Many families ponder the idea of adding extra living space for a few years before they are actually ready to remodel. Then, all-of-the sudden, something will happen that makes them realize that they can’t wait any longer. In the case of this remodeling story, it was the snowstorm of 2016 that spurred the homeowners into action. As the family was stuck in the house with nowhere to go, they longed for more space. The parents longed for a getaway spot for themselves that could also double as a hangout area for the kids and their friends. As they considered their options, there was one clear choice…to renovate the detached garage. The detached garage previously functioned as a workshop and storage room and offered plenty of square footage to create a family room, kitchenette, and full bath. It’s location right beside the outdoor kitchen made it an ideal spot for entertaining and provided an easily accessible bathroom during the summertime. Even the canine family members get to enjoy it as they have their own personal entrance, through a bathroom doggie door. Our design team listened carefully to our client’s wishes to create a space that had a modern rustic feel and found selections that fit their aesthetic perfectly. To set the tone, Blackstone Oak luxury vinyl plank flooring was installed throughout. The kitchenette area features Maple Shaker style cabinets in a pecan shell stain, Uba Tuba granite countertops, and an eye-catching amber glass and antique bronze pulley sconce. Rather than use just an ordinary door for the bathroom entry, a gorgeous Knotty Alder barn door creates a stunning focal point of the room. The fantastic selections continue in the full bath. A reclaimed wood double vanity with a gray washed pine finish anchors the room. White, semi-recessed sinks with chrome faucets add some contemporary accents, while the glass and oil-rubbed bronze mini pendant lights are a balance between both rustic and modern. The design called for taking the shower tile to the ceiling and it really paid off. A sliced pebble tile floor in the shower is curbed with Uba Tuba granite, creating a clean line and another accent detail. The new multi-functional space looks like a natural extension of their home, with its matching exterior lights, new windows, doors, and sliders. And with winter approaching and snow on the way, this family is ready to hunker down and ride out the storm in comfort and warmth. When summer arrives, they have a designated bathroom for outdoor entertaining and a wonderful area for guests to hang out. It was a pleasure to create this beautiful remodel for our clients and we hope that they continue to enjoy it for many years to come.

Classic color with refined texture. Picking up on the natural blonde tones of oak, but adding in a light wire brush. Santal can either dress up a space or just create a comfortable canvas. The range of color allows a lot of versatility with furniture and complimenting elements. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.

Richard and Monica of Huntley, IL, needed to make better use of their kitchen as well as more storage for pots, pans, and countertop appliances. Their space was laid out unconventionally, making cooking a challenge. A triangular nook held their refrigerator, hard-to-reach cabinets, and a cramped pantry. They needed to find a solution, so they searched Facebook for home remodeling companies in their area. Soon they found Advance Design Studio’s profile and were immediately impressed. “Advance Design was the first and last studio I contacted,” Richard said. Richard called Advance Design and felt an immediate connection with Project Designer Nicole. She was knowledgeable and thorough and offered many unique solutions to their kitchen layout problem. A week later, Nicole came out to their home to meet the couple. They talked about their kitchen remodeling project and told Nicole what they wanted in their dream kitchen. Nicole saw that the kitchen had weird angles that hindered the cabinets you could use. She knew that designing a space that met both the client’s needs and dreams would be challenging. Nicole worked with Richard and Monica to create an innovative design. When the couple came out to Advance Design Studio in Gilberts, they were blown away by the 3D illustrations Nicole showed them. “I incorporated a hidden pantry cabinet to not only be a cool feature but also allowed me to square off the walls to gain more cabinet space,” Nicole said. The hidden pantry added storage and squared off the strange triangular nook, creating a more traditional and functional kitchen layout. With the layout problems solved, they worked together to select materials. Richard and Monica wanted something brighter than their previous dark brown kitchen. They chose a combination of blue and white cabinetry with a white subway tile backsplash and white quartz countertops. The design was finalized, the materials were selected. It was time to begin construction. One fear most homeowners have when beginning a home remodel is dust. Advance Design uses BuildClean HEPA filters to eliminate dust throughout the house while construction is going on. Project Manager Jason and his crew created temporary walls and cleaned up after every day of work. “We were very impressed with how clean and organized the crew kept things while the remodeling process was underway,” Richard said. The result is just what Richard and Monica envisioned when they began the process. Richard’s love for cooking can be explored through all-new Thermador appliances, featuring an easy-to-use induction cooktop, built-in double oven, and spacious refrigerator. Matte black hardware contrasts the bright white backsplash, countertops, and cabinets, while the stunning blue cabinets complement the dark hardwood floor and stainless-steel appliances. The dual pendant light fixtures over the reconfigured island are eye-catching and add necessary lighting. This Huntley kitchen renovation turned out better than Richard and Monica hoped. But the project’s developer loved modern architecture and his personal residence was the first project designed by architect C.P. Drewett when Drewett Works launched in 2001. Together, the architect and developer envisioned a fictitious art collector who would one day purchase this stunning piece of desert modern architecture to showcase their magnificent collection. The primary views from the site were southwest. Therefore, protecting the interior spaces from the southwest sun while making the primary views available was the greatest challenge. The views were very calculated and carefully managed. Every room needed to not only capture the vistas of the surrounding desert, but also provide viewing spaces for the potential collection to be housed within its walls. The core of the material palette is utilitarian including exposed masonry and locally quarried cantera stone. An organic nature was added to the project through millwork selections including walnut and red gum veneers. The eventual owners saw immediately that this could indeed become a home for them as well as their magnificent collection, of which pieces are loaned out to museums around the world. Their decision to purchase the home was based on the dimensions of one particular wall in the dining room which was EXACTLY large enough for one particular painting not yet displayed due to its size. Sometimes we start with a few foundational items and a blank slate. We’ve worked with these Clients on their previous home, and they were ready to make their bedroom suite all their own. Keeping the built-ins was a requirement as was wallpaper, some new window treatments, a closet overhaul, and all the decor and details. We kept the bed and drapes and swapped the rest to create a luxe sleeping retreat. Phase 2 of this project was to tackle the dining room and adjacent powder room. The dining room had a small sun room attached to it that was not being utilized. We turned it into a luxe home bar with custom cabinetry and a stunning quartz countertop / backsplash. Gold wallpaper on the ceiling completed the room and highlighted all of the fun metal details throughout the space. We ran the color from the bar through the dining room and accented it with bold wallpaper. We added some contrasting colors with the rug selection and brought in wood tones with the furniture to ground the space. This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. Our clients were looking to erase the 90s from their master bathroom and create a space that blended their contemporary tastes with natural elements. This bathroom had wonderful bones with a high ceiling and plenty of space, but we were able to work with our clients to create a design that better met their needs and utilized the space to its full potential. We wanted to create a sense of warmth in this large master bathroom and adding a fireplace to the space did the trick. By moving the tub location, we were able to create a stunning accent wall of stacked stone that provided a home for the fireplace and a perfectly dramatic backdrop for the new freestanding bathtub. The sculptural copper light fixture helps to soften the stone wall and allowed us to emphasize those vaulted ceiling. Playing with metal finishes is one of our favorite pastimes, and this bathroom was the perfect opportunity to blend sleek matte black plumbing fixtures with a mirrored copper finish on the light fixtures. We tied the vanity wall sconces in with a dramatic sculptural chandelier above the bath tub by using copper finishes on both and allowing the light fixtures to be the shining stars of this space. We selected a clean white finish for the custom vanity cabinets and lit them from below to accentuate their floating design. We then completed the look with a waterfall quartz counter to add an elegant texture to the area and extended the stone onto the shower bench to bring the two elements together. The existing shower had been on the small side, so we expanded it into the room and gave them a more spacious shower complete with a built-in bench and recessed niche. Hard surfaces play an important role in any bathroom design, and we wanted to use this opportunity to create an interesting layer of texture through our tile selections. The bathroom floor utilizes a large-scale plank tile installed in a herringbone pattern, while the shower and walls are tiled in a polished white tile to add a bit of reflectivity. The newly transformed bathroom is now a sophisticated space the brings together sleek contemporary finishes with textured natural elements and provides the perfect retreat from the outside world.

A charming Airbnb, favorite restaurant, cozy coffee house, or a piece of artwork can all serve as design inspiration for your decor. How wonderful would it be to bring the colors, patterns, shapes, fabrics, or textures of those beloved places or things into your own home? That is exactly what Janet Aurora’s client was hoping to do. Her favorite restaurant, The Ivy Chelsea Garden, is located in London and features tufted leather sofas and benches, hues of salmon and sage, botanical patterns, and artwork surrounded by lush gardens and flowers. Take a look at how Janet used this point of inspiration in the client’s living room, dining room, entryway and study. ~ Dining Room ~ To accommodate space for a dining room table that would seat eight, we eliminated the existing fireplace. Janet custom designed a table with a beautiful wrought iron base and marble top, selected botanical prints for a gallery wall, and floral valances for the windows, all set against a fresh turquoise backdrop. ~ Living Room ~ Nods to The Ivy Chelsea Garden can be seen throughout the living room and entryway. A custom leather tufted sofa anchors the living room and compliments a beloved “Grandma’s chair” with crewel fabric, which was restored to its former beauty. Walls painted with Benjamin Moore’s Dreamcatcher 640 and dark salmon hued draperies create a color palette that is strikingly similar to the al fresco setting in London. In the entryway, floral patterned wallpaper introduces the garden fresh theme seen throughout the home. ~ The Study ~ Janet transformed an existing bedroom into a study by claiming the space from two reach-in closets to create custom built-ins with lighting. Many of the homeowner’s own furnishings were used in this room, but Janet added a much-needed reading chair in turquoise to bring a nice pop of color, window treatments, and an area rug to tie the space together. Benjamin Moore’s Deep Mauve was used on the walls and Ruby Dusk was added to the back of the cabinetry to add depth and interest. We also added French doors that lead out to a small balcony for a place to take a break or have lunch. We love the way these spaces turned out and hope our clients will enjoy their spaces inspired by their favorite restaurant.

To help make this family room in Wexford more functional and cohesive, we added new custom built-in storage around the brick fireplace. On the left side, an existing built-in was situated in between the fireplace and a small closet, which also contained a sink. We started by peeling away these elements to create a larger space. Adding symmetry to the room, we designed new cabinetry which included a mix of hidden and open shelf storage. Behind full-height pocketing doors on the left, a new wet bar with a tiled backsplash and quartz countertop. On the right, another set of pocketing doors conceals three large drawers, plus overflow toy storage for the adjacent playroom. Immediately flanking the fireplace, bookshelves provide a space to display favorite items with even more storage beneath. To balance the room’s rich wood tones and multi-tonal red brick, we helped the clients select a neutral color palette to make the space feel more relaxed. Complimentary colors and textures are added through the playful wallpaper lining the back of the shelves, and hexagon backsplash tile. A stylish new fireplace faceplate, gallery lighting, and cabinet hardware — each in a dark metal finish — help to tie everything together.

This formal dining room can seat up to eight around the pedestal table. Linen covered, tufted wingback chairs were updated by adding a contrasting stripe to the back. A gold finish, ring chandelier and gold and silver wall sconces provide mood lighting and add sparkle.
