Inspiration for a rustic entryway remodel in New York

Tucked away inside the Virgin Islands National Park boundaries, Hawksnest Villa sits on the hillside of Hawksnest Bay overlooking its powdery white sandy beaches, shimmering azure and lush vegetation. While the level of privacy and peace at the Villa are conspicuous, the world-famous beaches, such as Hawknest Beach or Trunk Bay, and the town of Cruz Bay are only minutes away by car. Hawksnest Villa marries modern architecture with luxurious but yet minimalistic interior design and thereby represents an extraordinary vacation home in the Caribbean.

This is the main outdoor living area, the couches and coffee table are a comfortable place to relax and at the back there is a dining room table. The view of the jungle is incredible. I was asked to do full photographic coverage of this private villa for future rentals. From the wide shots and views to the details and smaller spaces, the interiors and exteriors of this beautiful villa are represented.

The 722 Ash Street residence consists of a 1500 sf primary house with a contiguous 500 sf accessory dwelling. The project is set in the rich culture of North Lawrence, its rear property line abuts the Lawrence levee trail which runs for nine miles along the north bank of the Kansas River. North Lawrence is known for its quality soil, large trees, curbless streets and random size parcels before it breaks into larger farms further from the urban center. It is built on the typical orthogonal grid of American development, but it represents the older growth of the city prior to urban planners and zoning regulations. The rumble of freight trains and farm trucks in the shadows of the towering grain elevators are only blocks away. It is home to many who enjoy being only a bridge crossing away from Lawrence’s vibrant downtown but are far enough away to maintain their independence from many of the restrictions on living near the historic district. They can work in their large gardens and toiling in their garages and shops in a manner more rural than urban. The house on 722 Ash St. is imbued with the character of North Lawrence and the Levee Trail area. The design was inspired by the Midwestern farmstead vernacular of the region. These timeless vernacular qualities house all the accommodations necessary for modern, sustainable living. A unique feature of this house is the Accessory Dwelling Unit permitted in the zoning district. It is a small separate residence on the same lot that can be used for income property or for extended family members. It also supports the city of Lawrence’s goals of increased density close to downtown rather than continued sprawl into the countryside. The buildings use technology and common-sense design to reduce the building’s footprint and assure the owners low energy use and costs. A 4.9 Kw solar collection system is located on the only south facing gable and the super insulated envelopes (r-62 roof and r-35 walls) of all three forms easily exceeds the standards. Studio 804 continues their long standing pattern of maintaining the highest level of sustainable design while remaining contextually sensitive to the surrounding community. This house, like every Studio 804 project since 2008, is USGBC LEED Platinum Certified.

These homeowners loved their neighborhood but desired a look with more details that represent a custom built home. A hail storm brought the opportunity to entirely change the curb appeal that the homeowners always desired. The odd upper bedroom window was boxed out which always bothered the homeowners so the upper wall was re-framed to create a consistent look. New architectural columns were installed on the front porch with the correct scale and look. New real cedar shakes combined with board and batton siding, natural stone and a beadboard porch ceiling along with a custom entry door give the entry a warm and inviting feel. New Marvin windows with SDL grids, custom half round gutters and new garage doors finish the cottage style the homeowners dreamed of. This project exemplifies what creative design and quality materials can do without spending more than needed.

We entered into our Primrose project knowing that we would be working closely with the homeowners to rethink their family’s home in a way unique to them. They definitely knew that they wanted to open up the space as much as possible. This renovation design begun in the entrance by eliminating most of the hallway wall, and replacing the stair baluster with glass to further open up the space. Not much was changed in ways of layout. The kitchen now opens up to the outdoor cooking area with bifold doors which makes for great flow when entertaining. The outdoor area has a beautiful smoker, along with the bbq and fridge. This will make for some fun summer evenings for this family while they enjoy their new pool. For the actual kitchen, our clients chose to go with Dekton for the countertops. What is Dekton? Dekton employs a high tech process which represents an accelerated version of the metamorphic change that natural stone undergoes when subjected to high temperatures and pressure over thousands of years. It is a crazy cool material to use. It is resistant to heat, fire, abrasions, scratches, stains and freezing. Because of these features, it really is the ideal material for kitchens. Above the garage, the homeowners wanted to add a more relaxed family room. This room was a basic addition, above the garage, so it didn’t change the square footage of the home, but definitely added a good amount of space. For the exterior of the home, they refreshed the paint and trimmings with new paint, and completely new landscaping for both the front and back. We added a pool to the spacious backyard, that is flanked with one side natural grass and the other, turf. As you can see, this backyard has many areas for enjoying and entertaining.

Inspiration for a contemporary backyard patio remodel in San Francisco

Set on 88th Street in Manhattan's Upper East Side, this four-bedroom residence was created by merging two separate condominium units into a single, cohesive luxury home. The result is a sprawling, artful space defined by confidence, color, and a deeply personal design vocabulary. The project represents a full-service interior design engagement: spatial planning, material selection, furniture sourcing, artwork curation, and complete project coordination. Nearly every element was specified and placed by Mazen Designs, with furnishings sourced largely through Roche Bobois. The home unfolds from a striking cross-shaped hallway anchored by a custom T-shaped rug that guides movement through the space. To one side, the primary bedroom suite. To the other, a flexible home office that doubles as a guest suite, and a tranquil secondary bedroom. Straight ahead, a streamlined kitchen opens to a formal dining area and beyond that, a dedicated media and Mah Jong room designed for relaxed gathering. The palette balances jewel tones with crisp whites and greys. Bold in intention but disciplined in execution. A Maya Romanoff wall covering and curated artwork complete the layering of texture, light, and silhouette throughout. The clients arrived hesitant toward color. Rather than settling for the standard ceiling as indicated on the original construction plans, I designed the wood planked hip vaulted ceiling to give the space a distinguishing look separate from the kitchen and the living room. When a young, hip couple from Hong Kong purchased a waterfront condominium in New Jersey, they reached out to Decor Aid for assistance in transforming their new space into a home away from home. The couple wanted the space to be modern, homey, and traditional, while also being wholly representative of their laid-back sensibility. When the couple moved in, the walls of the apartment were painted dark green, with a grey trim. The effect was dark and somber, which was exactly what they did not want their apartment to feel like. So the first thing we did was repaint the walls, which immediately gave the space a lighter, airier feel, and set the tone for the neutral palette that would be incorporated throughout the space. Besides a few pieces that the couple had brought with them from Hong Kong, there was no existing furniture to work with. The couple stressed that they wanted the option to entertain, but that they didn’t want the apartment to be designed like a party house. The dining room table perfectly captures the couple’s refined yet rustic aesthetic, but also has the ability to expand, and accommodate a few extra guests for a small dinner party. The couple wanted their space to feel distinguished, but also wanted the apartment to feel young and hip. To offset the comfortable and neutral tones, brass elements were added throughout the apartment, which added a cohesive feel, without sacrificing the desired look. The final result is a comfortable, modern, and grown-up space that this vibrant young couple can now call home.
