A large, less restrictive space can sometimes be a challenge to remodel as the possibilities are truly unlimited. The goal was to create a functional and warm space that still felt open, clean and utilized the large space well. Custom glass panel cabinetry with sliding doors and a central drawer bank features ample storage and even multiple standard outlets inside. Vessel sinks sit atop the custom quartz counters that compliment the stone resin free standing bath. On the back side of the central wall is a walk in, from both sides, his and hers shower. Custom tile through out ties both sides of this large bath together. The shower features multiple niches.

This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area that connects to a screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear facing exercise has great views of the rear yard through a set of windows that overlook the copper roof of the screened porch below. The comprehensive renovation included upgrades to the electrical, plumbing, and heating systems, a bathroom addition, along with a strategic reconfiguration of the layout to honor the home's heritage. It also addressed the exterior spaces, where a poorly added sunroom was removed to restore the original patio. To help reclaim the home’s architectural integrity, the outdated and restrictive slider was replaced by folding glass doors to increase the home's usable space, energy efficiency, and ventilation. A five-panel NanaWall aluminum framed folding glass wall was used in the 16’ wide exterior opening to the patio. The outward swinging folding glass wall was specified with a barefoot-friendly low profile saddle sill and features a convenient swing door panel for easy everyday access.

The decision to replace the conventional oven and microwave with a start-of-the-art speed oven was made to save space while implementing an innovative appliance. The speed oven is located in the island, below the cooktop. It is centrally located in the kitchen with easy access to all cabinets and countertops. The property is a 700 square foot condo. The homeowner's goal was to have his 40+ year old unit transformed into a brand new space. To accomplish this, we gutted the entire unit; we replaced the popcorn ceiling with new drywall, replaced the old flooring with maple engineered wood flooring, removed the mirrored walls and painted the drywall a soothing neutral gray, and removed the kitchen walls and bulkheads to create an open concept. Additions include: Handsome crown moulding and custom baseboards, Sherwin Williams wall, ceiling and trim paint (the ceiling is NOT white), LED recessed light fixtures, custom island pendants, Quartz countertops, custom dining chandelier, custom shelving over the kitchen sink and custom "iron pipe" design to house existing telephone wires (building restricted the removal of existing phone line). The homeowners came to us looking for assistance to design and build a custom home on their current lakefront property. They were living on the site in an existing small cabin from the 1960s. The property has a steep embankment down to the lake and a zoning setback that created challenges for fitting a custom home on the lot. Xpand worked with the homeowners to find and select the size and style of home that they liked and worked for their unique piece of land. The homeowner was very interested in aesthetics and desired a modern home with sleek low roof lines and lots of windows to take advantage of the lake views. Restrictions from zoning challenged Xpand, but we were able to perfectly fit the home with an angled deck that was within 3” of both the front and back yard setbacks. In addition to a modern aesthetic, the homeowners are hoping to stay in the home as they age, so careful consideration was given to making sure that their new home would function for them in the future by including wider doorways, curbless showers, hard surface flooring and single-floor living. This mid-century modern designed home includes a high covered entry, high ceilings, floor-to- ceiling windows and an open floorplan. Overall, this medium-sized home feels spacious yet bright and inviting. Slab on grade platform construction includes highly efficient in-floor hydronic heat that keeps everything consistently warm in the winter. Throughout the interior of the home, the use of clean lines reflects the modern aesthetic desired by the homeowner. The kitchen features flat-panel doors and a large island with a dramatic quartz countertop. The use of black and white tones throughout with bright pops of color and geometric shapes completes the modern look to perfection. Outside, restrictions from zoning challenged Xpand, but we were able to perfectly fit the home with an angled deck that was within 3” of both the front and back yard setbacks. The unique stylistic deck includes airplane cable railings and lifetime warrantied PVC decking on the back of the house.

Our restriction was that the homeowners did not want to use any color, so we needed to create a harmonious balance with the contemporary architecture using a palette of neutrals. We opted for a “soft contemporary” feeling using moss green, pale green, soft brown, dark beige, and cream alongside dark wood in some rooms and pale driftwood in others. Texture, rather than pattern, creates visual interest in the rooms. Organic materials mixed with dark bronze metal details add a natural touch. This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. Interior design by others Our architecture team was proud to design this traditional, cottage inspired home that is tucked within a developed residential location in St. Louis County. The main levels account for 6097 Sq Ft and an additional 1300 Sq Ft was reserved for the lower level. The homeowner requested a unique design that would provide backyard privacy from the street and an open floor plan in public spaces, but privacy in the master suite. Challenges of this home design included a narrow corner lot build site, building height restrictions and corner lot setback restrictions. The floorplan design was tailored to this corner lot and oriented to take full advantage of southern sun in the rear courtyard and pool terrace area. There are many notable spaces and visual design elements of this custom 5 bedroom, 5 bathroom brick cottage home. A mostly brick exterior with cut stone entry surround and entry terrace gardens helps create a cozy feel even before entering the home. Special spaces like a covered outdoor lanai, private southern terrace and second floor study nook create a pleasurable every-day living environment. For indoor entertainment, a lower level rec room, gallery, bar, lounge, and media room were also planned.

The garage door opened directly into a wall, the single corner closet provided limited accessibility to its sides, and there was no place for shoes, coats, or everyday landing items. The space lacked both organization and visual appeal.
