Removing a lowered kitchen ceiling was the first priority for this space -- a set-back, upstairs plumbing was in the way and could not be moved. The solution -- a shallow soffit set back from the cabinet crown (behind the top lighting). Second on the wish list was more counter space; then storage, storage, storage! A former summer camp, this site came with a unique set of challenges. An existing 1200 square foot cabin was perched on the shore of Thorndike Pond, well within the current required setbacks. Three additional outbuildings were part of the property, each of them small and non-conforming. By limiting reconstruction to the existing footprints we were able to gain planning consent to rebuild each structure. A full second story added much needed space to the main house. Two of the outbuildings have been rebuilt to accommodate guests, maintaining the spirit of the original camp. Black stained exteriors help the buildings blend into the landscape. A new stairwell, framed by custom steel railings, connects the main floor to the lower level, enhancing visual flow and natural lighting while complementing the home's modern aesthetic. Polished concrete floors with radiant heating provide year-round comfort while the guest suite, with a luxury en suite bathroom including a steam shower, can also function as a home office. Large articulating Nanawall doors open the exercise room to the exterior, including a sauna room, and the built-in beverage station allows for quick refreshments. The project required innovative solutions to address structural constraints and property setbacks, including designing a code-compliant staircase within tight spatial limits, excavating a crawlspace to achieve full-height ceilings, and working around foundation walls to maximize usable space. By blending functionality, style, and attention to detail, this addition exceeded the clients' expectations, providing a cohesive, luxurious, and highly practical enhancement to their home.

This CMU block wall is on the property line and is the 4th wall of the garage. We were able to bring the garage to the property line because in California they are exempt from the usual 5'0" setback.

The rear of this property was basically non-existent falling into heavy woods on a very steep pitch. We tried creating this space with poured footings and walls that go below frost, creating the living space. With the harsh winter of 2017, the weather we encountered did not stop us from pushing through the setbacks to completing this momentous outdoor oasis. We are able to work in all the elements the North East can and has thrown at us. We have an extremely knowledgeable crew and appropriate, well-maintained equipment. Materials such as clear Cedar and Travertine make up the crisp, clean look of this great space!

The homeowners were building a new home and wanted to incorporate a beautiful lakeside landscape design. The design was constrained by several factors, including lakeshore setbacks that limited development towards the lake and impacted sideyards, as well as strict impervious surface restrictions that limited installation options. To address these challenges, steppers and 3-foot pathways with planting beds were used to create connection spaces without affecting lot coverage. Despite these restrictions, the goals for the project were clear: create an open yard that maintains views of the lake, develop connected and versatile entertaining spaces, and use materials and colors that blend seamlessly with the house. The design also aimed to provide ample space for family and friends and incorporate a firepit area, hot tub, cooking area, longue beds, and dining area.

Originally submitted for the Model Homes category, the judges felt this entry deserved an ARDA in Design Detail. This particular home was designed to meet the demands of empty nesters, seeking a low maintenance home close to everything. This design is located in a neighborhood with strict design guidelines. The garage was required to be setback 35 feet from the front of the home. Small lot constraints with a public access path on one side presented challenges fitting all requests into a single level. Coming in at just over 1,600 square foot, this 3 bedroom, 2 bath home with expansive great room accomplished the designer's goals.
