This homeowner wanted an updated feel to her new home in Woodbridge, VA. However, she had a lot of very traditional furnishings left from her previous home that she was reusing in her living room and dining room. We needed to create flow and ensure that the family room and morning looked and felt like they were a part of the same home but they needed to feel much more updated and light. We started with a warm soft gold on the walls in Benjamin Moore Regal Select matte. We added a large, comfortable sectional in a soft neutral gold fabric. We added punches of orange and green with the fabric on the new accent chairs, accent pillows and silk custom made draperies. The large ottoman is functional and adds a pop of color and pattern to the space. A large, cushy area rug anchors the space. Over the sectional we mounted a large mirrored room divider to bounce light and make the space feel large. It is flanked by Currey and Company wall sconces. In the morning room we added a expandable dining table for accommodating guests comfortably. Two large curio cabinets display the home owner's china collection. Welcome to the beach house! We are pleased to share the photos from this OBX, NC beach house we decorated for one of our existing local clients. We were happy to travel to NC to assist in setting up their vacation home. Setting the tone in the entryway we selected furnishings with a coastal vibe. This console is 80 inches in length and is accented with beachy accessories and artwork. This home has a fantastic open concept living area that is perfect for large family gatherings. We furnished a dining space for ten, a family room with a large sectional that will provide seating for a crowd, and added game table with chairs for overflow. The dining table offers seating for 10 and includes 6 chairs and a bench seat that will comfortably sit 4. We selected a striped area rug in vibrant shades of blues and greens to give the space a coastal vibe. In the mudroom, shiplap walls, bench seating, cubbies and towel hooks are both pretty and hugely functional! A restful sleep awaits in the primary bedroom of this OBX beach house! A king size bed made of sand-blasted solid Rustic Poplar with metal accents and coordinating bedside tables create a rustic-yet-modern vibe. A large-scale mirror features a dark bronze frame with antique mirror side panels and corners with copper cladding and nail head details. For texture and comfort, we selected an area rug crafted from hand tufted ivory wool and rescued denim. Sheer window treatments keep the room light and airy. Need a sleeping space at your vacation home for the children? We created a bunk bed configuration that maximizes space and accommodates sleeping for eight at our client's OBX beach house. It's super functional and also fun! Stairwells with soaring ceilings call for statement lighting! We are in love with this gorgeous chandelier we chose for our client's OBX beach house.

This client asked for help to upgrade her bedroom. She said her "safe" decorating style left something to be desired and she didn't know how to wake it up. The furniture was to remain however the room had great architectural lines to accent. I selected two colors that helped define the lines in the architecture. The bedding was added and we proceeded to move forward on the window treatments. The fabric is a rich cotton blend with a slight shimmer in the leaf pattern. With such short window walls I felt valances drew the eye down (shown in the before images) so they were not added to the new draperies. There is a custom cornice on the small window by the dressing area that coordinates with the draperies. The bench was reupholstered and a new centerpiece was added for the top of the television. The client is soo pleased with the changes.

Living Room: Our customer wanted to update the family room and the kitchen of this 1970's splanch. By painting the brick wall white and adding custom built-ins we brightened up the space. The decor reflects our client's love for color and a bit of asian style elements. We also made sure that the sitting was not only beautiful, but very comfortable and durable. The sofa and the accent chairs sit very comfortably and we used the performance fabrics to make sure they last through the years. We also wanted to highlight the art collection which the owner curated through the years. Kithen: We enlarged the kitchen by removing a partition wall that divided it from the dining room and relocated the entrance. Our goal was to create a warm and inviting kitchen, therefore we selected a mellow, neutral palette. The cabinets are soft Irish Cream as opposed to a bright white. The mosaic backsplash makes a statement, but remains subtle through its beige tones. We selected polished brass for the hardware, as well as brass and warm metals for the light fixtures which emit a warm and cozy glow. For beauty and practicality, we used quartz for the working surface countertops and for the island we chose a sophisticated leather finish marble with strong movement and gold inflections. Because of our client’s love for Asian influences, we selected upholstery fabric with an image of a dragon, chrysanthemums to mimic Japanese textiles, and red accents scattered throughout. This 1896 Italianate Victorian home in Portland Heights was all but derelict in 2017. We partnered with Look Construction LLC. to save this iconic home that sits atop a steep embankment—a huge challenge for the necessary new foundation. The house was lifted and new foundation poured adding 4 feet and a whole new floor to boot. It had been stripped of all its original interior character over the years, so the design replaced and added to what was there originally. We re-designed the home’s layout, reconfiguring the kitchen, moving the lower staircase, adding a staircase to the loft room and rebuilding the widows walk roof deck. All doorways were raised to 9 feet to add to the sense of space. Finally, we splurged on a selection of incredible wallpapers to add drama and romance to this stunning show piece of a home. Located in a wooded setting which backs up to a golf course, The Woods is a vacation condo community in Canadian Lakes, Michigan. The owners asked us to create a comfortable modern design that would appeal to golfers and also families visiting relatives in the area. This complete renovation brought the design from 80's basic to rustic transitional. Colors and design elements echo the natural area surrounding the property. SKP Design was involved in multiple aspects of this project. Our services included: space planning for kitchen and both bathrooms selecting finishes for walls, floors, trim, cabinets and countertops reviewing construction details and electrical plans specification of plumbing fixtures, appliances and accent lighting furniture layout, specification and purchasing fireplace design and stone selection reviewing branding and signage ideas In the great room, wrought iron accents are featured in a new staircase handrail system. Other metal accents are found in the new chandelier, barstools and the legs of the live edge coffee table. An open area under the staircase was enclosed with recessed shelving which gives a focal point to the dinette area. Recessed built-in cabinets near the fireplace store TV technology and accessories. The original tiled hearth was replaced by poured concrete with stone accents. A queen sleeper sofa from Edgecomb provides additional sleeping. Fabrics and upholstery throughout the condo were selected for durability and cleanability. Basic white laminate kitchen cabinets were replaced with beautiful dark stained wood. Floor tile is a wood-look porcelain from Daltile called Saddle Brook. Countertops in the kitchen and bathrooms are solid surface Corian Quartz (formerly called DuPont Zodiaq). Broadloom carpet is from Durkan. The first floor bedroom is Mona Vista pattern from Modesto Collection; all other carpet is Inviting Spaces pattern from Timeless Compositions. Walls are painted with Sherwin Williams 7647 Crushed Ice. The main floor bedroom has a custom headboard mounted on a feature wall with plaid wallcovering. A freestanding vanity with undermount sink was added to the alcove area, creating space for a larger walk-in tiled shower with custom bench. On both levels, backlit mirrors highlight the sink areas. The upstairs bath has a blue tile feature wall and vessel sink. A fiberglass bathtub surround was removed and replaced by a custom tiled shower. Vinyl wallcovering from D.L. Couch provides a focal point behind the king headboard in the loft bedroom. A twin sleeper chair adds an extra bed.

Renovation is stressful. Wouldn’t it be nice to let someone else oversee product selections, manage day-to-day issues, and bring your project to a successful completion? The owners of a two-family in Arlington recently did just that, flying off to Florida just as we began renovating their first floor unit. Of course, before they left we thoroughly discussed all aspects of the work order, which included renovating the kitchen and bathroom, painting the bedroom, and adding a laundry closet. We reviewed color and material selections, and set up a schedule for regular briefings. A handful of issues did come up. But because we had planned ahead, we were able to resolve them with very little stress for our clients. For instance, the client had chosen a bright yellow paint color for the kitchen walls, but once the new cabinets, countertop, and flooring had been installed, it was clear that yellow would clash. We suggested a more complementary Benjamin Moore Lancaster Whitewash shade instead. In the bathroom, the clients had selected a deep inset mirrored medicine cabinet. But when the wall behind the vanity was opened, it revealed a pipe running up the wall, too close for the inset model. In this small space, a bump-out medicine cabinet would be awkward, so instead we placed a mirror over the sink and two smaller inset cabinets on either side – a solution that pleased the homeowners, who now have his-and-hers storage spaces. Finally, the homeowners had resigned themselves to the fact that the laundry closet would be too small for storing detergent and other needs. However once the units were in place, we realized that a small custom shelf could be built and had it installed to the delight of the homeowners. Photo by Shelly Harrison

The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. To balance the room’s rich wood tones and multi-tonal red brick, we helped the clients select a neutral color palette to make the space feel more relaxed. Complimentary colors and textures are added through the playful wallpaper lining the back of the shelves, and hexagon backsplash tile. Project Review: Hallway bathroom for their two younger children and guest in the Fishers area. The client wanted to update their hallway bathroom to be more updated with selections and function. The client has two younger children who use the space every day. The existing space had outdated materials and red walls that made the room feel small. The new design included new ceramic tile, new quartz countertops, new plumbing fixtures and a new shower door. The vanity went from one sink to two sinks so that each child could use their own. New light fixtures and fan were added to make the room brighter. For added storage the vanities were raised higher and a shower niche was added on the back wall. Simple doesn’t have to be boring, especially when your backyard is a lush ravine. This was the name of the game when it came to this traditional cottage-style house, with a contemporary flare. Emphasizing the great bones of the house with a simple pallet and contrasting trim helps to accentuate the high ceilings and classic mouldings, While adding saturated colours, and bold graphic wall murals brings lots of character to the house. This growing family now has the perfectly layered home, with plenty of their personality shining through.

**Check out the video of this transformation on our website** This small kitchen was way too small for this 2 bedrooms, 2 bathrooms apartment. Not only was it a very small kitchen, but the physical location of it made it very difficult to make it any bigger. There wasn't much that could have been done without incurring astronomical cost, which would get little or no return on the investment. The client wanted a kitchen that can be optimized in its current location to add a ton of value for resale. This was difficult to do, because there was no moving of any mechanical around in the kitchen and even if we wanted to, the management of the building would not allow. For those of you who live in condos, co-ops or apartment building, you know how difficult it is to rework these foot prints. When we showed up, we saw the problems, but we also saw a huge opportunity where we can achieve those goals in the small space. This was accomplished by making some key changes and to incorporate some new things that was not possible when this kitchen was built years ago. The crucial part of the design that would drive the entire new layout, was selecting the only appliance; that was the Refrigerator. Once we nailed down that refrigerator, we then proceeded to design the kitchen around it. We moved it to the other side of the wall where the sink was so that we can tap into the water line from the sink plumbing. It was crucial that it stays exactly 24" deep, not an inch more because we had to keep the entry as open as possible. Also, it was going to be directly in front of another big storage unit - The pantry. It is not ideal in most cases, but we needed the rest of the space to ramp up the design and open feel towards the side where all of the activities would take place, which happend to be the dining room and the view. Once all that was figured out, we re-positioned the sink, dishwasher and the range and proceeded to wrap the cabinets around the columns to integrate them into the space. Thirty- six inches cabinets height was used so that they can be installed higher towards the ceiling height to give more room rather than the standard 18" required height between the counter tops. This was done to make the room feel a lot bigger than it really was. Not to mention, we also didn't want the faucet to be buried under the cabinets so that was also a necessary design detail for the space. We then lowered both knee walls so that the counter top can sit on top of them, by removing that stop point that would have otherwise defined the kitchen area. This allowed us to pick up that extra footprint into the room for added prep space and enabled us to create the illusion of a kitchen that is looking longer than it really is. Every inch mattered when designing this kitchen and we made a conscious decision to use every one of that inch. White cabinets were selected to do just what white cabinets are design to do; make a small or dark room appear bigger, brighter and more open. In this kitchen, this was amplified the more because of the kitchen location. It was perfect! We knew we did justice to the space because while we were there taking some photos, a few potential buyers walked in and went straight for the kitchen! They said its design just to fit the apartment. Pantry roll out shelving, Double recycle bin, fancy handles, LED lighting, Quartz counter top, beautiful backslash tiles and grey linen floors finished off the kitchen which looked over a beautiful view of the George Washington Bridge from the top of this lovely 4th floor apartment. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. This kitchen had a good footprint but was 20 years old. The oak cabinets were dated. The client was ready for updated function & conveniences. We replaced the standard stove with microwave with a built-in combination. This area was enhanced with upper display cabinets. A cooktop was added to the peninsula and the refrigerator zone was updated with a more function deep upper cabinet & beverage fridge. An angled cabinet was added to add symmetry as well as glass doors. We selected a classic shade blue for the paint color to make the kitchen pop in the open floor plan. The florescent light box was updated, LED lights were added to create ambient & task lighting options. The cabinets were updated with soft-close hinges and roll-out shelves. The finishing elements were updated wall paint and stunning quartzite counter tops!

A king size bed made of sand-blasted solid Rustic Poplar with metal accents and coordinating bedside tables create a rustic-yet-modern vibe. A large-scale mirror features a dark bronze frame with antique mirror side panels and corners with copper cladding and nail head details. For texture and comfort, we selected an area rug crafted from hand tufted ivory wool and rescued denim. Sheer window treatments keep the room light and airy. This 1960’s home underwent a striking transformation--remodeling the kitchen, hall bathroom and laundry room. These homeowners dreamed of an open floor plan that would unite the kitchen and adjacent living areas. To accomplish this, we removed an imposing chimney that separated the kitchen from the living room. Additionally, we eliminated a weight-bearing wall that was between the kitchen and dining room. What a change! The spaces that formerly felt dark and confined are now bright and connected, comfortably accommodating larger gatherings. When considering the specifics of design, we wanted to stay true to the home’s mid-century roots, while updating it with today’s style elements. Embracing the mid-century aspects, we played off some of the existing features of the home by mirroring them in the spaces we redesigned. To introduce today’s style, we thoughtfully incorporated the finishes and touches that would aptly reflect that component. The resulting design is beautifully juxtaposed by the homeowners’ treasured antique furniture pieces. In the kitchen, we enhanced the open and airy feel by choosing a light greige color for the inset cabinetry paired with a tonal light-colored, blue-veined quartz for the countertops. These tones are perfectly complemented by the gold finishes of the cabinet hardware, faucets, and mid-century modern pendants. To maximize the storage potential of this kitchen, we customized the cabinetry with a convenient utensil organizer and a blind corner “cloud” pullout. A full height zellige-style tile backsplash with custom floating shelves makes for an impressive statement wall. With family get togethers in mind, we added an additional bar/prep sink and a spacious breakfast nook with a good deal of bench storage. A vertically-slatted wood half-wall separates the kitchen and breakfast nook, replicating the original mid-century wall detail at the entry. Between the living room and kitchen, we designed a semi-open bar-height peninsula, accenting the bar front with a vertical shiplap kickplate in a bold blue. Carrying this color statement through the kitchen, the homeowner selected a “Navy Steel” Samsung Bespoke refrigerator and an AGA Mercury range, in “Blueberry.” These colors are also echoed in the multi-tonal quartz. In the hall bathroom, we were aiming for the bright ambiance we’d achieved in the living areas. The penny round tile flooring and full height zellige-look tile combine for a classy, elevated look. In keeping with the kitchen, we installed similar gold fixtures and inset cabinetry and the same beautiful quartz countertop. The vanity towers provide these happy homeowners with additional room to store all their necessities. Through the design process, we were able to gain square footage in the laundry room which allowed for the extra cabinet space the homeowners were looking for. Of course, a remodel is never complete without conveniences for the pets. The kitty’s litter box is neatly tucked in the cabinet behind a custom cat-cutout--a cute and tidy idea!
