SILVER LINING A city retreat in shades of silver and stone. DESIGN DESCRIPTION High above the city, this condo is a calm retreat dressed in dove grey, ivory and gleaming silver. In the living room, a charcoal velvet sofa sits beneath a textural framed artwork, paired with an acrylic-and-glass coffee table that keeps the space feeling open and airy. A tufted wingback with nailhead trim, a silver-leaf stump table and frosted glass sconces add warmth and dimension. The dining area gathers cream upholstered chairs around a glass table beneath a striking multi-arm rod chandelier, steps from a sleek white kitchen with black glass backsplash. In the bedroom, a tall upholstered headboard, a plush fur throw and delicate butterfly art create a soft, restful mood. The bathroom is a jewel box of onyx-look tile, with a cut-crystal vessel sink, a lacquered black vanity and nickel fretwork mirrors. Calm, luminous and beautifully considered, it is a true urban sanctuary.

MOSAIC MIST Shimmering tile, soft greys and spa-day ease. DESIGN DESCRIPTION This bathroom proves that a modest footprint can still feel like a private spa. Clean white tile sets a bright, airy backdrop, punctuated by a shimmering panel of glass and stone mosaic that frames the tub like a work of art. The same mosaic returns as a band behind the vanity, tying the room together. A frameless glass screen, body sprays and a handheld wand turn the tub into a full shower experience, while a recessed niche keeps essentials tidy. A floating charcoal vanity with an integrated sink and a glass waterfall faucet pairs with a mirrored cabinet lit by slim vertical lights. Light wood-look floating shelves, a heated towel rail and a tall frosted glass cabinet add warmth and clever storage. Bright, calm and thoughtfully planned, it makes the everyday routine feel like a treat.

Located in, Summit Park, Park City UT lies one of the most efficient houses in the country. The Summit Haus – designed and built by Chris Price of PCD+B, is an exploration in design and construction of advanced high performance housing. Seeing a rising demand for sustainable housing along with rising Carbon emissions leading to global warming, this house strives to show that sensible, good design can create spaces adequate for today’s housing demands while adhering to strict standards. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area. The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements. Zola triple-pane, tilt-and-turn Thermo uPVC windows contribute substantially to the home’s energy efficiency, and takes advantage of the beautiful surrounding of the location, including forrest views from the deck off of the kitchen. Bathroom - transitional white tile blue floor and double-sink bathroom idea in Philadelphia with white countertops

The team at Cummings Architects is often approached to enhance an otherwise wonderful home by designing a custom kitchen that is both beautiful and functional. Located near Patton Park in Hamilton Massachusetts this charming Victorian had a dated kitchen, mudroom, and waning entry hall that seemed out of place and certainly weren’t providing the owners with the kind of space and atmosphere they wanted. At their initial visit, Mathew made mental sketches of the immediate possibilities – an open, friendly kitchen concept with bright windows to provide a seamless connection to the exterior yard spaces. As the design evolved, additional details were added such as a spacious pantry that tucks smartly under the stair landing and accommodates an impressive collection of culinary supplies. In addition, the front entry, formerly a rather dark and dreary space, was opened up and is now a light-filled hall that welcomes visitors warmly, while maintaining the charm of the original Victorian fabric. Deer resistant plantings. This selection of perennials and shrubs are bearing up well under the pressure from a large herd of deer that frequently hang out in this open area. The perennials are astilbe, carex, evergreen autumn fern, hellebore, and variegated solomon's seal. Shrubs include abelia, itea, laurel, mugho pine and oak leaf hydrangea.
