A dramatic transformation achieved by removing the restrictive columns in the dining room and entryway. The space now flows seamlessly into the foyer, highlighted by a modern globe chandelier and sophisticated wainscoting.

Watering restrictions had this lawn fried from the sun. We brought it back to its beautiful green and stepped up the curb appeal.

This kitchen, designed by David Arnoff, features Bilotta Collection cabinetry in a classic Frosty White paint on the perimeter and Rift Cut White Oak with a “Driftwood” stain for the island. The kitchen prior to renovation had a small island and a peninsula that blocked the flow into the other rooms. It also had a massive wood hood that flanked both sides of the range all the way down to the countertop which was very cumbersome and restrictive. The client wanted to reuse their appliances which were fairly new. So the cabinetry had to be designed around those models but laid out with a much more functional flow. David chose to eliminate the existing peninsula to allow access to the sun room and living area. He opted instead for a larger island to give back the space lost by removing the peninsula. This gave the same amount of cabinet and counter space and was far more functional and easier to move around. Since the one wall of cabinets (where the main sink is) had no wall cabinets, David designed the opposite wall with double stacked cabinets for additional storage – with glass fronts for aesthetics. They also raised the custom hood, by Amore, allowing for more countertop space around the range. The countertops are polished quartz, Aurea Stone by Eastern Stone. It's not everyday that we get to radically transform the heart of a home. There are often restrictions that keep the kitchen in the kitchen. These clients wanted a vaulted kitchen ceiling, which would have required major roof reconstruction. That is until it was decided to use an adjacent part of the home that already had a vaulted ceiling. The kitchen is now more connected to the living and dining areas, they have a walk-in pantry that better uses the low-ceilings, and with added storage space. Like the clients said we "blew their minds!"

The tree protection and lot coverage restrictions limited the size of the pool and deck. They could not encroach on the roots of their neighbour’s massive trees and the lot coverage was limited to 50%. This, along with the steeply sloping yard, meant the pool and deck would have to be kept close to the house.

This beautiful house in an amazing neighborhood was originally built with an underwhelming kitchen. The remodel of this space involved changing a few things to allow the kitchen you see here. We changed a sliding door to a smaller single swinging door, enlarged the window, removed a non-load bearing, decorative column and a flow restricting half wall. All off those changes as well as stealing 6.5' of the 3 car, garage allowed this kitchen to become this homes star of the show!!

This low ceiling kitchen was made even more restricting by peninsula wall cabinets hanging down in the middle of the room. We opened up the space visually by completely changing the layout, as well as adding a skylight and a glass pocket door to the formal dining room. This bathroom was very small, and in a condo you are restricted on where plumbing can go. Storage needs to be maximized so the old fashioned banjo top makes a comeback in quartz. The right side of the mirror is actually hiding pipes. Genius right? Using the same floor in the shower and the bathroom gives the sense of a large space. And crown moulding with L'rail to the ceiling gives an elegant look. We loved doing this condo project. Mark and Terry were so pleased with the results.

For this ski-in, ski-out mountainside property, the intent was to create an architectural masterpiece that was simple, sophisticated, timeless and unique all at the same time. The clients wanted to express their love for Japanese-American craftsmanship, so we incorporated some hints of that motif into the designs. In the powder bathroom design we wanted to make a statement, to create something one-of-a-kind within the confines of the restricted space, while still fitting in all of the necessary features. We used a burlap Elitis wallcovering to add texture and depth and Shakuff drizzle pendants with mixed sized glass orbs to create a dramatic effect. We continued the walnut plank flooring used in the home’s main areas and designed a custom curved concrete wall-hung sink and a wood-framed mirror to complete the unique look. Forward looking convenient features include electronic soap and tissue dispensers and built-in trash cans.

Ground One designed and built a deck off the back of the house for casual sitting, mirroring the house’s front porch. This deck and the screened porch steps descend to a patio terrace. To expand the entertaining space and accommodate the setback restrictions for a permitted gas firepit, we excavated the lot’s back slope to gain bonus space and create a rustic campfire spot. Large boulders found on the site during house construction are incorporated into a retaining wall. Colonial bluestone fills the gaps between these large accent stones and surrounds the firepit. Additional boulders hold up the patio and a slab of bluestone bridges the terrace and patio, preserving the overall drainage pattern. Bluestone is the common thread throughout the project, but it is used in different forms; clean lines closer to the house transition to a more weathered look as you move toward the natural area. The swale is a variety of boulder sizes and river rock to create a more visually-compelling creekbed. The firepit patio is comfortable for just two people, but can also accommodate a larger group. It is close to the dining space, but physical separation allows for entertaining in different configurations: pre-dinner cocktails around the fire, a roaring flame as backdrop during dinner, kids roasting marshmallows while the adults linger within sight at the dining table, or the gang huddled around a bonfire.

Situated mid-way between the historic Philips Academy campus and the bustling downtown area, this property came to life with a design that’s both functional and beautiful. When we initially sat down with the homeowners to discuss their lifestyle, they had just gotten a very exuberant puppy that needed a place to run and play. A traditional fence would isolate the yard and really restrict it’s flow, so we created a ‘puppy lawn’ surrounded by a stainless steel cable system that allows for a safe-dog environment while simultaneously keeping the sight lines open to the remainder of the property. A circular fieldstone fire pit with a hand-tooled, two-piece cap sits perfectly within the bluestone patio. Located adjacent to the screened porch in the most private part of the yard, the location is optimal for this ultimate four-season retreat. “The attention to detail is so critical to our builds. I constantly obsess over the ultimate ‘look’ as well as the fit and finish, as I believe it’s these details that the homeowners deserve. The bluestone cap on this fire pit was spec’d as two pieces to keep the joints minimal and clean. The exterior edge was rock-faced on-site by our masons and a stainless-steel ring in the center will protect the masonry from the heat of the flames. Careful stone selection as well as furniture choices create a composition that’s so very pleasing to the eye.” Russell Throughout the remainder of the property, matching fieldstone walls help with the slight grade change and is complemented by a variety of flowering perennials designed to have a succession of blooms, all within a cool color tone. The owners of this cottage are teachers who subdivided the neighbouring family cottage lot. The owners wanted a traditional, cozy but functional space to relax and spend their summers with family and friends. The cottage is set on a point of land and had many set back restrictions. The design resulted in a unique layout and features an all wood interior, a stone fireplace and reclaimed wood floors.
