This study was built with a tall ceiling, so we had molding placed around the walls two thirds of the way up and selected a textural grasscloth for the lower portion in order to draw the eye down from the ceiling. Warm shades of taupe for the remaining part of the walls and ceiling make the room cozy and intimate. Another layer of texture was added with the geometric hand crafted hair on hide rug, and we selected contemporary but inviting furniture with custom fabrics, and a soft throw pillow. Perhaps the highlight of the room, we chose to use bookcases upholstered in a gray velvet and enhanced with nickel nail head trim. Custom artwork was sourced especially for the room to enhance the color palette and draw out the golden yellow in the desk chair fabric. Charming Old World meets new, open space planning concepts. This Ranch Style home turned English Cottage maintains very traditional detailing and materials on the exterior, but is hiding a more transitional floor plan inside. The 49 foot long Great Room brings together the Kitchen, Family Room, Dining Room, and Living Room into a singular experience on the interior. We opted to do a custom floating staircase with a large singular HSS post stringer that we locked into the loading points within the adjacent wall. The floating stringer was connected with pans that held custom built Tiger Wood platforms. This provided differentiation in the staircase and defined the landing of the staircase. The railings for the stairs were custom fabricated on-site and glazing was installed to match the open concept and modern look. Finally, the treads are custom oak, stained on-site to give texture and contrast to the glossy HSS stringer.

Every line of the pool and landscape plan was meticulously composed to pull your eye outward, enhance the architecture, and create an atmosphere that feels singular to this property. The backyard is anchored by a custom resort-style pool and spa composition that reads like a modern water courtyard—clean geometry, natural stone surfaces, and layered water movement. Bubblers and deck jets add sound and sparkle without interrupting sightlines, while a low-profile fire element and lawn panels soften the hardscape and keep the space feeling livable, not just a showpiece. Beyond the resort core, the property expands into an estate-scale recreation zone, including a full sport court framed in stone paving, structured planting beds, and evening lighting that keeps the grounds active after sunset. This rare Antique Proto Kurdish Early rug is woven around 1800’s or earlier. This example shows the origin of Mahi (fish) design and how it evolved into the classical Herrati pattern. The border holds beautiful dragons and alternating phoenixes. As expected for a rugs age it is a bit weathered, but beautiful nonetheless. Kurds are masters of color. Proto Kurdish rugs are as diverse as the ethnic weavers who created them. The presence of Kurdish weavers in the northwestern area of Persia and the Iranian Kurdistan region has led to some stylistic overlap with northwest Persian designs and Transcaucasian motives. This singular antique Kurdish oriental rug woven by pastoral nomads captivates its viewer with its design.

When our client bought this house, it was stuck in limbo between the traditional interior and a 90's modern structure. The direction we took was a combination of calm beige color scheme with clean lines and smooth surfaces. The continuation of the same materials throughout the house finally bonded all the different spaces into a singular home. The two guest bathrooms were made with Cloe zellige style tiles and custom floating vanities made from white oak. The same oak was used also for the built-in TV wall as floating shelves and base cabinets with a large, tiled center piece for the recessed TV and the electric fireplace. The kitchen also received some of the white oak love in the form of the Island and the recessed cooking area. The biggest issue with the kitchen space was the lack of proportions between the width and its length vs. the extreme height of the vaulted ceiling. The solution I came up with was a secondary line of wall cabinets to be the same depth as the full height units to create a wrap around and make the space more proportionate. Continuing to the master bathroom, here we have a true walk-in master bath suite, no door needed with this size of space. All the walls received porcelain semi slab treatment. (72x36 porcelain tile) a lot of work went into selecting the correct tile pieces to give it the effect of a single slab installation but without the added cost. All fixtures are by Kohler with their fantastic modern gold finish. The result was a perfect flow of calm beige colors and warmth of natural wood throughout.

On the Upper West Side of Manhattan, a transformative renovation project was unfolding as two spacious apartments seamlessly merged into a luxurious, expansive residence. Walls came down, creating an open and flowing layout that embraced the essence of open plan living. The fusion of the two spaces allowed for the creation of a grand living area, adorned with oversized windows that bathed the rooms in natural light. The kitchen which is now a culinary haven, features state of the art appliances and a central island conductive both to cooking and entertaining. Bathrooms were reimagined into private recreates, each with its own charm. This harmonious blending of two large apartments crafted a singular, sophisticated urban dwelling that epitomized the grandeur of New York City living.

Our clients had a cramped and outdated kitchen that lacked flow. They envisioned a space the family could share, including an eat-in kitchen with an island. Their small master bathroom also needed a facelift, more counter space, and storage options. They desired both spaces to be clean with a modern aesthetic. Thoughtful architectural planning dramatically opened the space in this home to encompass the kitchen, dining, and hallway areas into one unified expanse. JRP removed the soffit and pushed back the appliance wall into the hallway to create the space needed for the central island-a place to hang out while dinner is being made, but also double as an additional food prep area. The cabinetry, along with the quartz backsplash and countertop, made for a clean, modern look. Upstairs, the master bathroom transformed into a clutter-free zen zone. The tiny closet and outdated vanity were removed and replaced by an integrated counter space with white oak cabinetry, drawers, and open space shelving. The dated round-framed mirrors were swapped out in favor of one large, singular mirror. The most used areas in this home are now comfortable and polished with surfaces that are both simple and easy to clean. This remodel design embraces modern living at its best. In the Mirò living room there is a refined contrast between vertical and horizontal lines, embellished by decoration in crystal resin and floral interweaving. However, the repetition of the curved lines opens up like a fan articulating its leitmotiv, and combine with the transparencies and reflections of the window and mirror. In the Mirò living room, as with the other furniture from the collection, the singular element is the light, reflected on the surfaces and caught by the crystal details glimmering like gemstones. The latter can be handpicked, illuminating your Arredoclassic pieces with little LED lights, modulating and enhancing the environment to your taste.

With a desire to stay close to friends and family, the owners of this 1984 home spent several years searching for property near their neighborhood to build a new, more modern, energy-conscious home tailored to their empty-nest lifestyle. They eventually concluded that their current site was the perfect location for them, but the home needed to be updated and reorganized to create fresh, open, unified spaces to comfortably welcome gatherings of family, friends, and guests. Before renovation, the floor plan included small rooms, dedicated hallways, a step-down living room, a heavy and dark corner fireplace, and limited opportunities for natural light and visual connections from space to space. Exterior deck areas were narrow, long, and used infrequently. Primary goals of this project included accessibility of space, more natural light, better connectivity between spaces, and a focus on sustainable performance. The updated main floor plan included the selective removal of walls to reallocate dedicated hall space to usable, open living area. The step-down living room was leveled for full accessibility, safety, furniture flexibility and overall space use. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed. In several strategic locations, the footprint of the house was expanded to enhance function and flow at the kitchen, dining room, and mudroom. The new outdoor deck area is now large and singular and includes a grille area, dining space and open seating overlooking the newly landscaped pool below. The exterior envelope of the house includes new insulation, siding, and energy-efficient windows, as well as two large roof-mounted solar arrays, to increase thermal performance and to offset energy costs. Inside, the new HVAC system maximizes energy efficiency while using a fraction of its former footprint. As a result, a portion of the former mechanical space was added back to the lower level family room area and expands into a cozy library nook. MMA partnered with the owner’s interior designer and kitchen designer to achieve a softer, contemporary palette of finishes that complement this newly configured, light-filled home.
