This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.

The challenge for this project was that, while the homeowner desired all of the luxury amenities of a deluxe master bath, space was extremely limited. Therefore efficient space planning was critical in achieving the final design. Use of custom painted cabinetry and carrara marble countertops were the basis for this compact yet luxurious bathroom design. Careful attention was given to the tone of the finishes in order to keep this eastern-exposure bathroom light and bright. White trim and crown moulding was used in contrast to the putty colored walls. In keeping with the era of the home, a hand-glazed white ceramic subway tile was used in the soaking tub alcove. Nickel plated bath, lavatory, tub and shower fixtures in the vintage style were used alongside modern amenities such as recessed halogen lighting, electric towel warmers and radiant-heated tile flooring.

This beautiful bathroom features cement tiles (from Cement Tile Shop) on the floors with an infinity drain a custom frameless shower door and custom lighting. Vanity is Signature Hardware, and mirror is from Pottery Barn.

Tucked neatly into an existing bay of the barn, the open kitchen is a comfortable hub of the home. Rather than create a solid division between the kitchen and the children's TV area, Franklin finished only the lower portion of the post-and-beam supports. The ladder is one of the original features of the barn that Franklin could not imagine ever removing. Cleverly integrated into the support post, its original function allowed workers to climb above large haystacks and pick and toss hay down a chute to the feeding area below. Franklin's children, 10 and 14, also enjoy this aspect of their home. "The kids and their friends run, slide, climb up the ladder and have a ton of fun," he explains, "It’s a barn! Wall paint is "pearl white" by Pratt & Lambert and wood trim is "white dove" eggshell from Benjamin Moore. Wall tiles are 3"x6" honed, carrara marble with inset hexagonals for the niche.
