"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. The extra tall upper cabinets add height and drama to the space. The glass inserts at the top have lighted interiors which serve as storage and display areas. The Crown molding continues over the stainless hood, bridging the nearly 4 foot gap between the two sides. The grey accent color on the wall cabinets is echoed at the large kitchen island. The soft white perimeter color serves as a great anchor for the bold grey accent. The granite stays true to the color scheme with its white base and grey and black veining. The back splash is a grey vein cut limestone. The glass inset tiles offer color and shine to the subway limestone. At the hood area, the pattern switches to herringbone, but maintains the glass accent. By using the same tile and simply changing the format, we add visual interest to the space without creating competing elements. The exposed end of the left upper cabinet has door panels integrated to the side. Instead of a 5 foot flat side, the decorative false door adds dimension and character.

This new house respectfully steps back from the adjacent wetland. The roof line slopes up to the south to allow maximum sunshine in the winter months. Deciduous trees to the south were maintained and provide summer shade along with the home’s generous overhangs. Our signature warm modern vibe is made with vertical cedar accents that complement the warm grey metal siding. When homeowners Garry and Sherry bought their 1799 farmhouse in Lancaster, they prepared themselves for many years of renovation: 28 years, to be exact. They gradually tackled inside projects like the master bath, basement, a recent kitchen remodel and even an office-turned-Irish pub. During one painfully hot summer, they installed a pool that became their go-to for summer entertainment and parties. Now, Garry and Sherry’s four children have grown and the couple has found free time in not devoting their days to hockey, volleyball and softball games. So several years ago, they decided to take on the outdoor space. The couple contacted Bobby Kenyon and Adrian Kapp of C.E. Pontz (www.cepontzsons.com) to create a design that would blend with the rustic look of their farmhouse. They hoped to increase the amount of entertaining space by enlarging the patio area and adding a pavilion and outdoor kitchen. Another must-have was a covered area that could ensure the party would not end even if the weather would not cooperate. After brainstorming with Bobby and Adrian, they decided to include a gas fireplace, an outdoor television in the pavilion, and a Kegerator in the kitchen. For the outdoor overhaul, C.E. Pontz began by adding two separate patios of flagstone and natural stone that combine to a total area of 1,100 square feet. They laid large stone slabs to create a walkway connecting the kitchen and living area. For sunny days, C.E. Pontz installed an outdoor kitchen complete with granite countertops, sink, gas burner, grill and storage area. A pergola above the grill offers shade to whomever is tending the tongs that night. Sherry said that having an outdoor kitchen has made entertaining a time for sharing and enjoying food rather than preparing and serving it. When their indoor kitchen was being remodeled last summer, the family prepared nearly all of their meals outdoors, from eggs at breakfast to pasta at dinner. And they still love the summer staple of anything with grill marks. Because the perfect addition to charred meats and veggies is usually a cold draft, C.E. Pontz completed the kitchen with a Kegerator, placed conveniently in arm’s reach of the guest seating. Across the walkway and above the adjoining stone patio, C.E. Pontz built a 16- by 20-foot pavilion, or, essentially, a living room under the trees. A fan hanging from the vaulted ceiling keeps guests cool while they lounge in plush wicker chairs, watching television. Sherry and Garry furnished the space with dark wicker seating from Wicker Imports in Lancaster (www.wickerimportsonline.com). They added pillows and cushions in earth-toned patterns for extra comfort and color. To keep the space alive after the sun sets, they decorated with lots of candles as well as copper lighting that Garry, having an electrical background, installed himself. Plus, C.E. Pontz constructed a gas-fed stone fireplace just outside the pavilion that illuminates the living area and provides a cozy warmth in colder months. Garry, who has a green thumb according to his wife, sets out 18 to 20 large planters around the pool and patio in the summer. These complement the roses, nandina and various grasses that C.E. Pontz used to landscape around the patios. In spring, the couple works to beautify the beds so that in summer, they simply need to water the plants and enjoy the flora. “It is truly an outdoor oasis that we utilize during the warm months and are sorry to see closed during the winter months,” Sherry says. After nearly thirty years of transformation, their 217-year-old home is the entertaining hot spot for friends, family and grandkids. Fun Facts: A Kegerator? Simpler than it sounds, a Kegerator is a dispensing device connected to a keg (typically of beer) that is kept in a refrigerated container. It maintains the quality of the beer for longer periods of time, even for several months. Approximately 60 tons of stone base material were used for this project. Two patios were added that combined a total area of 1,100 square feet of natural flagstone. This landscape features about 18,000 pounds of flagstone. It’s warm in Southern California, and that’s exactly the feeling Andy and Liz sought to maintain inside their new Tuscan-style home as they embarked on a modern interior makeover. After all, the couple had two small children and a dog to consider. Empty and austere simply wasn’t a good fit for the young family whose interests include photography, art and lots of Lego’s. Andy, an engineer, became intrigued with Cantoni after driving past the Irvine location on his daily commute. It wasn’t long before he and Liz decided to venture into the Los Angeles showroom, and that’s where they met Bernadette. By all accounts, the trio made for great collaboration, and the project that began in February 2012 is still a work in progress today. “We were impressed by Bernadette,” says Andy. “We liked her and her work, and she won us over.” The project began with pictures sent and an in-home walk-through where measurements were taken. The couple knew they wanted furnishings for the living, dining and family rooms, as well as the media room and a study. They were open to art and accent pieces, and hoped to incorporate natural elements into the mix. Bernadette set to work. “It was fun touring our LA showroom and listening to Liz and Andy discuss their likes and dislikes. One thing was for sure,” she adds, “the Laguna Sectional was going in their theater room even if we needed to knock out a wall!” UpstairsPhase I of the job is complete (as you can see from the stunning images), but instead of parting ways, Andy and Liz decided to have Bernadette help re-imagine the master bedroom and kitchen, next. With two small children and a third on the way, the owners of an original eighteenth century Cape were quickly out-growing it, but they had no desire to move away from the Cape Cod home and location they loved. They simply needed a reconfigured layout and more space. Their goals included repurposing some existing rooms, adding a new kitchen/family area plus screen porch on the first level, and creating a master suite and roof deck with an outdoor shower on the second level, connected by a new stair. Our challenge was to improve the flow between existing spaces, and design the two-story addition without overwhelming the pint-sized original Cape. We took advantage of the lower grade at the rear of the property to step the first floor of the addition down two steps from the existing main level. This allowed us to align the second floor in the addition with the existing second floor, while gaining ceiling height in the new first-floor kitchen/family area. We composed a cross-gabled form for the addition to improve the second floor headroom, while maintaining the existing eave line. We then extended some existing shed dormers to gain headroom and enhance function. We also expanded the outdoor living area with privacy walls along the roof deck. New, larger, double–hung windows that match the lite configuration of the existing windows, along with new side-wall shingles and trim which resemble the existing exterior treatment help to tie the new addition to the old Cape. Though there’s no mistaking the new for the old, the two are simpatico. Completely enclosed in glass, this custom wine cellar in Hermosa Beach, Los Angeles, California, is sure to turn some heads. Located directly off of the kitchen and dining room, this custom wine room / glass wine cellar / modern wine cellar / contemporary wine cellar holds upwards of 200 bottles. Glass, Metal, and stone are all utilized in our favorite combination for a gorgeous contemporary masterpiece. Double deep metal wine racks / metal wine racking is utilized here, placed a few feet off of the ground to allow for potential case storage space on the tile below. Black metal wine racking was also chosen, as opposed to silver metal wine racks in order to really make the space pop. The glass here is single pane. Master Wine Cellar Builders and Design Build team at Vintage Cellars recommend using dual paned, thermally insulated glass in wine cellars to minimize potential for condensation, as well as making sure that your wine cellar is able to maintain proper temperature and humidity constantly. Single pane glass simply does not have a high enough R Value of insulation, though it can make the space look a bit more clean and elegant. The cooling system was recessed and ducted into the ceiling to ensure the minimalist look was achieved for this wine cellar / glass wine cellar / modern wine room / modern glass wine cellar / modern glass wine room / contemporary wine room. This home beautifully blends modern, contemporary, and traditional design features. Wood, marble, stone, glass, and metal all come together beautifully to make this space cool and sleek, but also warm and homey. Here in Newport Coast, Newport Beach, Orange County, California, modern / contemporary architecture is THE design trend. In a home which mixes the best of traditional and contemporary, this custom wine cellar / custom wine room fits like a glove. Double sided glass walls enclose this custom wine cellar, with one side visible from the living room, the other from the dining room. Floor to ceiling black metal wine racks line each wall - dual sided as to maximize horizontal label forward design and display. Appointment Information Unlike full showrooms open to the general public, Main Line Kitchen Design works only by appointment. Appointments can be scheduled days, nights, and weekends either in your home or in our office and selection center. During office appointments we display clients kitchens on a flat screen TV and help them look through 100’s of sample doorstyles, almost a thousand sample finish blocks and sample kitchen cabinets. During home visits we can bring samples, take measurements, and make design changes on laptops showing you what your kitchen can look like in the very room being renovated. This is more convenient for our customers and it eliminates the expense of staffing and maintaining a larger space that is open to walk in traffic. We pass the significant savings on to our customers and so we sell cabinetry for less than other dealers, even home centers like Lowes and The Home Depot. We believe that since a web site like Houzz.com has over half a million kitchen photos, any advantage to going to a full kitchen showroom with full kitchen displays has been lost.
