Like many properties in Northern Michigan, the lake views and general setting were of major importance in laying out this cottage. The resulting views out of the home are wonderful. The cottage is designed as a family destination with room for three adult children, their spouses, and future grand kids. Multiple bedroom arrangements and future unfinished spaces increase the ability to entertain large family gatherings, while keeping things cozy for a couple on a quiet weekend. Playful colors inside and the yellow exterior brings a casual relaxed atmosphere to the home without fussy detailing. The home owner purchased garage sale furniture and painted it whimsical colors making it fit the casual character. This project was done on a very careful budget, for clients who were very involved in the construction process in order to take advantage of every value oriented option. At the end they were able to get a lot into the cottage for a rather restricted budget.

The small, boring and dysfunctional patio space this client inherited when they purchased their home is now replaced by outdoor room experiences that better meet the entertainment needs and expectations of our client. The built-in masonry sofa and fire pit is always the hit of every party! The old mismatched dated planting areas have been removed to make way for current colorful succulents, natural grasses, and blooming perennials. The water hogging mowed lawn areas that were always being eaten by rabbits is now replaced with artificial grass that looks so real that the neighbors were reminding our client they could only water once a week due to drought restrictions!

A flood inspired the owners of this 1980’s home in Ocean Ranch to update and minimize. Our restriction was that the homeowners did not want to use any color, so we needed to create a harmonious balance with the contemporary architecture using a palette of neutrals. We opted for a “soft contemporary” feeling using moss green, pale green, soft brown, dark beige, and cream alongside dark wood in some rooms and pale driftwood in others. Texture, rather than pattern, creates visual interest in the rooms. Organic materials mixed with dark bronze metal details add a natural touch. This project began with a sketch from our client that they'd received from a friend. It gave us a general idea of what they wanted but adjustments needed to be made for us to keep the renovation within budget. There were plenty of challenges in the designing and building stages. Early on, we learned the main structure of this 1940s house was encroaching the building restriction line. To remain within zoning limits, we needed to have two corners of the new addition slightly out of square. The new structure, cantilevered on both sides, required a heavy 45-degree angle beam to carry the load of the second floor and the roof. We equipped the house with central AC and expanded the existing hydronic heating system into the new space. The completed addition resulted in a shared music room and in-law suite with a bathroom on the first floor, and a master bedroom, bath, and hall bath on the second floor.

Inspiration for a contemporary kitchen remodel in San Francisco

A city condo needed an uplift, all finishes started to feel outdated, the kitchen's layout did not work for a dynamic couple who love to entertain and play Bridge with their friends on the regular basis. We developed a plan how to provide a luxurious experience and necessary changes in the limited space. The condo has some physical limitations as well, such as the load bearing walls could not be changed, the duct work had to stay in place, and the floor finishes had to satisfy strict sound restrictions.

HUGE transformation! The homes in this area quintessentially have smaller kitchens that dining rooms. In addition, there is no open floor concept so traffic flow is restricted. In this design, we choose to take over the dining room! The fortunate part is the sunroom on the backside of the home was conditioned as part of the home, so the furniture and space plan transformed this room into the "dining room". What a beautiful thing to have on the backside of the home where the view is great (future pictures to come!). The improvements and challenges were to remove the wall between the kitchen and the formal dining room (which was rarely used) and then extend the kitchen into that space. !! This is a great challenge because it changes the flow, original architectural patterns to the home! We (client included) the plan achieved just that with some sacrifices -- but honestly, with so many more rewards. When we first met with these clients, they provided us with a very specific idea of what they wanted to create. The limitations of that project came into play with city build line restrictions which meant modifying the space. In the end, the result is a nice area to lounge by the pool, enjoy coffee in the mornings, and grill with your friends and family. We built up the new stamped concrete to the height of the first steps of the pool deck and tied it all in, removing the flagstone. The outdoor kitchen area is the same as the full size selection on the fireplace and columns. Behind the kitchen is a small bar height sitting area and stone foot rest for guests. The tongue and groove ceiling ties in well with the dark stain cedar wrapped posts and beams to create a cozy rustic finish. We offset the fireplace towards the back to maximize walk space for furniture. The small bench walls flanking each side of the fireplace not only provide definition to the area but also allow for extra seating without adding furniture pieces. The ceiling heaters provide additional heat for those nights when you need to take the chill out of the air.

To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for a shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear-facing exercise has great views of the lake through a set of windows that overlook the copper roof of the screened porch below.

Inspiration for a contemporary pool remodel in Detroit

My clients always wanted a fireplace in the family room but could not build the necessary chimney due to building restrictions. To overcome this obstacle we installed an Eco Smart bio fuel fireplace. which became the focal point of the room. Next we added custom cabinetry for storage which coordinated with the kitchen (which is an open room adjacent to this space). Custom furnishings from American Leather and Hickory Chair were selected for my tall client. High performance fabrics were selected to provide worry free enjoyment of the furniture. Finishing accent pieces from Charleston Forge add a warm and contemporary vibe to the pace. The dark stain is a beautiful contrast to the lighter colorway. As you can see there are 2 skylights and 2 very large windows so light is not a problem but sun and heat are. With the height of the ceilings, we needed a large but good looking ceiling fan to control the temperature. An oversize custom ceiling fan was chosen. The walls are a coordinated blue grey to compliment the Venetian plaster finished fireplace column. The owners of this cottage are teachers who subdivided the neighbouring family cottage lot. The owners wanted a traditional, cozy but functional space to relax and spend their summers with family and friends. The cottage is set on a point of land and had many set back restrictions. The design resulted in a unique layout and features an all wood interior, a stone fireplace and reclaimed wood floors.

A large, less restrictive space can sometimes be a challenge to remodel as the possibilities are truly unlimited. The goal was to create a functional and warm space that still felt open, clean and utilized the large space well. Custom glass panel cabinetry with sliding doors and a central drawer bank features ample storage and even multiple standard outlets inside. Vessel sinks sit atop the custom quartz counters that compliment the stone resin free standing bath. On the back side of the central wall is a walk in, from both sides, his and hers shower. Custom tile through out ties both sides of this large bath together. The shower features multiple niches.
