This is an example of a modern partial sun concrete paver garden path in San Diego.

With a lengthy list of ideas about how to transform their backyard, the clients were excited to see what we could do. Existing features on site needed to be updated and in-cooperated within the design. The view from each angle of the property was already outstanding and we didn't want the design to feel out of place. We had to make the grade changes work to our advantage, each separate space had to have a purpose. The client wanted to use the property for charity events, so a large flat turf area was constructed at the back of the property, perfect for setting up tables, chairs and a stage if needed. It also created the perfect look out point into the back of the property, dropping off into a ravine. A lot of focus throughout the project was the plant selection. With a large amount of garden beds, we wanted to maintain a clean and formal look, while still offering seasonal interest. We did this by edging the beds with boxwoods, adding white hydrangeas throughout the beds for constant colour, and subtle pops of purple and yellow. Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. Today the site of a contemporary, ranch-inspired community, this rustic landscape was once part of the largest silver-producing mining district in the U.S. It later supported an array of intensive, agricultural activities. From the gentle rise of tilled-rubble walls and the patterning of open meadow, to the remnants of sculpted earthworks, evidence of the site’s prior use abounds. Winding foot trails allow visitors to experience panoramic views of the timbered landscape and structural features reminiscent of the historic ranch, including the large, wooden water trough that serves as a central focal point of the property. The design of the current landscape celebrates this juxtaposition of past and present; it revels in its contemporary context while embracing a historically minded design intent and honoring its latent history through selected materials and textures. The result of this mindful effort is an expression of thoughtful transition from the bygone, ranch of yesterday to a modern-day interpretation of the agrarian homestead. The contemporary master suite features a standout custom upholstered headboard with wood headboard frame and upholstered bed frame. The owners of this home, completed in 2017, also installed blind pockets, to allow them to darken the room with blackout shades when needed, that also conceal sheer custom drapery that showcases the lake views from full floor to ceiling windows while also softening the look and feel of the room. The cove ceiling includes hidden LED lighting which adds architectural detail and function. The intimate sitting area in front of the floor to ceiling windows gives an added warmth to the room while the wide plank French oak floors in a neutral palate allow the elements of this room to really shine.

"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."
