Designer Davora Lilian knows her way around DIY renovations, so when she purchased a foreclosed home, it was a given that she would work her magic on the master bathroom. It is a quirky space with interesting lines and ceiling angles that restrict what types of designs and fixtures are possible. However, Davora got right to work with the help of inspiration photos from Houzz and her own design savvy.

The house is located in Conyers Farm, a residential development, known for its’ grand estates and polo fields. Although the site is just over 10 acres, due to wetlands and conservation areas only 3 acres adjacent to Upper Cross Road could be developed for the house. These restrictions, along with building setbacks led to the linear planning of the house. To maintain a larger back yard, the garage wing was ‘cranked’ towards the street. The bent wing hinged at the three-story turret, reinforces the rambling character and suggests a sense of enclosure around the entry drive court. Designed in the tradition of late nineteenth-century American country houses. The house has a variety of living spaces, each distinct in shape and orientation. Porches with Greek Doric columns, relaxed plan, juxtaposed masses and shingle-style exterior details all contribute to the elegant “country house” character.

Most people who have lived in Auckland for a long time remember The Heritage Grand Tearoom, a beautiful large room with an incredible high-stud art-deco ceiling. So we were beyond honoured to be a part of this, as projects of these types don’t come around very often. Because The Heritage Grand Tea Room is a Heritage site, nothing could be fixed into the existing structure. Therefore, everything had to be self-supporting, which is why everything was made out of steel. And that’s where the first challenge began. The first step was getting the steel into the space. And due to the lack of access through the hotel, it had to come up through a window that was 1500x1500 with a 200 tonne mobile crane. We had to custom fabricate a 9m long cage to accommodate the steel with rollers on the bottom of it that was engineered and certified. Once it was time to start building, we had to lay out the footprints of the foundations to set out the base layer of the mezzanine. This was an important part of the process as every aspect of the build relies on this stage being perfect. Due to the restrictions of the Heritage building and load ratings on the floor, there was a lot of steel required. A large part of the challenge was to have the structural fabrication up to an architectural quality painted to a Matte Black finish. The last big challenge was bringing both the main and spiral staircase into the space, as well as the stanchions, as they are very large structures. We brought individual pieces up in the elevator and welded on site in order to bring the design to life. Although this was a tricky project, it was an absolute pleasure working with the owners of this incredible Heritage site and we are very proud of the final product.

A TINY LOT, A LARGE PROGRAM, RESTRICTIVE ZONING REGULATIONS AND AN INVOLVED NEIGHBORHOOD INTEREST GROUP WERE THE CONSTANT AND UNRELENTING PRESSURES THAT CREATED THIS HOUSE — AND THE RESULT IS BETTER OFF FOR IT. THE SCALLOPED SHINGLES ARE A COMMON ELEMENT ACROSS THE NEIGHBORHOOD, BUT ARE OFTEN RESERVED FOR DETAIL AREAS UNDER EAVES, AS THE MATERIAL WAS VERY EXPENSIVE ONE HUNDRED YEARS AGO. WE TOOK THAT HIGHLY-SPECIALIZED, VERY EXCLUSIVE MATERIAL AND APPLIED IT AS A BROAD, MASS-PRODUCED TEXTURE ACROSS THE ENTIRE RESIDENCE — TAKING SOMETHING FROM HIGHLIGHT TO BACKGROUND TEXTURE. THE SILHOUETTE DIRECTLY ECHOES THE ITALIANATE HOMES IN THE LARGER NEIGHBORHOOD — BUT WE STRIPPED THE TYPICAL ORNATE, DECORATED FAÇADE BACK TO UTTER MINIMALISM. WE ENLARGED THE TYPICAL WINDOW SIZE TO EXAGGERATE THE RIGID SYMMETRY OF THE STYLE, AND BROUGHT THEM TO THE FLOOR AND THE CEILING TO PROVIDE AS MUCH LIGHT AS POSSIBLE — AND THEN RECESSED THEM DEEP INTO THE FAÇADE TO MIMIC THE HEAVY BRICK AND STONE LINTELS OF THE PAST. THE HOUSE IS BLACK — THE ONLY COLOR IT COULD BE. IF WE’D PAINTED IT UP LIKE ITS VICTORIAN SISTERS, IT WOULD’VE COMPETED FOR ATTENTION. BLACK CAUSES THE HOUSE TO SIMULTANEOUSLY DISAPPEAR AND STAND OUT — IT IS IMPOSSIBLE TO IGNORE WHILE YOU’RE WALKING PAST, BUT A FEW BLOCKS AWAY IT BECOMES IMPOSSIBLE TO DISCERN AGAINST THE BACKGROUND. TWO BEDROOMS WITH EN-SUITE BATHS, FLOOR-TO-CEILING WINDOWS, AN AIRY AND OPEN STAIRCASE AND A MASSIVE GLASS ROOF DOOR MAKE THE SHADOW HOUSE IMPOSSIBLY LIGHT AND OPEN — YET IT’S ONLY 1,400 SQUARE FEET ON A 30’ X 50’ LOT.

The small, boring and dysfunctional patio space this client inherited when they purchased their home is now replaced by outdoor room experiences that better meet the entertainment needs and expectations of our client. The built-in masonry sofa and fire pit is always the hit of every party! The old mismatched dated planting areas have been removed to make way for current colorful succulents, natural grasses, and blooming perennials. The water hogging mowed lawn areas that were always being eaten by rabbits is now replaced with artificial grass that looks so real that the neighbors were reminding our client they could only water once a week due to drought restrictions!

This kitchen, designed by David Arnoff, features Bilotta Collection cabinetry in a classic Frosty White paint on the perimeter and Rift Cut White Oak with a “Driftwood” stain for the island. The kitchen prior to renovation had a small island and a peninsula that blocked the flow into the other rooms. It also had a massive wood hood that flanked both sides of the range all the way down to the countertop which was very cumbersome and restrictive. The client wanted to reuse their appliances which were fairly new. So the cabinetry had to be designed around those models but laid out with a much more functional flow. David chose to eliminate the existing peninsula to allow access to the sun room and living area. He opted instead for a larger island to give back the space lost by removing the peninsula. This gave the same amount of cabinet and counter space and was far more functional and easier to move around. Since the one wall of cabinets (where the main sink is) had no wall cabinets, David designed the opposite wall with double stacked cabinets for additional storage – with glass fronts for aesthetics. They also raised the custom hood, by Amore, allowing for more countertop space around the range. The countertops are polished quartz, Aurea Stone by Eastern Stone. Situated mid-way between the historic Philips Academy campus and the bustling downtown area, this property came to life with a design that’s both functional and beautiful. When we initially sat down with the homeowners to discuss their lifestyle, they had just gotten a very exuberant puppy that needed a place to run and play. A traditional fence would isolate the yard and really restrict it’s flow, so we created a ‘puppy lawn’ surrounded by a stainless steel cable system that allows for a safe-dog environment while simultaneously keeping the sight lines open to the remainder of the property. A circular fieldstone fire pit with a hand-tooled, two-piece cap sits perfectly within the bluestone patio. Located adjacent to the screened porch in the most private part of the yard, the location is optimal for this ultimate four-season retreat. “The attention to detail is so critical to our builds. I constantly obsess over the ultimate ‘look’ as well as the fit and finish, as I believe it’s these details that the homeowners deserve. The bluestone cap on this fire pit was spec’d as two pieces to keep the joints minimal and clean. The exterior edge was rock-faced on-site by our masons and a stainless-steel ring in the center will protect the masonry from the heat of the flames. Careful stone selection as well as furniture choices create a composition that’s so very pleasing to the eye.” Russell Throughout the remainder of the property, matching fieldstone walls help with the slight grade change and is complemented by a variety of flowering perennials designed to have a succession of blooms, all within a cool color tone. Sit around the fire pit with a glass of wine on a crisp fall night and enjoy this perfect retreat within the energy of the downtown area; the dog is sure to join you.

This beautiful house in an amazing neighborhood was originally built with an underwhelming kitchen. The remodel of this space involved changing a few things to allow the kitchen you see here. We changed a sliding door to a smaller single swinging door, enlarged the window, removed a non-load bearing, decorative column and a flow restricting half wall. All off those changes as well as stealing 6.5' of the 3 car, garage allowed this kitchen to become this homes star of the show!!

Serving as a winter retreat for a family of world travelers, a thoughtfully composed program of calm, comforting spaces imbuing casual elegance is presented effortlessly in the landscape. Oriented around a central grand oak and its adjacent loblolly pine, the home wraps around them, celebrating the engagement of nature while maintaining privacy from neighboring homes. Working within height restrictions intended to keep massing as low to the ground as possible, we moved the ground plane up and the expression down to present an appearance of a home that lives low. Calculated plays on scale and proportion intentionally have different effects from different vantage points, ensuring the viewer perceives the architecture as humanly scaled from each important introduction to the home. Ascending a landscape stair that winds around the central oak and extends into the entry vitrine sitting at base flood, the entry foyer operates at two scales as limestone stairs matching the exterior ascend between walls passing portals that reveal limited views of activity within. 2022 Design + Service Awards Jury Citation for Residential New Construction, AIA Charleston

The clients original kitchen was a dark, dated, and constrained space which they wanted opened up to include a window, more functional work area, a bench seat and wet bar. We were restricted to maintaining the Post on the island, however managed to check all the boxes and created a very Bright and Beachy Farmhouse feel. The clients now love to spend time in this functional kitchen ,cooking, entertaining, and relaxing with a good book.

Located near the foot of the Teton Mountains, the site and a modest program led to placing the main house and guest quarters in separate buildings configured to form outdoor spaces. With mountains rising to the northwest and a stream cutting through the southeast corner of the lot, this placement of the main house and guest cabin distinctly responds to the two scales of the site. The public and private wings of the main house define a courtyard, which is visually enclosed by the prominence of the mountains beyond. At a more intimate scale, the garden walls of the main house and guest cabin create a private entry court. A concrete wall, which extends into the landscape marks the entrance and defines the circulation of the main house. Public spaces open off this axis toward the views to the mountains. Secondary spaces branch off to the north and south forming the private wing of the main house and the guest cabin. With regulation restricting the roof forms, the structural trusses are shaped to lift the ceiling planes toward light and the views of the landscape. This house is located in Lyon Village just a block from the bustling Wilson Boulevard corridor in downtown Clarendon, VA. The former modest side-hall Colonial was transformed by a whole-house remodel, pop-top and rear addition. In truth, it is a new home. The few existing walls and spaces kept were totally refinished and rebuilt. The original home occupied a very favorable, but, now restricted position on its lot. In zoning parlance, the only option to maintain that preferred "Grandfathered" house placement, was by “remodeling” the existing structure in lieu of a knock-down and new build. The home owner's preference for shingle siding gave impetus for the exterior design. The remade house is expressed with simple, crisp, gabled forms wrapped in a taught outer shingle skin, all basic precepts of classic turn of the century “Shingle Style” architecture. On the interior, ground floor living spaces are arranged in "open plan" and defined by furniture groupings. In the family/kitchen area, the ceiling is coffered, and room height increased, to maintain appropriate scale and proportion for expansive interior spaces. As with all remodels, the merit of any design solution is how successfully it transforms new and old together. In this case, both are seamlessly blended as one unified whole.

THE SETUP Our journey began with a familiar face — Alicia had previously transformed the client’s mother’s home, establishing a trusted relationship that naturally led to this personal project. The client desired a kitchen that truly reflected her own style while facilitating seamless entertaining. Design Vision: The original kitchen, segregated from the dining area by a wall, hindered the flow of interaction and space. Our client envisioned a unified area where she could engage with guests in both the kitchen and dining room simultaneously. Moreover, the space lacked a central island, relying instead on a floorplan anchored by cabinetry in a u-shaped layout. Design Objectives: Open up the space for an airy design conducive to entertaining large gatherings Modernize the kitchen to be both stylish and functional Integrate the design with the home’s new black-framed windows and doors Relocate the cooktop to a central position to enhance usability and interaction Design Challenges: Removing the wall between the kitchen and dining room would necessitate the rerouting of existing HVAC ductwork that services the upper floor Limited pantry space in the existing kitchen The existing u-shaped layout of the kitchen restricted functionality and storage options Insufficient space for wine storage The client desired a raised-furniture look for the island, but without showing a new downdraft vent THE RENEWED SPACE Design Solutions: We added a second HVAC unit to the upper floor and rerouted the existing ductwork in that wall Created tall pantry pullouts on either side of the fridge to maximize dry goods storage Designed a long island to facilitate cooking stations and dining moments Created a stylish open display cabinet for wine Engineered a dual-design island with a footed floating aesthetic on one side, and a full floor reach on the other to conceal the new downdraft ventilation. Paired with the newly opened adjacent dining room featuring a wet bar, the kitchen has become a stylish and highly functional space for cooking and entertaining. Following a large baby shower hosted by the client (which seamlessly accommodated an 80-person gathering!), it is clear that the new design not only meets but exceeds the needs for hosting and everyday living. This project was a harmonious blend of the client’s vision and Alicia’s innovative design solutions, resulting in a kitchen that truly embodies personalized elegance and functionality.

This deck was created to work with the restrictive zoning setbacks that were in place. The homeowners wanted a low maintenance project that would lead them to a flagstone patio.

Farmhouse style kitchen remodel. Our clients wanted to do a total refresh of their kitchen. We incorporated a warm toned vinyl flooring (Nuvelle Density Rigid Core in Honey Pecan"), two toned cabinets in a beautiful blue gray and cream (Diamond cabinets) granite countertops and a gorgeous gas range (GE Cafe Pro range). By overhauling the laundry and pantry area we were able to give them a lot more storage. We reorganized a lot of the kitchen creating a better flow specifically giving them a coffee bar station, cutting board station, and a new microwave drawer and wine fridge. Increasing the gas stove to 36" allowed the avid chef owner to cook without restrictions making his daily life easier. One of our favorite sayings is "I love it" and we are able to say thankfully we heard it a lot.

This gorgeous Mediterranean/Tuscan style home is perched on a hillside overlooking thousands of acres of Texas Hill Country. Everything about the home captures your interest and draws you in. The home was built with every room taking advantage of the incredible views. As you enter, the handmade brick ceiling entices you into the magnificent great room. Your eyes continue through the great room and are drawn to the huge picture window that looks out forever. The great room has a see through fireplace to the master bedroom, Saltillo tile floors, and a full bar with wine frig and icemaker. To the right of the foyer is a study with wooden floors, a half bath and also includes a nice size closet. To the left of the foyer is an open dining room with a cathedral ceiling and windows at the top allowing ample light to flow in. The dining room has wooden floors with a built-in buffet. The master bedroom has plush carpet, French doors that open out onto the veranda, fireplace, his/hers closets with built ins and a huge master bath complete with laundry room. The master bath has his/hers sinks with generous counter space, Jacuzzi tub and a walk- through shower with double heads. The enormous kitchen is open to the den area and also has incredible views. A large granite island houses the sink and leaves more than enough room for friends to visit while your chef is preparing the meal. Stainless steel double ovens, five burner gas stove, terracotta tile countertops with backsplash, and thermador frig and freezer. The den has a native stone fireplace and a large wall of built-ins for your T.V. and plenty of books and other décor. Saltillo tile floors cover the kitchen and den area. Next to the kitchen is a custom butler’s pantry with wood floors, terracotta tile counters, copper sink, a compact dishwasher plus a cutout into the wet bar area for ease of service. Two additional bedrooms with private baths are in the main home, with a separate 900 SF guest quarters that has a nice size living area, kitchenette, two bedrooms and a full bath. This incredible 4574+-SF estate is in a gated subdivision just minutes out of Kerrville and a stone’s throw from the eclectic Camp Verde General Store and Post Office. The home was custom built in 2004 with such attention to detail that it will stand the test of time and changing décor. The home sits on 30 acres in an area that is all wildlife exempt with superb restrictions to protect the homeowner’s investment.

Do not be deceived by the thin wires; we use taut, aircraft-strength cables that keep the chandelier stable, secure and safe.

The clients were dismayed by their front-yard view of busy Scott Boulevard in Decatur, but they did not want to be boxed in by an evergreen hedge. Utility wires restricted allowable plants in most areas. Native grasses, wildflowers were combined with native shrubs to screen the busy four-lane road and create four-season interest.
