The room had been remodeled about 20 years ago as part of a large addition and consists of three separate zones – 1) tub zone, 2) vanity/storage zone and 3) shower and water closet zone. The room layout and zones had to remain the same, but the goal was to make each area more functional. In addition, having comfortable access to the tub and seating in the tub area was also high on the list, as the tub serves as an important part of the daily routine for the homeowners and their special needs son. We started out in the tub room and determined that an undermount tub and flush deck would be much more functional and comfortable for entering and exiting the tub than the existing drop in tub with its protruding lip. A redundant radiator was eliminated from this room allowing room for a large comfortable chair that can be used as part of the daily bathing routine. In the vanity and storage zone, the existing vanities size neither optimized the space nor provided much real storage. A few tweaks netted a much better storage solution that now includes cabinets, drawers, pull outs and a large custom built-in hutch that houses towels and other bathroom necessities. A framed custom mirror opens the space and bounces light around the room from the large existing bank of windows. We transformed the shower and water closet room into a large walk in shower with a trench drain, making for both ease of access and a seamless look. Next, we added a niche for shampoo storage to the back wall, and updated shower fixtures to give the space new life. The star of the bathroom is the custom marble mosaic floor tile. All the other materials take a simpler approach giving permission to the beautiful circular pattern of the mosaic to shine. White shaker cabinetry is topped with elegant Calacatta marble countertops, which also lines the shower walls. Polished nickel fixtures and sophisticated crystal lighting are simple yet sophisticated, allowing the beauty of the materials shines through. Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

The home required little architectural spatial reconfiguration given the previous owner was an architect, allowing RBD to focus mainly on furniture, fixtures and accessories while updating only a few finishes. New paint grade paneling added a needed midcentury texture to the entry, while an existing site for sore eyes radiator, received a new walnut cover creating a built-in mid-century custom headboard for the guest room, perfect for large art and plant decoration. RBD successfully paired furniture and art selections to connect the existing material finishes by keeping fabrics neutral and complimentary to the existing finishes. The backyard, an SF rare oasis, showcases a hanging chair and custom outdoor floor cushions for easy lounging, while a stylish midcentury heated bench allows easy outdoor entertaining in the SF climate. Beautiful spec home build that boasts an open floor plan design. The designer worked with blue color pallet as inspiration throughout this home project. The master bath in this home was designed to give a spa like escape to the lady of the home. A free standing tub was used in the master in place of a drop in tub. The family room has a beautiful stone fireplace with bookcases to give the room a beautiful room feeling. The fireplace wall was also given a unique look to draw the eye to that wall as a focal point in the room. A drop zone was added into the laundry area just inside the garage entrance which has both benches as well as cubbies for the homeowners to be able to drop items when returning from activities during their daily routines. For a family who routinely has 40+ family member get-togethers, an upscale house that feels grand but well enjoyed was top priority. We updated the kitchen, living room, dining room, guest house and bathroom in this custom renovation. The kitchen hosts two islands for ideal functionality for large gatherings, and flow out to the pool in summer months. Custom cabinetry hides the dishwashers, and refrigerator drawers. The stained beams in the guest house match the kitchen for a cohesive feel. The shiplap and custom stained wet bar cabinetry bring formality while the zero entry pool bath is whimsical and fun.

This Olathe remodel focused on improving functionality, increasing storage, and creating a cohesive design across the kitchen, powder bath, and laundry room. In the kitchen, the layout was thoughtfully refined to better support daily routines while maximizing usable space. Custom cabinetry and tailored storage solutions were incorporated throughout, creating a more efficient and organized environment without sacrificing style. The design leans transitional, blending classic details with clean lines for a timeless, approachable feel. Adjacent spaces were reimagined with the same level of intention. The powder bath was updated to reflect the overall aesthetic, while the laundry room was redesigned to improve workflow and storage capacity, making everyday tasks more seamless. The result is a cohesive, highly functional home that feels elevated yet comfortable, designed to support how the homeowners live day to day while offering lasting style.

I love this bathroom vanity. There is plenty of storage space, as well as counter space available for your morning routine. The contemporary wall sconces provide plenty of light, and balance nicely with the square shape of the bronze knobs and nickel faucets. The porcelain wood-look floors contrast beautifully with the cabinets and was color.
