Situated mid-way between the historic Philips Academy campus and the bustling downtown area, this property came to life with a design that’s both functional and beautiful. When we initially sat down with the homeowners to discuss their lifestyle, they had just gotten a very exuberant puppy that needed a place to run and play. A traditional fence would isolate the yard and really restrict it’s flow, so we created a ‘puppy lawn’ surrounded by a stainless steel cable system that allows for a safe-dog environment while simultaneously keeping the sight lines open to the remainder of the property. A circular fieldstone fire pit with a hand-tooled, two-piece cap sits perfectly within the bluestone patio. Located adjacent to the screened porch in the most private part of the yard, the location is optimal for this ultimate four-season retreat. “The attention to detail is so critical to our builds. I constantly obsess over the ultimate ‘look’ as well as the fit and finish, as I believe it’s these details that the homeowners deserve. The bluestone cap on this fire pit was spec’d as two pieces to keep the joints minimal and clean. The exterior edge was rock-faced on-site by our masons and a stainless-steel ring in the center will protect the masonry from the heat of the flames. Careful stone selection as well as furniture choices create a composition that’s so very pleasing to the eye.” Russell Throughout the remainder of the property, matching fieldstone walls help with the slight grade change and is complemented by a variety of flowering perennials designed to have a succession of blooms, all within a cool color tone. After living in this home for a decade, Crystal Lake residents Ken & Bonnie needed an update to their tired original kitchen to meet the needs of their busy family. Together with the expertise of designer Scott Christensen at Advance Design Studio they planned to completely reconfigure the entire space. They began by removing the restrictive peninsula and replaced it with a generous island designed to house an expansive farmhouse sink, convenient pull out trash receptacles, and a hidden dishwasher. Now there was ample room to add island seating to accommodate family gatherings, or for just “hanging out” with teenagers. A dramatic new focal point was created with the design of an elegant range area featuring a beautiful custom wood mantle hood detailed with crushed glass handmade tile. Hidden storage houses every spice imaginable right at the cook’s fingertips. Double-stacked glass cabinetry emphasizes the impressive height of the room that was a wonderful architectural element that previously went unnoticed in the original kitchen. The entire kitchen and breakfast nook was opened up to the 2 story family room by integrating enlarged arched openings. An outdated desk area was transformed into a beautiful breakfront bar with beverage refrigeration, glass display cabinets and plenty of new storage for entertainment pieces. An espresso nook was tucked neatly between tall cabinetry, and an old fashioned closet with shelves was converted into an efficient chef’s dream of organized custom pull out pantries. “I am the leader of the Scott Christensen fan club,” says Bonnie. “With my busy family and a full time career, Scott made the process of designing this space so easy for me. He didn’t overwhelm me, but carefully determined what I liked and offered me two thoughtful solutions for just about everything - complete with his expert opinion that I really respected.” Bright white Jay Rambo custom made maple cabinets are accented by Cambria quartz counter tops and simple subway tiles. Original hardwood floors were refinished and stained a darker shade, and stair risers and balusters were painted white to coordinate with the smart wainscot details throughout the first floor. Simple satin white kitchen cabinetry, yet in perfect harmony with the warmth of the natural wooden beams and marble slab. Every corner of the kitchen was perfectly used to maximize storage in respect to the restrictions of the space. A tiny welcoming area to enjoy a glass of wine while cooking and entertaining family and guests.

Project Overview: The owner of this project is a financial analyst turned realtor turned landlord, and the goal was to increase rental income on one of his properties as effectively as possible. The design was developed to minimize construction costs, minimize City of Portland building compliance costs and restrictions, and to avoid a county tax assessment increase based on site improvements. The owner started with a large backyard at one of his properties, had a custom tiny home built as “personal property”, then added two ancillary sheds each under a 200SF compliance threshold to increase the habitable floor plan. Compliant navigation of laws and code ended up with an out-of-the-box design that only needed mechanical permitting and inspections by the city, but no building permits that would trigger a county value re-assessment. The owner’s final construction costs were $50k less than a standard ADU, rental income almost doubled for the property, and there was no resultant tax increase. All doors windows have Solid Heart Matai frames and Architrave. We sourced and Milled this offsite, kiln dried and machined to suit. Quite hard to get long lengths in Matai, due to Govt restrictions in Logging Native. Older matai trees are found in most central North Island podocarp forests, lying under the undergrowth of the forest floor. Sap wood was well eaten by Huhu Grubs, leaving the fine grain Heart wood. Durability of Matai : The in-ground durability (though once thought to be as good as totara) is only 5-10 years, and is not suitable for posts and piles. It is suitable for exterior purposes such as sills and doors, with an equivalent Hazard class of H3.1

This couple, who bought a home in a new subdivision with small lots, asked Betz to design a low maintenance backyard with a pool. The tight access, change in elevation and restrictive property line setbacks limited the size of the custom vinyl pool to 11’ x 17’.

Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Mother-of-Pearl backsplash tiles compliment the quartzite countertops and soft linen cabinets. The level of functionality has been elevated by moving the washer & dryer to a newly created closet situated behind the refrigerator and keeps hidden by a ceiling mounted barn-door. Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Not only were we given the opportunity to transform this beautiful home into a more functional and beautiful space, we were blessed with such amazing clients who were endlessly appreciative of TVL – and for that we are grateful!

This beautiful house in an amazing neighborhood was originally built with an underwhelming kitchen. The remodel of this space involved changing a few things to allow the kitchen you see here. We changed a sliding door to a smaller single swinging door, enlarged the window, removed a non-load bearing, decorative column and a flow restricting half wall. All off those changes as well as stealing 6.5' of the 3 car, garage allowed this kitchen to become this homes star of the show!!

This historic 1840’s Gothic Revival home perched on the harbor, presented an array of challenges: they included a narrow-restricted lot cozy to the neighboring properties, a sensitive coastal location, and a structure desperately in need of major renovations. The renovation concept respected the historic notion of individual rooms and connecting hallways, yet wanted to take better advantage of water views. The solution was an expansion of windows on the water siding of the house, and a small addition that incorporates an open kitchen/family room concept, the street face of the home was historically preserved. The interior of the home has been completely refreshed, bringing in a combined reflection of art and family history with modern fanciful choices. Adds testament to the successful renovation, the master bathroom has been described as “full of rainbows” in the morning.

A stylish, mid-century, high gloss cabinet was converted to custom vanity with vessel sink add a much needed refresh to this tiny powder room under the stairs. Dramatic navy against warm gold create mood in this small, restricted space.

A&E Construction. This stunning Pennington, NJ kitchen renovation combines elegance and functionality, blending quartz countertops and walnut finished hardwood flooring with stainless steel appliances and a large eat-in island with seating. The new open space encourages casual interaction into the living area not restricted by old ceiling-mounted cabinets closing off the kitchen. The larger island counter design allows for continuous hidden electrical outlet plug-moulding in the apron detailing, for easy laptop computer charging, and/or appliance usage.

If you were to look up “classic summer cottage” in the dictionary, there should be a picture of this house. Located in a densely populated community of historic summer cottages, this new gambrel-style home was designed to maintain the beach cottage feel of its predecessor. Due to strict zoning and easement restrictions the new construction had to be designed within the same footprint and volume of its former self. The new design allows for a more open floor plan, more living space, and an almost 180-degree view of the ocean. Filled with natural light and a palette of colors and materials reminiscent of seashells, this four-bedroom home is the quintessential summer retreat. Glass foldaway doors extend the main living area to a covered porch with gas fireplace. A fully finished basement suite, with walk-out access to a gas grilling patio and the beach, is perfect for guests.
