to enclose the resident of this relaxation space and allow them to disappear into the warmth of the water while enjoying the ambient noise of their affects.

This mid-century modern was a full restoration back to this home's former glory. The vertical grain fir ceilings were reclaimed, refinished, and reinstalled. The floors were a special epoxy blend to imitate terrazzo floors that were so popular during this period. The quartz countertops waterfall on both ends and the handmade tile accents the backsplash. This couple purchased a second home as a respite from city living. Living primarily in downtown Chicago the couple desired a place to connect with nature. The home is located on 80 acres and is situated far back on a wooded lot with a pond, pool and a detached rec room. The home includes four bedrooms and one bunkroom along with five full baths. The home was stripped down to the studs, a total gut. Linc modified the exterior and created a modern look by removing the balconies on the exterior, removing the roof overhang, adding vertical siding and painting the structure black. The garage was converted into a detached rec room and a new pool was added complete with outdoor shower, concrete pavers, ipe wood wall and a limestone surround. “We could never have envisioned what could be” – Steiner Ranch Homeowner and Client It is an especially fulfilling Project for an Interior Designer when the outcome exceeds Client expectations, and imagination. This remodeling project required instilling modern sensibilities, openness, styles and textures into a dated house that was past its prime. Strategically, the goal was to tear down where it made sense without doing a complete teardown. Starting with the soul of the home, the kitchen, we expanded out room by room to create a cohesiveness and flow that invites, supports and provides the warmth and relaxation that only a home can. In the Kitchen, we started by removing the wooden beams and adding bright recessed lighting. We removed the old limestone accent wall and moved the sink and cooktop from the island on to the countertop – the key goal was to create room for the family to gather around the kitchen. We replaced all appliances with modern Energy Star ones, along with adding a wine rack. The first order of business for the Living Room was to brighten it up by adding more lighting and replacing an unused section with a glass door to the backyard. Multi-section windows were replaced with large no-split glass overlooking the backyard. Once more, the limestone accent was removed to create a clean, modern look. Replacing the dated wooden staircase with the clean lines of a metal, wire and wooded staircase added interest and freshness. An odd bend in the staircase was removed to clean things up. The Master Bedroom went from what looked like a motel room with green carpet and cheap blinds to an oasis of luxury and charm. A section of the wraparound doors were closed off to increase privacy, accentuate the best view from the bedroom and to add usable space. Artwork, rug, contemporary bed and other accent pieces brought together the seamless look across the home. The Master Bathroom remodel started by replacing the standard windows with a single glass pane that enhanced the view of the outdoors. The dated shower was replaced by a walk-in shower and soaking tub to create the ultimate at-home spa experience. Lighted LED mirrors frame His & Hers sinks and bathe them in a soft light. The flooring was upgraded throughout the house to reflect the contemporary color scheme. Each of the smaller bedrooms were similarly upgraded to match the clean and modern décor of the rest of the house. After such a transformation inside, it was only appropriate that the exterior needed an upgrade as well. All of the legacy limestone accents were replaced by stucco and the color scheme extended from the interior of the house to the gorgeous wrap around balconies, trim, garage doors etc. to complete the inside outside transformation.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

This client grew up in this 1950’s family home and has now become owner in his adult life. Designing and remodeling this childhood home that the client was very bonded and familiar with was a tall order. This modern twist of original mid-century style combined with an eclectic fusion of modern day materials and concepts fills the room with a powerful presence while maintaining its clean lined austerity and elegance. The kitchen was part of a grander complete home re-design and remodel. A modern version of a mid-century His and Hers grand master bathroom was created to include all the amenities and nothing left behind! This bathroom has so much noticeable and hidden “POW” that commands its peaceful spa feeling with a lot of attitude. Maintaining ultra-clean lines yet delivering ample design interest at every detail, This bathroom is eclectically a one of a kind luxury statement. The concept in the laundry room was to create a simple, easy to use and clean space with ample storage and a place removed from the central part of the home to house the necessity of the cats and their litter box needs. There was no need for glamour in the laundry room yet we were able to create a simple highly utilitarian space. If there is one room in the home that requires frequent visitors to thoroughly enjoy with a huge element of surprise, it’s the powder room! This is a room where you know that eventually, every guest will visit. Knowing this, we created a bold statement with layers of intrigue that would leave ample room for fun conversation with your guests upon their prolonged exit. We kept the lights dim here for that intriguing experience of crafted elegance and created ambiance. The walls of peeling metallic rust are the welcoming gesture to a powder room experience of defiance and elegant mystical complexity. It's a lucky house guest indeed who gets to stay in this newly remodeled home. This on-suite bathroom allows them their own space and privacy. Both Bedroom and Bathroom offer plenty of storage for an extended stay. Rift White Oak cabinets and sleek Silestone counters make a lovely combination in the bathroom while the bedroom showcases textured white cabinets with a dark walnut wrap.
