As written in Northern Home & Cottage by Elizabeth Edwards In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh... Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn. Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!). Situated along Eagle River, looking across to the mouth of the Ipswich Harbor, this was clearly a little cape house that was married to the sea. The owners were inquiring about adding a simple shed dormer to provide additional exposure to the stunning water view, but they were also interested in what Mathew would design if this beach cottage were his. Inspired by the waves that came ashore mere feet from the little house, Mathew took up a fat marker and sketched a sweeping, S-shape dormer on the waterside of the building. He then described how the dormer would be designed in the shape of an ocean wave. “This way,” he explained, “you will not only be able to see the ocean from your new master bedroom, you’ll also be able to experience that view from a space that actually reflects the spirit of the waves.” Mathew and his team designed the master suite and study using a subtle combination of contemporary and traditional, beach-house elements. The result was a completely unique and one-of-a-kind space inside and out. Transparencies are built into the design via features like gently curved glass that reflects the water and the arched interior window separating the bedroom and bath. On the exterior, the curved dormer on the street side echoes these rounded shapes and lines to create continuity throughout. The sense of movement is accentuated by the continuous, V-groove boarded ceiling that runs from one ocean-shaped dormer through to the opposite side of the house. The bedroom features a cozy sitting area with built in storage and a porthole window to look out onto the rowboats in the harbor. A bathroom and closet were combined into a single room in a modern design that doesn't sacrifice any style or space and provides highly efficient functionality. A striking barn door made of glass with industrial hardware divides the two zones of the master suite. The custom, built-in maple cabinetry of the closets provides a textural counterpoint to the unique glass shower that incorporates sea stones and an ocean wave motif accent tile. With this spectacular design vision, the owners are now able to enjoy their stunning view from a bright and spacious interior that brings the natural elements of the beach into the home. Typical of bungalows and city lots, the footprint of this home was narrow with living spaces in front, bedrooms in back and kitchen centrally located. However, unlike most bungalows, the hall running from front to back have been closed off to, presumably, accommodate a walk-in pantry. Couple that with the fact that this circa 1925 bungalow had seen a lot of living – read boisterous children and remodeling trends like z-brick, soffits, and fluorescent overhead lighting – the kitchen was due for a major overhaul. Truly the hub of this house, the modest 11’ x 12’ kitchen was most in need of additional countertop space, convenient garbage/recycle bin, counter-depth refrigerator, storage aids, informal dining for two, and sound-proofing to enable this musically adept family to coexist despite varied schedules. Gone are the wall soffits, boxy overhead lighting, six-foot baseboard heat unit, extra deep refrigerator, refurbished cabinets, laminate countertops, z-brick wall covering, and makeshift door swags. Enter rich mahogany cabinets, roll and pull-out storage units, endcap spice storage, gorgeous granite tops, marble backsplash, LED lighting, acoustic insulation and solid-wood doors. Under the guise of such a handsome room, provisions such as a period style sink allow for more efficient use of corners with pull-out half-moon trays for storage. Redirecting the baseboard heat to a compact, toekick unit, means more cabinet and counter space – perfect for a baking and/or entertaining area removed from the basic work triangle. The eating area, also, doubles as a work station with drawers for office supplies and dedicated outlet for cable tv. Functional yet beautiful, this kitchen is at the ready as its owners look forward to their golden years. CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

The Broome Street Loft is a beautiful example of a classic Soho loft conversion. The design highlights its historic architecture of the space while integrating modern elements. The 14-foot-high tin ceiling, metal Corinthian columns and iconic brick wall are contrasted with clean lines and modern profiles, creating a captivating dialogue between the old and the new. The plan was completely revised: the bedroom was shifted to the side area to combine the living room and kitchen spaces into a larger, open plan space. The bathroom and laundry also shifted to a more efficient layout, which both widened the main living space and created the opportunity to add a new Powder Room. The high ceilings allowed for the creation of a new storage space above the laundry and bathroom, with a sleek, modern stair to provide access. The kitchen seamlessly blends modern detailing with a vintage style. An existing recess in the brick wall serves as a focal point for the relocated Kitchen with the addition of custom bronze, steel and glass shelves. The kitchen island anchors the space, and the knife-edge stone countertop and custom metal legs make it feel more like a table than a built-in piece. The bathroom features the brick wall which runs through the apartment, creating a uniquely Soho experience. The cove lighting throughout creates a bright interior space, and the white and grey tones of the tile provide a neutral counterpoint to the red brick. Mike and Michelle of Lake Barrington knew they needed extra space. Their home was becoming too crowded for their family with blossoming teenagers, so a basement renovation offered the perfect solution for more space for the kids and more room to entertain for the adults. “Our project consisted of expanding our laundry room, putting in a first floor wet bar so we had adult space upstairs, while also renovating our basement for a family-friendly and teen-functional area as well,” Michelle says. They found Advance Design Studio through a neighbor who gave a glowing recommendation, giving Michelle and Mike the confidence they needed to move forward with a major home renovation. They felt like they knew Advance Design before they even worked together. When they met with the owner Todd Jurs and designer Nicole Ryan, Mike and Michelle knew they were getting a trustworthy, dependable team that could create the project they had been dreaming about for 7 years. Having virtually no natural light to work with, one of the biggest design challenges was creating a basement that did not feel dark and depressing. The Advance team got to work creating architectural archways and custom detailed dry-stack stone columns artfully designed into the space, adding a dramatic element that made the space feel less like a basement or more like a relaxing family room. Color 3D renderings were created to portray what the space would look like so Mike and Michelle could visualize the space in advance. Detailed trim and crown moldings grace the built in buffet and wet bar making for an amazingly functional space that lacks nothing in style and visual interest. Cherry wood cabinetry by Dura Supreme is featured in the space with a “Cocoa Brown” finish and includes beautiful mirrored glass doors embellished with unique elliptical mullion details. A built-in microwave, dishwasher and mini fridge add practicality to the ample entertainment mecca. An under mounted sink finishes the space joined with a intricate mosaic tile backsplash and “Ventisca Polished” quartz countertops. The basement is absolutely perfect for hosting friends and family with expertly designed key areas such as a game space for the kids, a movie area for the family, an ample workout room with luxurious full bath, and even built in wine storage. The family absolutely loves the new basement living space, and has already enjoyed numerous family movie nights and sleep-overs with friends. While custom cabinets made by Dura Supreme were used to create unique spaces that lived up to Mike and Michelle’s expectations., heated flooring under the 16”x16” “Mongolian Spring” tile was installed giving all tiled areas of the basement a much cozier feel, eliminating that cold hard surface most of us hate in our basements! The new basement must-have requirement list included a new bath space, which was incorporated adjacent to the work out room. The sleek shower door and cabinets in the new bathroom make guests and family feel like they are in an elegant hotel. The new guest bath features 4”x36” “Silver Screen” honed marble tile in a brick pattern on the shower walls and 2”x2” “Chenille” limestone tile in a hexagon mosaic pattern on the shower floor. “I came in with very specific requirements for our three project areas,” Michelle says. “There was not one time that I felt like I was asking for something that was not going to turn out how I anticipated.” Tying in multiple rooms during a renovation if you have can do it makes a lot of sense and saves money in the long run. A fully functional laundry room as well was a must on this family’s wish list. Michelle wanted to add space to the existing cramped and awkward laundry room, and Mike wanted to make sure they could still park a car in the garage. Reconfiguring interior walls required borrowing unused space cleverly from the garage in order to enlarge the laundry room space. Drawers under the stairs added beautiful hidden storage created almost magically out of dead space. White painted Dura Supreme cabinets bring additional light into the small space; while the 16”x16” cleft slate tile flooring provides excellent contrast and the naturally earthy feel Michelle wanted. Quartz countertops with a 3”x12” “Debut Dew” subway tile backsplash add elegance to the now upliftingly bright laundry room. The extra space makes doing laundry much more pleasurable and the added storage is a great for all those little things like winter hats and gloves, umbrellas and the like. “The Advance Design project team was phenomenal to work with,” Michelle says. “They came in, shared the plans with us and walked us through the expectations. We always knew what was coming next.” Converting an existing closet space, the wet bar upstairs was challenging because they wanted a functional area that didn’t look or feel like cabinets just sticking out of a closet. So the Advance team transformed this ordinary closet space into a stunning wet bar that architecturally appears as if it’s always been there. Traditional, elegant hand carved custom molding matching the adjacent fireplace ties the new entertainment bar area in nicely with the existing family room and kitchen area. Featuring a built in wine refrigerator, Dura Supreme cabinetry in deep cherry wood elegantly displays wine bottles and etched glass mullion doors that fill with soft light in the evening hours. Cambria “Windermere” quartz countertops with a sophisticated hammered copper sink and a glimmering backsplash round out the stunning wet bar. Hosting parties and family functions has become much more enjoyable now that they have a dedicated beverage serving area large enough to include hors devours. All three projects were designed and constructed together at the same time, making for a cohesive project that was administered smoothly and easily both for the design team and for the family. Disruption to the home was minimal as each phase was completed in each project conclusively, and design and meeting time for the homeowner was efficient and organized making for an enjoyable process. “Advance Design was great to work with,” Michelle says. “I would highly recommend them to anyone considering a home improvement project. This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York. The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests. The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened. A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures. This bathroom was a must for the homeowners of this 100 year old home. Having only 1 bathroom in the entire home and a growing family, things were getting a little tight. This bathroom was part of a basement renovation which ended up giving the homeowners 14” worth of extra headroom. The concrete slab is sitting on 2” of XPS. This keeps the heat from the heated floor in the bathroom instead of heating the ground and it’s covered with hand painted cement tiles. Sleek wall tiles keep everything clean looking and the niche gives you the storage you need in the shower. Custom cabinetry was fabricated and the cabinet in the wall beside the tub has a removal back in order to access the sewage pump under the stairs if ever needed. The main trunk for the high efficiency furnace also had to run over the bathtub which lead to more creative thinking. A custom box was created inside the duct work in order to allow room for an LED potlight. The seat to the toilet has a built in child seat for all the little ones who use this bathroom, the baseboard is a custom 3 piece baseboard to match the existing and the door knob was sourced to keep the classic transitional look as well. Needless to say, creativity and finesse was a must to bring this bathroom to reality. Although this bathroom did not come easy, it was worth every minute and a complete success in the eyes of our team and the homeowners. An outstanding team effort. Leon T. Maximizing space, modifications to windows and moving a doorway gave our client a baker’s dream kitchen without adding an addition to the home. The underutilized sunroom became the designated expansive space with its own pantry for baking. The second island in this space was designed with a 30” tall baking island rather than a standard height counter allowing for perfect leverage and pressure on dough while kneading. Our client wanted the induction cooktop, with a retractable hood, on the island so she could look out to the family room while she cooks. This expansive and beautiful kitchen, newly vaulted ceilings with hemlock beams, and a seating area with a built-in desk created a warm and wonderful space for the family to enjoy.

A small 8 x 10 bedroom is transformed to efficiently accommodate a sleep sanctuary and two full-time work spaces for a couple sharing one cozy small space. A full size iron bed from IKEA is flanked by a small computer desk (workspace #1) and a floating wall shelf offering extra storage space. The small closet was transformed into workspace #2. Featuring custom board and batten wall treatment, accessorized with vintage style photographs and various unique antique treasures.
