This central living space was designed to anchor a segmented floor plan, creating visual continuity between adjacent rooms while maintaining clear circulation paths. Low-profile furnishings, layered textures, and a restrained palette were used to define the seating area without interrupting flow to the kitchen and surrounding spaces. The result is a balanced, functional layout that enhances openness while preserving distinct zones within the home.

This open concept had everything everyone asks for such as an open plan with connection to the Family room, an island, wall ovens, etc. However, all of these great features were poorly arranged and inhibited the use of the space.
By redesigning the layout, we were able to keep all existing walls in place and provide a new and improved layout that the homeowner loves.
The full size refrigerator was relocated to the corner, a range replaced the cooktop & wall ovens which were not efficient in the limited space, and a three-segment island replaced the existing two-tired island. The new island provides more seating, additional workspace and most importantly, improved flow.
Cabinetry was replaced with white shaker style cabinets that extend to the ceiling. A TV was built-in above the 5-door refrigerator, a new chimney style hood and glass front cabinet were carefully positioned to create balance. The island was painted a blue-grey color and topped with a warm, elegant wood top. Cabinets lining the walls are topped with blue-grey granite and have a coordinating glass tile backsplash. Dark stainless steel appliances provide the right amount of contrast. New lighting and refreshed floors finish off the space.
The inefficient pantry closet was replaced with a new built-in pantry cabinet with pull-out tray shelves and deep drawers.

This "Palatial Villa" is an architectural statement, amidst a sprawling country setting. An elegant, modern revival of the Spanish Tudor style, the high-contrast white stucco and black details pop against the natural backdrop.
Round and segmental arches lend an air of European antiquity, and fenestrations are placed providently, to capture picturesque views for the occupants. This 1950's home was chopped up with the segmented rooms of the period. The front of the house had two living spaces, separated by a wall with a door opening, and the long-skinny hearth area was difficult to arrange. The kitchen had been remodeled at some point, but was still dated. The homeowners wanted more space, more light, and more MODERN. So we delivered.
We knocked out the walls and added a beam to open up the three spaces. Luxury vinyl tile in a warm, matte black set the base for the space, with light grey walls and a mid-grey ceiling. The fireplace was totally revamped and clad in cut-face black stone.
Cabinetry and built-ins in clear-coated maple add the mid-century vibe, as does the furnishings. And the geometric backsplash was the starting inspiration for everything.

Combi blinds/shades, also known as zebra shades, uses dual layers of horizontal fabric segments alternating between sheer and semi-opaque or opaque fabrics. In this project Gardner/Fox created took a segmented first floor plan and created an open concept layout, and guest suite. New construction includes a family room addition, guest suite, wet bar, hall storage, mudroom, and a three car garage.

This project focused on transforming an upper floor unit, with a long footprint and dark segmented spaces, into a light filled, open and efficient home. The new kitchen incorporates former circulation space and creates a generous, relaxed gathering area. A glass clad mezzanine level is the home's new crown jewel. Open to the kitchen below, the mezzanine streams sunlight into the center of the home and connects to the outside through two new roof decks. This main floor renovation was completed over the course of a year and focused on creating a more open, connected layout for a busy Kleinburg family of four and their two dogs, who love to entertain. The previous floor plan made gatherings feel segmented, so improving flow and functionality was key.
The renovation included a new staircase, reconfigured walls, a custom kitchen, and a striking new fireplace feature wall. The clients wanted to transition from their traditional aesthetic to a timeless, transitional design that feels fresh yet classic.
Natural materials and soft, earthy tones were incorporated throughout, including in the redesigned bathrooms, to maintain a cohesive and inviting atmosphere. The result is a warm, functional home that brings everyone together—just as our clients envisioned.
