So they turned to Michael Nash Design, Build & Homes to create a second-story expansion. With limited ability to expand the footprint of the home due to lot restrictions, the design team created a 25’ x 35’ master suite addition to be placed over the existing first floor. The space would be located above the living room, dining room and kitchen, creating a private and secluded oasis for mom and dad. The children would have the home’s three middle level bedrooms and a bath of their own. A New Master Suite A new custom wooden staircase leads the homeowner to the doorstep of what she now calls her “heavenly space.” It’s a large master bedroom complete with a seating area, vaulted ceiling and skylights, and a beautiful Bordeaux-finish maple wood floor. Bright color paint was selected for the walls to complement the wood flooring and bedroom furniture. The new 11’x12’ master bathroom offers a spa-like experience. The new bath touts a large shower stall with a built-in bench and storage niches covered with flagstone tiles; a soaking whirlpool tub; and a long double vanity with granite top and fancy fixtures. Exterior Ties It Together Like any large addition, this one required exterior renovation to make the addition look like the rest of the home. New vinyl siding and architectural shingles replaced the old cedar siding and run down shingles on the original structure. A new front porch with half-stone columns and pillars maintains the home’s cottage look. A new double car garage replaces the original carport. Both are a big part of the home’s new front elevation which greatly improves its curbside appeal. The end result of this project offers everyone in the family a place of their own. The children have new bedrooms and the parents have their sanctuary in their new master suite.

Project Overview: The owner of this project is a financial analyst turned realtor turned landlord, and the goal was to increase rental income on one of his properties as effectively as possible. The design was developed to minimize construction costs, minimize City of Portland building compliance costs and restrictions, and to avoid a county tax assessment increase based on site improvements. The owner started with a large backyard at one of his properties, had a custom tiny home built as “personal property”, then added two ancillary sheds each under a 200SF compliance threshold to increase the habitable floor plan. Compliant navigation of laws and code ended up with an out-of-the-box design that only needed mechanical permitting and inspections by the city, but no building permits that would trigger a county value re-assessment. The owner’s final construction costs were $50k less than a standard ADU, rental income almost doubled for the property, and there was no resultant tax increase. This new home replaced a small cottage behind the dunes with limited ocean views. Bedrooms and rec room are on the lower level. The main living area is on the second level, with open living spaces to catch the views. The building ridge reaches the maximum, lower than normal height restriction but we were able to create a master bedroom suite with amazing views on the third level. Happy owners!!

This homeowner had their cabinets painted white a few years ago and they were already starting to see the wear. They were actually glad that they initially painted, because it gave them time to realize refacing was the way they wanted to update their cabinets. They wanted a different look to complement their existing quartz countertop. They selected the Shaker style door in the Swiss Elm Skye wood-grain finish. We also replaced all the drawers with new custom solid wood drawers with soft-close heavy-duty glides. Before, their corner cabinets were restricted due to the double doors only opening at 90 degrees. By replacing the hinges, they can now fully open the doors and access the cabinets. The homeowners are so happy with their refaced kitchen. They say it looks crisp and clean and more their style now.

Our clients, Terry and Lou, came to us with a home that simply wasn’t keeping up with their growing family. The kitchen was cramped, with tight working lanes and limited light. The laundry room doubled as a powder room—yet functioned poorly as both. Sightlines between spaces were cut off, making it difficult to stay connected to their young children throughout the day. Across the board, the home felt dated and disconnected. Through thoughtful planning and strategic structural changes, we reimagined the entire first floor to better support how this family truly lives. We began by redefining the entry experience—creating a true foyer complete with a dedicated drop zone and custom cubby storage. This space now acts as a natural landing point, bringing order and intention to everyday comings and goings. Adjacent to the new entry, we relocated and redesigned the laundry room. Now positioned exactly where it needs to be, it functions as a hardworking utility space with countertops for folding, a utility sink for immediate stain treatment, and the ability to be closed off—keeping daily life contained when needed. Separating the previous shared function allowed us to carve out a distinct, personality-filled powder room. Wrapped in a bold wave-patterned wallpaper and grounded by a custom reeded oak vanity with warm brass accents, this space delivers a moment of delight and individuality within the home. The kitchen transformation is where the impact is felt most deeply. What was once a dark, restrictive layout has been opened into a spacious, highly efficient U-shaped kitchen with generous clearances and an oversized island for gathering. A thoughtful mix of painted cabinetry and rift white oak introduces warmth and balance, while the custom reeded hood becomes a sculptural focal point. Open shelving, integrated pantry storage, and layered lighting ensure the space is as functional as it is beautiful. Green Mountain Builders has recently completed a luxury whole home remodel in Bonita Bay, a magnificent award-winning country club community in Bonita Springs, Florida. The remodel focused on opening up the interior space by removing walls that closed off rooms, restricting an open-concept layout. With the dining room wall removed, the home now is bathed in additional sunlight. Opening up the closed area, also makes the home seem much larger. New flooring and paint throughout and a beautiful Luxury Vinyl Plank (LVP) flooring enhance the beauty of this lovely golf course home. LVP is a wonderful wood-look flooring option that offers warmth and texture. The kitchen was completely renovated as were the bedrooms, including the master, and all bathrooms. Green Mountain creatively used shiplap boards in the family room effecting a stunning wall display. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. A large peninsula divides the kitchen space from the seating room providing plentiful storage including countertop cabinets for hidden storage, a charging nook, and a custom doggy station for the beloved dog with an elevated bowl deck and shallow drawer for leashes and treats! Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Not only were we given the opportunity to transform this beautiful home into a more functional and beautiful space, we were blessed with such amazing clients who were endlessly appreciative of TVL – and for that we are grateful!

The clients original kitchen was a dark, dated, and constrained space which they wanted opened up to include a window, more functional work area, a bench seat and wet bar. We were restricted to maintaining the Post on the island, however managed to check all the boxes and created a very Bright and Beachy Farmhouse feel. The clients now love to spend time in this functional kitchen ,cooking, entertaining, and relaxing with a good book.

If you were to look up “classic summer cottage” in the dictionary, there should be a picture of this house. Located in a densely populated community of historic summer cottages, this new gambrel-style home was designed to maintain the beach cottage feel of its predecessor. Due to strict zoning and easement restrictions the new construction had to be designed within the same footprint and volume of its former self. The new design allows for a more open floor plan, more living space, and an almost 180-degree view of the ocean. Filled with natural light and a palette of colors and materials reminiscent of seashells, this four-bedroom home is the quintessential summer retreat. Glass foldaway doors extend the main living area to a covered porch with gas fireplace. A fully finished basement suite, with walk-out access to a gas grilling patio and the beach, is perfect for guests. Our clients were inspired by the idea of a master bedroom with beautiful, functional closet space, and a larger shower – more so than there loathed 36″ x 36″ corner acrylic unit. After a number of visits, a plan was devised to build 3 closet areas, and a large shower with a floating quartz bench. The bedroom would see a dividing wall, but not to the ceiling so light could come through. The biggest of the three closets would be closest to the window, with a room entirely devoted to that space. The floor in the bathroom would feature a heated flooring system, and the vanity would have backlight lighting on the mirror. The demolition uncovered some surprises, which restricted certain locations of plumbing, so the shower was enlarged and one of the closets was scrapped. In the end, it worked out fantastic. The clients purchased the home about 15 years ago and never knew what to do with the porch addition off the back of the home. In addition to being a general eye sore and cutting off a large portion of their small back yard, it was always a little damp, smelly, and not very well arranged. This also impeded access to the back yard by forcing passage through a secondary space. The size of the porch restricted light into the home which they did not like. A complete makeover of a tired 1990s mahogany kitchen in a stately Greenwich back country manor. We couldn't change the windows in this project due to exterior restrictions but the fix was clear. We transformed the entire space of the kitchen and adjoining grand family room space by removing the dark cabinetry and painting over all the mahogany millwork in the entire space. The adjoining family walls with a trapezoidal vaulted ceiling needed some definition to ground the room. We added painted paneled walls 2/3rds of the way up to entire family room perimeter and reworked the entire fireplace wall with new surround, new stone and custom cabinetry around it with room for an 85" TV. The end wall in the family room had floor to ceiling gorgeous windows and Millowrk details. Once everything installed, painted and furnished the entire space became connected and cohesive as the central living area in the home.
