With a desire to stay close to friends and family, the owners of this 1984 home spent several years searching for property near their neighborhood to build a new, more modern, energy-conscious home tailored to their empty-nest lifestyle. They eventually concluded that their current site was the perfect location for them, but the home needed to be updated and reorganized to create fresh, open, unified spaces to comfortably welcome gatherings of family, friends, and guests. Before renovation, the floor plan included small rooms, dedicated hallways, a step-down living room, a heavy and dark corner fireplace, and limited opportunities for natural light and visual connections from space to space. Exterior deck areas were narrow, long, and used infrequently. Primary goals of this project included accessibility of space, more natural light, better connectivity between spaces, and a focus on sustainable performance. The updated main floor plan included the selective removal of walls to reallocate dedicated hall space to usable, open living area. The step-down living room was leveled for full accessibility, safety, furniture flexibility and overall space use. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed. In several strategic locations, the footprint of the house was expanded to enhance function and flow at the kitchen, dining room, and mudroom. The new outdoor deck area is now large and singular and includes a grille area, dining space and open seating overlooking the newly landscaped pool below. The exterior envelope of the house includes new insulation, siding, and energy-efficient windows, as well as two large roof-mounted solar arrays, to increase thermal performance and to offset energy costs. Inside, the new HVAC system maximizes energy efficiency while using a fraction of its former footprint. As a result, a portion of the former mechanical space was added back to the lower level family room area and expands into a cozy library nook. MMA partnered with the owner’s interior designer and kitchen designer to achieve a softer, contemporary palette of finishes that complement this newly configured, light-filled home.

Our clients had a cramped and outdated kitchen that lacked flow. They envisioned a space the family could share, including an eat-in kitchen with an island. Their small master bathroom also needed a facelift, more counter space, and storage options. They desired both spaces to be clean with a modern aesthetic. Thoughtful architectural planning dramatically opened the space in this home to encompass the kitchen, dining, and hallway areas into one unified expanse. JRP removed the soffit and pushed back the appliance wall into the hallway to create the space needed for the central island-a place to hang out while dinner is being made, but also double as an additional food prep area. The cabinetry, along with the quartz backsplash and countertop, made for a clean, modern look. Upstairs, the master bathroom transformed into a clutter-free zen zone. The tiny closet and outdated vanity were removed and replaced by an integrated counter space with white oak cabinetry, drawers, and open space shelving. The dated round-framed mirrors were swapped out in favor of one large, singular mirror. The most used areas in this home are now comfortable and polished with surfaces that are both simple and easy to clean. This remodel design embraces modern living at its best. Combining ancient wool felting techniques with modern lighting technology, the Apaya Collection safeguards heritage whilst re-inventing its future. Felted wool is then molded into a singular sleeve which is then slipped over a transparent cylinder. This sleeve can be easily removed for dry cleaning or exchanged for another design.

A roof extension was added to create a screened porch facing the golf course. The framing for the screened area was reduced by using Screen Tight MINItrack. The exterior windows in the loggia were replaced from twin windows to a singular large window to bring the outdoors in.

This beautiful off-white arched window is made with Lockridge natural thin stone veneer from the Quarry Mill. Lockridge is a quintessential grey toned dimensional real stone veneer. From a distance the stones appear to be a solid and singular color, however, upon closer inspection one can see the unique veining. Some pieces have solid horizontal lines running through the stone, whereas, others have a more speckled appearance. Every individual piece has its own character, a quality that can only be achieved with natural stone. Lockridge has sawn heights of 2.25”, 5” and 7.75” and is cut specifically for a half inch mortar joint. Larger heights are available upon request depending on the scale of the project.

White and grey kitchens are timeless designs for homes everywhere. This kitchen, while may be a grey themed kitchen, packs some punches in some design choices. First, they chose a wood countertop for their island to offset their marble countertop. But what we love the most (of course) is our Mod Mosaics tile throughout the kitchen. Mod Mosaics are a great way to continue ones theme of a single color (usually neutral) but then you have the open to throw in some color accents to bring out your spaces personality. This is exactly what these homeowners did--a singular grey color with several other colors interspersed throughout. The result? This is one drool worthy kitchen! Located on an extraordinary hillside site above the San Fernando Valley, the Sherman Residence was designed to unite indoors and outdoors. The house is made up of as a series of board-formed concrete, wood and glass pavilions connected via intersticial gallery spaces that together define a central courtyard. From each room one can see the rich and varied landscape, which includes indigenous large oaks, sycamores, “working” plants such as orange and avocado trees, palms and succulents. In the Mirò living room there is a refined contrast between vertical and horizontal lines, embellished by decoration in crystal resin and floral interweaving. However, the repetition of the curved lines opens up like a fan articulating its leitmotiv, and combine with the transparencies and reflections of the window and mirror. In the Mirò living room, as with the other furniture from the collection, the singular element is the light, reflected on the surfaces and caught by the crystal details glimmering like gemstones. The latter can be handpicked, illuminating your Arredoclassic pieces with little LED lights, modulating and enhancing the environment to your taste.

This project created a singular modern home for clients with two distinct professions; she is an artist; he is a musician. Their directive to Battle Associates was to “design the home of their dreams,” and “make it cool.” As the design evolved, three volumes emerged each with its own individual character. Shapes, materials, and colors reinforced the concept. The “Red Barn” houses a music studio, garage, guest, and children’s bedrooms. The “Industrial” volume is the Art Studio. The “Middle” volume is where the clients live. Each structure has its own set of exterior details, materials, and colors. The three buildings are oriented to maximize views around a man-made pond and a conserved hefty locus tree. Clean, contemporary lines set the tone for the details throughout the project, creating an appropriate environment for displaying artwork. Maple, bamboo, and painted finishes were the predominant palette, complemented with steel and glass for the stairs. Kitchen details favored cut-away pulls instead of hardware. The shell of the entire home was detailed and constructed with a high degree of energy efficiency in mind. Ultra-insulation was the standard with foam panels, triple glazing, and near passive house standards for construction.

The view to the courtyard promises to be a singular experience. The pastoral color pallet and expansive windows pair well with the earth tone hand-scraped floor to create a modern yet classical all season luxury living space.
