Our client sought to modernize their classic 1970s home while preserving its original charm. This full-home renovation prioritized openness and functionality. We transformed the kitchen into a bright, welcoming space, leveled the sunken living room to expand the living area, and designed seamless indoor-outdoor connections to showcase breathtaking south-west facing golf course & ocean views. The result? A beautifully updated home that harmonizes mid-century character with contemporary comfort. The architecture was fun to work with, featuring dramatic roof pitches, a striking two-story double-sided fireplace, and thoughtfully designed room-to-room connections. Strategic wall cutouts and varying floor levels added interest and character, making this home a truly unique and dynamic space. The kitchen connects to the exterior, dining room, and living room, and features a peninsula and a cozy morning nook for gathering. Thoughtful flow was essential for this busy space, creating distinct yet harmonious spaces to enjoy throughout the home. Texture was thoughtfully incorporated using natural materials, including quartzite with cloud-like movement, woven light fixtures, and high-variation ceramic tile. The oak flooring, rich with knots and striking grain patterns, adds warmth and character to the space.

Shown with a 55 inch LG TV however you can use other outdoor TV's such as Seura and SunbriteTV. We can build these to fit most size TV's such as 55, 65, 75 inch and larger. A beautiful rustic grained IPE solid Wood top coupled with a choice of two acrylics for luxury living, outdoors. There are about 60 stucco colors to select from or can be match colored to your homes paint. This piece in particular we used Ameristone Stoney Creak which is a stucco type finish with particle stones mixed in. These can go in so many places in the outdoor backyard and some can roll around on casters. Places outdoor these can be used are on the deck, patio by pool and Jacuzzi, under a pergola or veranda, out in the open, by the BBQ and many other places. These can be ordered with covers so no matter if you live in Orange County California, Atlanta Georgia, Arizona, Florida, New York City, Oregan, Chicago, Las Vegas, Dallas Texas or even North Carolina the outside furniture lift system will hold up great.

This stunning outdoor living space is a true backyard retreat. The custom screened porch, designed to look original to the home, exits to a deck and patio, creating smooth transition from home to yard. The wood deck design incorporates an inset hot tub with additional built-in storage. The storage cabinet sits along one side of the hot tub, creating a place to rest food, drinks, or candles while enjoying the water. The outdoor lighting built into the stair risers create a soft, ambient glow while providing a safe environment for people to move about the deck after the sun goes down. The Unilock patio features Holland Stone pavers in Autumn Red and a built-in Brussel Dimensional Stone fire pit in Limestone color. The triangular shape provides a unique look for the wood burning fire pit., and the placement offers warmth and ambiance for anyone in the hot tub or gathered around fire.

We reused the existing hot tub shell recessing it to a height of 18" above the deck for easy and safe transfer in and out to the tub. The privacy screening is a combination of our powder coated aluminum railing for the frame and the inserts are cedar panels that match the siding detail on the beach cabin. The free standing patio cover overhead is bronze colored powder coated aluminum with bronze tint acrylic panels. The decking is Wolf PVC which was also used to build a new tub surround. All the products used for this project can very easily be kept clean with soap and water.

The Verde Guatemala Villa Pool Project presents a sophisticated design that blends the natural tones of green with the depth of water. The Verde Guatemala series used on the pool floor gives the water a serene and refined appearance with its natural stone texture and rich green transitions. Its Low Water Absorption ensures long-lasting use by providing resistance to UV Resistance, chemicals, and thermal shocks. The PTV ≥ 45° Non-slip value creates a safe swimming experience. The Verde Guatemala Scoth Outer Corner and Outer Angle Corner elements used in the transitions provide technical integrity while enhancing the visual continuity of the design. The result is a pool area that is both aesthetically and functionally balanced, in harmony with its natural surroundings.
