Progressive Design BuildChallenge
This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use.
The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica.
Solution
To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included:
Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement
Option 2) Two different layouts of the outdoor living area
Option 3) Two different height elevations and options for the fire pit area
Option 4) A proposed breezeway connecting the new area with the existing home
After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1).
It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions.
The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space.
Result
All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks.
Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard.
The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

The room is open to multiple dining and living spaces and the scale of the furnishings by Chaddock, Ambella, Wesley Hall and Mr. Brown and lighting by John Richards and Visual Comfort were very important. The living room area with its vaulted ceilings created a need for dramatic fixtures and furnishings to complement the scale. The mixture of textiles and leather offer comfortable seating options whether for a family gathering or an intimate evening with a book.”

Miller-Roodell Architects LtdSet in Montana's tranquil Shields River Valley, the Shilo Ranch Compound is a collection of structures that were specifically built on a relatively smaller scale, to maximize efficiency. The main house has two bedrooms, a living area, dining and kitchen, bath and adjacent greenhouse, while two guest homes within the compound can sleep a total of 12 friends and family. There's also a common gathering hall, for dinners, games, and time together. The overall feel here is of sophisticated simplicity, with plaster walls, concrete and wood floors, and weathered boards for exteriors. The placement of each building was considered closely when envisioning how people would move through the property, based on anticipated needs and interests. Sustainability and consumption was also taken into consideration, as evidenced by the photovoltaic panels on roof of the garage, and the capability to shut down any of the compound's buildings when not in use.

This is a Rachiele Signature Series workstation sink with a custom rustic patina on the apron. As you can see, our sinks are shallow enough (and the drain is in the rear corner) that you can have a double trash pullout under your sink. That location is where most trash is generated. Why waste an entire valuable cabinet on trash storage?
So, what is the "Signature Series" Sink? It is the first sink where you can do all of your food preparation INSIDE the sink and keep your counters clean! No more cutting chicken on a cutting board next to the sink and having chicken "juice" running all over the countertop and possibly the floor. Everything is done inside the confines of the sink!
Offset sink drain location - Allows for set-off space and even a dish rack on the left side, while having the ability to wash dishes on the side with the drain. Use the sink like a double bowl sink without the divider in the way.
Long single bowl kitchen sinks - Double bowl sinks became extinct with the invention of the dishwasher. I feel a 36" to 42" long sink is the ultimate size for a Signature Series kitchen sink if you have the space in your kitchen for one. That being said, I use a 24" version at my home and it works nicely.
The Signature Series Kitchen Sink option - a 1/2" ledge, 2" down from the front and rear of the sink. This ledge allows for many timesaving components such as: Cutting boards and grid drains, This option is available on copper apron front sinks, under mount and top mount sinks - both in copper and stainless steel.
This sink is called the "Signature Series Sink" because I sign each sink. You can do all of your food preparation inside the confines of the sink instead of adjacent to the sink. When you prepare poultry, you generally have a cutting board to the side of the sink - and the chicken juice generally runs off the cutting board on to the countertop. What a mess! Now, you can set the raw chicken on the copper grid, place a custom poly cutting board adjacent to it (inside the bowl on the ledge) and do all the food prep with no mess on the countertop. There are some sinks out there with similar options, but they miscalculated. With theirs, the cutting board is either flush with the countertop or just above it. Imagine rinsing it off. The water will flow right onto the floor and counter. Ours has a recess that will not allow for that problem.
This sink is not designed like the Kohler Stages or DeGulio's sink..Their interior ledge for the cutting board appears that it is too high inside the sink. It seems impossible to me that you can run water over the cutting board without getting it all over the countertop. Our ledge is thoughtfully placed 2" down, so the 1" thick board is 1 inch below the top of the sink.

Crystal Kitchen + BathContemporary white high gloss Crystal cabinets with Cambria white cliff counter tops is striking. Adding black painted walls and large scale black tile floors make it even more dramatic. But with the addition of orange light fixtures and colorful artwork, the kitchen is over the top with energy. With no upper cabinets only floating shelves for display the base cabinets are well planned for each functional work zone.
a. The “Cooking Zone” hosts the 60” range top (with hood) and is the heart of the kitchen. The ovens, coffee system and speed oven are located outside of this zone and use the island/snack bar as their landing space.

Penza Bailey ArchitectsPenza Bailey Architects was contacted to update the main house to suit the next generation of owners, and also expand and renovate the guest apartment. The renovations included a new mudroom and playroom to accommodate the couple and their three very active boys, creating workstations for the boys’ various activities, and renovating several bathrooms. The awkwardly tall vaulted ceilings in the existing great room and dining room were scaled down with lowered tray ceilings, and a new fireplace focal point wall was incorporated in the great room. In addition to the renovations to the focal point of the home, the Owner’s pride and joy includes the new billiard room, transformed from an underutilized living room. The main feature is a full wall of custom cabinetry that hides an electronically secure liquor display that rises out of the cabinet at the push of an iPhone button. In an unexpected request, a new grilling area was designed to accommodate the owner’s gas grill, charcoal grill and smoker for more cooking and entertaining options. This home is definitely ready to accommodate a new generation of hosting social gatherings.

Going house hunting to find the dream home is difficult in every aspect, especially in NYC. The first apartment may have a feature that the other has but very rarely will one place have all. Most important is making sure the location and size works and everything else can be incorporated later. As the apartment our clients selected was "move in" condition its surely was not for what they work looking for in creating their dream home. We first started by creating a "wish list" of all of the essentials, which included; open kitchen, walk in closet, office space , larger master bathroom with stand up shower and soaking tub. With creating many different floor plan options, the only way we would achieve this was by sacrificing the 3rd bedroom. At this stage the 3rd bedroom was very easy for them to sacrifice as it gave them all of the wish list for now. In the future ,they could easily take the square footage from the new oversized living room and add that 3rd bedroom if it were necessary. Our first goal in the demolition stage was to remove all existing interior partition walls and start with a fresh new slate. By removing the existing kitchen walls the New Kitchen layout now combines it with the living room. The cabinetry is 2 tone color, flat slab doors for the modern look. State of the art appliances were installed; Integrated panels were installed on the fridge, wall oven, microwave, cook top. The sink is the ultimate chefs prep station sliding butcher block with bowls that slide over the sink. A garage cabinet was installed to conceal smaller appliances. The cantilever counter top adds the additional seating space for guests while keeping the bottom portion open for the view. The existing walk in closet was relocated to achieve the New Master Bathroom, Combining the spaces now gave us the option to add all the features. Floating vanity with double sinks, soaking tub, stand up shower. The glossy rectified tiles used are 12x36 and when installed make the grout line disappear and make it look like a solid wall. The chocolate floor tiles are randomly staggered then wrap up the tub platform and continue up one wall to create an accent. No tile edge was used but all tiles that meet on a 90 degree outside corner are mitered; tub platform, walls and shower niches. Heated floors were installed to keep the feet warm on the cold winter days. In the Master Bedroom we built a bed frame accent wall. Serves for multiple functions; eliminates night stands by using the niches for alarm clock / phone charger station, lights were added inside the niches for accent lights and raised wall paper was used to finish this beautiful feature. Each his and hers niche has an outlet, 4 way switch for the accent lights and 4 way switch for the recessed lights above when they are done reading in bed. Custom steps were built for easy up and down off the bed for the little puppies that could not possibly make the jump up. Other features throughout the apartment include; New bamboo floors throughout. Since the concrete ceiling slab cannot be chopped , soffits and drop ceilings were built throughout the apartment to accommodate recessed lights. Low voltage recessed lights were used with multiple zone dimmers for energy efficiency. Remote operated shades were installed The overall design was for the apartment was modern, simple lines and true elegance. The newly renovated apartment will be enjoyed by them, friends and family for many years to come...

This home’s noteworthy steel shipping container construction material, offers a streamlined aesthetic and industrial vibe, with sustainable attributes and strength. Recycled shipping containers are fireproof, impervious to water and stronger than traditional building materials. Inside, muscular concrete walls, burnished cedar beams and custom oak cabinetry give the living spaces definition, decorative might, and storage and seating options.

A.HICKMAN DesignThe homeowners recently moved from California and wanted a “modern farmhouse” with lots of metal and aged wood that was timeless, casual and comfortable to match their down-to-Earth, fun-loving personalities. They wanted to enjoy this home themselves and also successfully entertain other business executives on a larger scale. We added furnishings, rugs, lighting and accessories to complete the foyer, living room, family room and a few small updates to the dining room of this new-to-them home.

Grant and Power LandscapingThe homeowners enjoy a wonderful view from the front porch. The front yard is heavily shaded by large trees, eliminating turf as an option. Instead, we situated a pergola in the center of the space, with a flagstone path providing easy access. This encourages movement through the space and helps to bring the landscape into scale with the property.

B Home DesignFeast your eyes on this stunning master bathroom remodel in Encinitas. Project was completely customized to homeowner's specifications. His and Hers floating beech wood vanities with quartz counters, include a drop down make up vanity on Her side. Custom recessed solid maple medicine cabinets behind each mirror. Both vanities feature large rimmed vessel sinks and polished chrome faucets. The spacious 2 person shower showcases a custom pebble mosaic puddle at the entrance, 3D wave tile walls and hand painted Moroccan fish scale tile accenting the bench and oversized shampoo niches. Each end of the shower is outfitted with it's own set of shower head and valve, as well as a hand shower with slide bar. Also of note are polished chrome towel warmer and radiant under floor heating system.
Change Your Bathroom©The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall.

The layout of this bathroom was opened up to get rid of the hallway effect, being only 7 foot wide, this bathroom needed all the width it could muster. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper.
A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project.
