This is a black-and-white bathroom at a Brooklyn brownstone project of ours. Its centerpiece is a large, wall-mounted utility sink. The floor has mosaic marble tile, and the walls have white subway tile with accents of black tile.

Knowing the areas and resources of Lake Burton is our specialty Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. This was my favorite aspect of the redesign. We took several negatives and turned them into incredible, showcase features. For example, the current basement has 8 foot high ceilings and is used primarily for storage. Our plan lowers it 4 feet, allowing for an enormous car and art gallery. The walls of the pool are acrylic letting in light and turning this area into a coveted place to entertain. The reflecting pool is approximately 150 feet long and invites people from the house into the yard to enjoy the gardens and the views. There are several unusable acres of hillside. Our plan calls for those to be planted with wine producing grapes with a wine cellar and caves built into the hillside.

Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

The key design driver for the project was to create a simple but contemporary extension that responded to the existing dramatic topography in the property’s rear garden. The concept was to provide a single elegant form, cantilevering out into the tree canopies and over the landscape. Conceived as a house within the tree canopies the extension is clad in sweet chestnut which enhances the relationship to the surrounding mature trees. Large sliding glass panels link the inside spaces to its unique environment. Internally the design successfully resolves the Client’s brief to provide an open plan and fluid layout, that subtly defines distinct living and dining areas. The scheme was completed in April 2016

The design of this home drew upon historical styles, preserving the essentials of the original movement while updating these elements with clean lines and modern materials. Peers Homestead drew upon the American Farmhouse. The architectural design was based on several factors: orientation with views and connection to seasonal water elements, glass cubes, simplistic form and material palette, and steel accents with structure and cladding. To capture views, the floor to ceiling windows in the great room bring in the natural environment into the home and were oriented to face the Spanish Peaks. The great room’s simple gable roof and square room shape, accompanied by the large glass walls and a high ceiling, create an impressive glass cube effect. Following a contemporary trend for windows, thin-frame, aluminum clad windows were utilized for the high performance qualities as well as the aesthetic appeal. (Photos by Whitney Kamman)

Bathroom - contemporary bathroom idea in Boston with flat-panel cabinets, medium tone wood cabinets, white walls and an undermount sink

When presented with the overall layout of the kitchen, this dining space called out for more interest than just your standard table. We chose to make a statement with a custom three-sided seated banquette. Completed in early 2020, this family gathering space is complete with storage beneath and electrical charging stations on each end. Underneath three large window walls, our built-in banquette and custom table provide a comfortable, intimate dining nook for the family and a few guests while the stunning oversized chandelier ties in nicely with the other brass accents in the kitchen. The thin black window mullions offer a sharp, clean contrast to the crisp white walls and coordinate well with the dark banquette, sprayed to match the dark charcoal doors in the home. The finishing touch is our faux distressed leather cushions, topped with a variety of pillows in shapes and cozy fabrics. We love that this family hangs out here in every season!
