This 1912 traditional style house sits on the edge of Cheesman Park with four levels that needed updating to better suit the young family’s needs. A custom wine room was constructed on the lower level to accommodate an area for entertaining guests. The main level was divided into a smaller family room area with a double door opening into the formal living room. The kitchen and butler’s pantry were combined and remodeled for better function. The second level master bathroom was relocated and created out of an adjacent bedroom, incorporating an existing fireplace and Juliet balcony that looks out to the park. A new staircase was constructed on the third level as a continuation of the grand staircase in the center of the house. A gathering and play space opens off the stairs and connects to the third-floor deck. A Jill & Jill bathroom remodel was constructed between the girls’ rooms.

The kitchen was at the top of the list for a total overhaul – the worn oak cabinets, dated appliances, and clunky layout all had to go. Removing the decorative soffits allowed us to take the new cabinetry all the way to the ceiling, adding functional storage and visually extending the room’s height. We reconfigured the layout from a modified U to an L-shape which accomplished several things – it opened up the kitchen to the dining room, redirected circulation, and most importantly, created space for an island. A brand new pantry was created for overflow food storage, bulk items, occasional dishware and small appliances, ensuring that our client’s goal of uncluttered countertops was achievable. The finish selections and clean lines give a nod to the home’s mid-century bones. The wood island provides warmth and the light quartz countertops, textured backsplash and white cabinets keep the kitchen feeling light and bright. We opted to install open shelving above the sink which provides display space and needed storage without the bulkiness of an overhead cabinet. The matte black faucet, hardware and decorative pendants add another level of visual interest to the modern kitchen. To unify the kitchen and dining room, we replaced the drab kitchen flooring with select red oak hardwoods that were expertly installed and refinished to match the gorgeous wood flooring throughout the home.

Inspiration for a transitional dark wood floor and brown floor dining room remodel in DC Metro with blue walls

This is the dining room, I wanted this room to make a statement. The paneling design on the wall was already white, so I decided to paint the walls needlepoint navy. I dressed the window with a white custom drapery and bronze drapery rod. I used a live edge table with white dining chairs. The rug was my inspirational piece for this room, it just brought everything together. The one piece that the customer had to have was cotton, so I accessorized the table with a vase with cotton and brought in a blue table runner and some white dishes.

Calm, clean and quiet was what these empty-nesters asked for when they left the home they raised their family in.

The Family Room and Breakfast Nook made up the bulk of the additional for this project. There is also a Covered Porch on the back side of the Family Room.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

Klopf Architecture’s client, a family of four with young children, wanted to update their recently purchased home to meet their growing needs across generations. It was essential to maintain the mid-century modern style throughout the project but most importantly, they wanted more natural light brought into the dark kitchen and cramped bathrooms while creating a smoother connection between the kitchen, dining and family room. The kitchen was expanded into the dining area, using part of the original kitchen area as a butler's pantry. With the main kitchen brought out into an open space with new larger windows and two skylights the space became light, open, and airy. Custom cabinetry from Henrybuilt throughout the kitchen and butler's pantry brought functionality to the space. Removing the wall between the kitchen and dining room, and widening the opening from the dining room to the living room created a more open and natural flow between the spaces. New redwood siding was installed in the entry foyer to match the original siding in the family room so it felt original to the house and consistent between the spaces. Oak flooring was installed throughout the house enhancing the movement between the new kitchen and adjacent areas. The two original bathrooms felt dark and cramped so they were expanded and also feature larger windows, modern fixtures and new Heath tile throughout. Custom vanities also from Henrybuilt bring a unified look and feel from the kitchen into the new bathrooms. Designs included plans for a future in-law unit to accommodate the needs of an older generation. The house is much brighter, feels more unified with wider open site lines that provide the family with a better transition and seamless connection between spaces. Dedicated laundry room - small transitional single-wall dedicated laundry room idea in Boston

Based on other life priorities, not all of our work with clients happens at once. When we first met, we pulled up their carpet and installed hardy laminate flooring, along with new baseboards, interior doors and painting. A year later we cosmetically remodeled the kitchen installing new countertops, painting the cabinets and installing new fittings, hardware and a backsplash. Then a few years later the big game changer for the interior came when we updated their furnishings in the living room and family room, and remodeled their living room fireplace. The Living Room is one of the first rooms seen right off the entry so the interior design demanded something unique. Strong color was added and curves in furnishings and patterns to offset all the rectangular shapes so the room is softer. This room sets the stage for what is to come throughout. Not your typical "only neutral colors" seen in most Modern Farmhouse architecture, they are there, but there is a layer of specifically selected colors added. The color palette moves you through the entire house utilizing different percentages of selected colors so each room feels like its own design but holds together with all other rooms.

Their kitchen was dark and inefficient. The cabinets felt cluttered and the storage was there, but not functional for this family. They wanted all new finishes; especially new cabinets, but the floors were going to stay and be refinished. No wall relocation was needed but adding a door into the dining room to block the view from the front into the kitchen was discussed. They wanted to bring in more light somehow and preferably natural light. There was an unused sink in the butler’s pantry that they wanted capped, giving them more space and organized storage was a must! In their living room, they love their fireplace because it reminds her of her home in Colorado, so that definitely had to stay but everything else was left to the designers. After all decisions were made, this gorgeous kitchen and living space came to life! It is bright, open and airy, just like our clients wanted. Soft White Shiloh cabinetry was installed with a contrasting Cocoa island. Honed Levantina Taj Mahal quartzite was a beautiful countertop for this space. Bedrosians Grace 4”x 12” wall tile in Panna was the backsplash throughout the kitchen. The stove wall is flanked with dark wooden shelves on either side of vent-a-hood creating a feature area to the cook area. A beautiful maple barn door with seeded baroque tempered glass inserts was installed to close off the pantry and giving them more room than a traditional door. The original wainscoting remained in the kitchen and living areas but was modified in the kitchen where the cabinets were slightly extended and painted white throughout. LED tape lighting was installed under the cabinets, LED lighting was also added to the top of the upper glass cabinets, in addition to the grow lights installed for their herbs. All of the light fixtures were updated to a timeless classic look and feel. Imbrie articulating wall sconces were installed over the kitchen window/sink and in the butler’s pantry and aged brass Hood classic globe pendants were hung over the island, really drawing your attention to the kitchen. The Alturas fixture from SeaGull Lighing now hangs in the center of the living room, where there was once an outdated ceiling fan. In the living room, the walls were painted white, while leaving the wood and stone fireplace, as requested, leaving an absolutely amazing contrast! AV Architects + Builders Location: McLean, VA, USA Our newest custom modern home, located in the heart of McLean, Virginia measures just over 8,700 square feet. Situated on a beautiful lot on Old Chesterbrook Road, the modern home design takes advantage of the lot’s natural contours and sight-lines. Spread throughout three levels, the home contains five bedrooms, six full bathrooms, one half-bath, and a three-car garage. The main level of our modern home design features an open-floor plan designed to entertain family and friends. The entry flows into both the grand dining room and the central area, dedicated to the kitchen, breakfast and a double height great room that opens to a large outdoor deck with picturesque views of the expansive backyard. Located just off the garage is a functional mudroom that features plenty of storage space. In addition to a large home office and powder room, the entire left wing is dedicated to a private master suite with an expansive custom his/her walk-in closet, a master bath with a rainfall shower and a free-standing soaking tub with his/her vanities. The upper level of our modern home design features three generously sized en-suite bedrooms with full baths and closets with a full-size laundry room with plenty of storage space. The lower level of our modern home design also features an en-suite guest bedroom with full bath and walk-in closets amenities. It also includes an expansive recreational room with a glass enclosed wine cellar to house your prized wine collection. To finish out the lower level, we added a full exercise room paired with a full bath with direct access to the outdoor terrace and complimented the house with plenty of storage space. The materials we used for our modern home design are of the highest quality brands. We wanted to hand-select materials that would last for years to come, require little to no maintenance, and compliment the modern aesthetic of the home. The home features aluminum-clad oversized windows, Nichiha rectangular siding, and brick with a pastel finish; all brought together under a vacation style hip roof. Overall, we wanted to create a modern home design that feels like a retreat but still offers all the required amenities a family needs to keep up with the fast pace of Northern Virginia.

This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. This 5,200-square foot modern farmhouse is located on Manhattan Beach’s Fourth Street, which leads directly to the ocean. A raw stone facade and custom-built Dutch front-door greets guests, and customized millwork can be found throughout the home. The exposed beams, wooden furnishings, rustic-chic lighting, and soothing palette are inspired by Scandinavian farmhouses and breezy coastal living. The home’s understated elegance privileges comfort and vertical space. To this end, the 5-bed, 7-bath (counting halves) home has a 4-stop elevator and a basement theater with tiered seating and 13-foot ceilings. A third story porch is separated from the upstairs living area by a glass wall that disappears as desired, and its stone fireplace ensures that this panoramic ocean view can be enjoyed year-round. This house is full of gorgeous materials, including a kitchen backsplash of Calacatta marble, mined from the Apuan mountains of Italy, and countertops of polished porcelain. The curved antique French limestone fireplace in the living room is a true statement piece, and the basement includes a temperature-controlled glass room-within-a-room for an aesthetic but functional take on wine storage. The takeaway? Efficiency and beauty are two sides of the same coin.
