After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. A traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. The living room was long and narrow but with an amazing bay window. Instead of a galley style living room used by the previous owner, we decided to change the furniture arrangement by putting one big comfy L-shaped sectional all the way to one side to create a pass-through area enabling a better foot traffic. We then added two side chairs for extra seats. We also mounted our TV on top of the fireplace to gain more space. Although it's not my favorite design choice to have TV on top of the fireplace because I think it takes away from the fireplace but we had to work within the limitation of the space. For the fireplace, we bought wood stove insert and inserted it into the existing masonry fireplace. The look was updated by granite tiles around the insert and custom built wood mantel. Buying wood fireplace insert was the best decision we made. First of all, it created a memorable space in our home. I LOVE the sound of wood cracking and the smell of wood burning. In winter nights we would sit around the fireplace and make s'mores like it's a campfire. Second, it's a clean burning and efficient heater. You don't lose the majority the fire’s heat up the chimney thereby saving money on your heating bill. The coffee table is purchased from Wicker Emporium and it's made from reclaimed pine timbers giving the house a rustic feel. The side chair by the fireplace is the perfect spot for me to relax, put my feet up on the large ball shaped knitted foot rest and enjoy a cup of cappuccino or cozy up with a good book.

Located on a partially wooded lot in Elburn, Illinois, this home needed an eye-catching interior redo to match the unique period exterior. The residence was originally designed by Bow House, a company that reproduces the look of 300-year old bow roof Cape-Cod style homes. Since typical kitchens in old Cape Cod-style homes tend to run a bit small- or as some would like to say, cozy – this kitchen was in need of plenty of efficient storage to house a modern day family of three. Advance Design Studio, Ltd. was able to evaluate the kitchen’s adjacent spaces and determine that there were several walls that could be relocated to allow for more usable space in the kitchen. The refrigerator was moved to the newly excavated space and incorporated into a handsome dinette, an intimate banquette, and a new coffee bar area. This allowed for more countertop and prep space in the primary area of the kitchen. It now became possible to incorporate a ball and claw foot tub and a larger vanity in the elegant new full bath that was once just an adjacent guest powder room. Reclaimed vintage Chicago brick paver flooring was carefully installed in a herringbone pattern to give the space a truly unique touch and feel. And to top off this revamped redo, a handsome custom green-toned island with a distressed black walnut counter top graces the center of the room, the perfect final touch in this charming little kitchen.

The Portoghesi design features Italianate architecture with picturesque detailing and bountiful amenities. The first floor includes generously sized common areas, a bowed window bay and an owner’s suite for convenient one-level living. The paneled study, conveniently located off the foyer, connects to a full bath and easily converts to a second suite if necessary. The second floor features three bedrooms, two full baths and a loft complete with kitchenette. The outdoor rooms are a focal point throughout the house: the second floor has sweeping views from the front deck and side balcony while the first floor has multiple access points to the streetscape via the living room, dining room and owner’s suite.

High on the cliffs overlooking the sea, this residence exudes a sense of place—seemingly originating from the ledge that supports it. Jutting forms and crashing volumes are reminiscent of the relationship between the land and the sea. An irregular footprint radiates from the entry tower. Strictly following the client's wish for minimal use of structure and maxi­mum use of glass, the walls rise up on ball bearings and effortlessly roll away. The second and third stories of the tower feature the master bath suite. With a glass-enclosed shower on an outside wall, the openness continues. The landscape around this Mediterranean style home was transformed from barren and unusable to a warm and inviting outdoor space, cohesive with the existing architecture and aesthetic of the property. The front yard renovation included the construction of stucco landscape walls to create a front courtyard, with a dimensional cut flagstone patio with ground cover joints, a stucco fire pit, a "floating" composite bench, an urn converted into a recirculating water feature, landscape lighting, drought-tolerant planting, and Palomino gravel. Another stucco wall with a powder-coated steel gate was built at the entry to the backyard, connecting to a stucco column and steel fence along the property line. The backyard was developed into an outdoor living space with custom concrete flat work, dimensional cut flagstone pavers, a bocce ball court, horizontal board screening panels, and Mediterranean-style tile and stucco water feature, a second gas fire pit, capped seat walls, an outdoor shower screen, raised garden beds, a trash can enclosure, trellis, climate-appropriate plantings, low voltage lighting, mulch, and more!
