Upon moving to a new home, this couple chose to convert two small guest baths into one large luxurious space including a Japanese soaking tub and custom glass shower with rainfall spout. Two floating vanities in a walnut finish topped with composite countertops and integrated sinks flank each wall. Due to the pitched walls, Barbara worked with both an industrial designer and mirror manufacturer to design special clips to mount the vanity mirrors, creating a unique and modern solution in a challenging space. The mix of travertine floor tiles with glossy cream wainscotting tiles creates a warm and inviting feel in this bathroom. Glass fronted shelving built into the eaves offers extra storage for towels and accessories. A oil-rubbed bronze finish lantern hangs from the dramatic ceiling while matching finish sconces add task lighting to the vanity areas. I love seeing a house go up from the blueprints to the end of the build. It is always a journey filled with a thousand decisions, some creative on-the-spot thinking and yes, usually a few stressful moments. This Naperville project was a collaboration with a local builder and architect. The Kitchen Studio collaborated by completing the cabinetry design and final layout for the entire home. Around the corner is the home office that is painted a custom color to match the cabinetry. The wall of cabinetry along the back of the room features a roll out printer cabinet, along with drawers and open shelving for books and display. We are pretty sure a lot of work must get done in here with all these handy features! This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Convenience and functionality play a big role in the design of this unit. A wall bed is a perfect addition to any spot that doubles as a guest room or has a limited amount of floor space. Converting your wall bed is a stress-free operation that requires very little effort. In just a few seconds you can unfold this convenient bed into instant sleeping arrangements, complete with a comfortable standard-size mattress. Our convertible design makes it simple to fold out the bed and tuck it back away when not in use. This dual-purpose unit was designed with tons of cabinetry and shelving for extra storage. With two large cabinets, you can easily hang a long skirt with enough room underneath to store your favorite footwear. Front to back pull-out hanging rods provide ample hanging space in a shallow cabinet. Visualizing your available clothing options face on will cut down the time it takes to mix and match the perfect ensemble. This design also includes plenty of deep drawer storage, which can be a useful place for storing spare linens. Top shelves are a perfect way to personalize your room with mementos, collectibles and home décor. Open shelving offers a substantial amount of depth, allowing you to display your exclusive handbags. Conveniently kept in the lower cabinet is a hide away ironing board. The drawer mounted ironing board slides out when needed and easily folds up when not in use. It also rotates, which gives you the freedom to position it where you feel most comfortable. Having necessities readily available can make tedious house chores a little more enjoyable. This design is completed with integrated LED lighting. Positioned by the bed, touch dimmable LED’s provide mood lighting for your living space. Within the open shelving, recessed LED lights enhance the look of the unit while showcasing your displayed possessions. Smokey turquoise glass tiles cover this luxury bath with an interplay of stacked and gridded tile patterns that enhances the sophistication of the monochromatic palette. Floor to ceiling glass panes define a breathtaking steam shower. Every detail takes the homeowner’s needs into account, including an in-wall waterfall element above the shower bench. Griffin Designs measured not only the space but also the seated homeowner to ensure a soothing stream of water that cascades onto the shoulders, hits just the right places, and melts away the stresses of the day. Space conserving features such as the wall-hung toilet allowed for more flexibility in the layout. With more possibilities came more storage. Replacing the original pedestal sink, a bureau-style vanity spans four feet and offers six generously sized drawers. One drawer comes complete with outlets to discretely hide away accessories, like a hair dryer, while maximizing function. An additional recessed medicine cabinet measures almost six feet in height. The comforts of this primary bath continue with radiant floor heating, a built-in towel warmer, and thoughtfully placed niches to hold all the bits and bobs in style.

Offering a beautiful view through a large window into the backyard, we knew we would highlight the window and design a new kitchen layout, around that window. The former kitchen felt closed in with super dark cabinets. Along with the homeowner, our team designed a light and airy kitchen, including a new pass through to the dining room. Closed off from the kitchen before, the pass through not only allows light to flow in from the beautiful bay window in the dining room, but if offers a functional countertop used for entertaining and serving guests. Not pictured is a drop zone, located immediately when you enter from the mudroom. Drop zones are fantastic for everyday items like keys, wallets, dog gear and more. We added an additional opening to the living room, right off the kitchen as well as a wet bar strategically placed outside the ever day kitchen work zone. Wet bars are fantastic for holding entertainment dishware, barware and appetizers! We finished the space with beautiful new hardwood floors throughout the entire first floor, except the tile in the mudroom.
