The central, public wing of this residence is elevated 4 feet above grade with a ceiling that rises to opposite corners – to the northwest for visual access to the mountain faces and to the south east for morning light. This is achieved by means of a diagonal valley extending from the southwest entry to the northeast family room. Offset in plan and section, two story, private wings extend north and south forming a ‘pinwheel’ plan which forms distinctly programmed garden spaces in each quadrant. The exterior vocabulary creatively abides the traditional design guidelines of the subdivision, which required gable roofs and wood siding. Inside, the house is open and sleek, using concrete for shear walls and spatial divisions that allow the ceiling to freely sculpt the main space of the residence. We created this beautiful accessible bathroom in Carlsbad to give our client a more functional space. We designed this unique bath, specific to the client's specifications to make it more wheel chair accessible. Features such as the roll in shower, roll up vanity and the ability to use her chair for flexibility over the fixed wall mounted seat allow her to be more independent in this bathroom. Safety was another significant factor for the room. We added support bars in all areas and with maximum flexibility to allow the client to perform all bathing functions independently, and all were positioned after carefully recreating her movements. We met the objectives of functionality and safety without compromising beauty in this aging in place bathroom. Travertine-look porcelain tile was used in a large format on the shower walls to minimize grout lines and maximize ease of maintenance. A crema marfil marble mosaic in an elongated hex pattern was used in the shower room for it’s beauty and flexibility in sloped shower. A custom cabinet was made to the height ideal for our client’s use of the sink and a protective panel placed over the pea trap.

This aging-in-place kitchen and both beautiful and functional with wheelchair accessible cook top and sink apron. The lower-cabinet lazy susan and trash bin are within easy reach. The tri-level counter top is at once serviceable and accessible for the entire family. This Waukesha bathroom remodel was unique because the homeowner needed wheelchair accessibility. We designed a beautiful master bathroom and met the client’s ADA bathroom requirements. Original Space The old bathroom layout was not functional or safe. The client could not get in and out of the shower or maneuver around the vanity or toilet. The goal of this project was ADA accessibility. ADA Bathroom Requirements All elements of this bathroom and shower were discussed and planned. Every element of this Waukesha master bathroom is designed to meet the unique needs of the client. Designing an ADA bathroom requires thoughtful consideration of showering needs. Open Floor Plan – A more open floor plan allows for the rotation of the wheelchair. A 5-foot turning radius allows the wheelchair full access to the space. Doorways – Sliding barn doors open with minimal force. The doorways are 36” to accommodate a wheelchair. Curbless Shower – To create an ADA shower, we raised the sub floor level in the bedroom. There is a small rise at the bedroom door and the bathroom door. There is a seamless transition to the shower from the bathroom tile floor. Grab Bars – Decorative grab bars were installed in the shower, next to the toilet and next to the sink (towel bar). Handheld Showerhead – The handheld Delta Palm Shower slips over the hand for easy showering. Shower Shelves – The shower storage shelves are minimalistic and function as handhold points. Non-Slip Surface – Small herringbone ceramic tile on the shower floor prevents slipping. ADA Vanity – We designed and installed a wheelchair accessible bathroom vanity. It has clearance under the cabinet and insulated pipes. Lever Faucet – The faucet is offset so the client could reach it easier. We installed a lever operated faucet that is easy to turn on/off. Integrated Counter/Sink – The solid surface counter and sink is durable and easy to clean. ADA Toilet – The client requested a bidet toilet with a self opening and closing lid. ADA bathroom requirements for toilets specify a taller height and more clearance. Heated Floors – WarmlyYours heated floors add comfort to this beautiful space. Linen Cabinet – A custom linen cabinet stores the homeowners towels and toiletries. Style The design of this bathroom is light and airy with neutral tile and simple patterns. The cabinetry matches the existing oak woodwork throughout the home.

The architect’s plans had a single island with large windows on both main walls. The one window overlooked the unattractive side of a neighbor’s house while the other was not large enough to see the beautiful large back yard. The kitchen entry location made the mudroom extremely small and left only a few design options for the kitchen layout. The almost 14’ high ceilings also gave lots of opportunities for a unique design, but care had to be taken to still make the space feel warm and cozy. After drawing four design options, one was chosen that relocated the entry from the mudroom, making the mudroom a lot more accessible. A prep island across from the range and an entertaining island were included. The entertaining island included a beverage refrigerator for guests to congregate around and to help them stay out of the kitchen work areas. The small island appeared to be floating on legs and incorporates a sink and single dishwasher drawer for easy clean up of pots and pans.

The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. Built by L. Cramer and Architect Kathy Alexander, Brandi was excited to design this charming new build on Lake Minnetonka. Situated on a narrow lot with unparalleled lake access, this project was all about maximizing every last inch of square footage! There are no formal spaces in this home; every finish was carefully considered and needed to be functional, durable, and family-friendly. The interior reflects the relaxed, calm pace of lake life. Soft lighting, warm tones, and bright natural colors all add to the sense of peace and understated elegance. The heart of the main floor is the cozy, connected great room. Design highlights include the glass and cable rail wine storage, reclaimed wood beams, large windows, a centerpiece kitchen island and range hood, and a hidden prep kitchen for hosting with ease. Brandi enjoyed helping this lovely family make the most of their beautiful home and its gorgeous setting!

Not evident from the street, the parti for this new home is a sweeping arc of glass which forms an expansive panorama of a wooded river valley beyond in the rear. The lot is located in an established and planned neighborhood, which is adjacent to a heavily forested metropark. The house is comprised of two levels; the primary living areas are located on the main level including the master bedroom suite. Additional living and entertaining areas are located below with access to the lower level outdoor living spaces. The large floor-to-ceiling curtain of glass and open floor plan allow all main living spaces access to views and light while affording privacy where required, primarily along the sides of the property. Kitchen and eating areas include a large floating island which allows for meal preparation while entertaining, and the many large retracting glass doors allow for easy flow to the outdoor spaces. The exterior materials were chosen for durability and minimal maintenance, including ultra- compact porcelain, stone, synthetic stucco, cement siding, stained fir roof underhangs and exterior ceilings. Lighting is downplayed with special fixtures where important areas are highlighted. The fireplace wall has a hidden door to the master suite veneered in concrete panels. The kitchen is sleek with hidden appliances behind full-height (responsibly harvested) rosewood veneer panels. Interiors include a soft muted palette with minimalist fixtures and details. Careful attention was given to the variable ceiling heights throughout, for example in the foyer and dining room. The foyer area is raised and expressed as the large porcelain clad element of the entrance, and becomes a defining part of the composition of the façade from the street.

This project was completed for clients who wanted a comfortable, accessible 1ST floor bathroom for their grown daughter to use during visits to their home as well as a nicely-appointed space for any guest. Their daughter has some accessibility challenges so the bathroom was also designed with that in mind. The original space worked fairly well in some ways, but we were able to tweak a few features to make the space even easier to maneuver through. We started by making the entry to the shower flush so that there is no curb to step over. In addition, although there was an existing oversized seat in the shower, it was way too deep and not comfortable to sit on and just wasted space. We made the shower a little smaller and then provided a fold down teak seat that is slip resistant, warm and comfortable to sit on and can flip down only when needed. Thus we were able to create some additional storage by way of open shelving to the left of the shower area. The open shelving matches the wood vanity and allows a spot for the homeowners to display heirlooms as well as practical storage for things like towels and other bath necessities. We carefully measured all the existing heights and locations of countertops, toilet seat, and grab bars to make sure that we did not undo the things that were already working well. We added some additional hidden grab bars or “grabcessories” at the toilet paper holder and shower shelf for an extra layer of assurance. Large format, slip-resistant floor tile was added eliminating as many grout lines as possible making the surface less prone to tripping. We used a wood look tile as an accent on the walls, and open storage in the vanity allowing for easy access for clean towels. Bronze fixtures and frameless glass shower doors add an elegant yet homey feel that was important for the homeowner. A pivot mirror allows adjustability for different users.
