The homeowners came to us looking for assistance to design and build a custom home on their current lakefront property. They were living on the site in an existing small cabin from the 1960s. The property has a steep embankment down to the lake and a zoning setback that created challenges for fitting a custom home on the lot. Xpand worked with the homeowners to find and select the size and style of home that they liked and worked for their unique piece of land. The homeowner was very interested in aesthetics and desired a modern home with sleek low roof lines and lots of windows to take advantage of the lake views. Restrictions from zoning challenged Xpand, but we were able to perfectly fit the home with an angled deck that was within 3” of both the front and back yard setbacks. In addition to a modern aesthetic, the homeowners are hoping to stay in the home as they age, so careful consideration was given to making sure that their new home would function for them in the future by including wider doorways, curbless showers, hard surface flooring and single-floor living. This mid-century modern designed home includes a high covered entry, high ceilings, floor-to- ceiling windows and an open floorplan. Overall, this medium-sized home feels spacious yet bright and inviting. Slab on grade platform construction includes highly efficient in-floor hydronic heat that keeps everything consistently warm in the winter. Throughout the interior of the home, the use of clean lines reflects the modern aesthetic desired by the homeowner. The kitchen features flat-panel doors and a large island with a dramatic quartz countertop. The use of black and white tones throughout with bright pops of color and geometric shapes completes the modern look to perfection. Outside, restrictions from zoning challenged Xpand, but we were able to perfectly fit the home with an angled deck that was within 3” of both the front and back yard setbacks. The unique stylistic deck includes airplane cable railings and lifetime warrantied PVC decking on the back of the house.

This laundry sink has a custom wood work surface where the sink can become a flush folding zone, by the simple lift of the center board. The hole serves as both a way to lift the board and as a drain in case the water mistakenly gets turned on. The wall mounted spout on the faucet also swivels out of the way when the area serves as a work space.

Installed partially in-ground, this Original Endless Pool lets this homeowner swim in place, enjoy aquatic exercise, or just kick back and relax! The Endless Pool can be installed indoors, even in existing spaces, for a year-round pool season. Out of sight is the retractable pool cover -- it traps in heat and controls humidity. To adapt to this pool, the room only needs a tile surround and a standard bathroom fan.

A traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking. Particular attention was paid to creating spaces that support multiple functions as well as innovative storage solutions. A mezzanine-level sleeping space looks down over the multi-use kitchen/living/dining space as well out to multiple view corridors on the site. To create a expansive feel, the lower living space utilizes a bifold door to maximize indoor-outdoor connectivity, opening to the patio, endless lap pool, and Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and meditation space. This compact home contains a fully-equipped kitchen, ¾ bath, office, sleeping loft and a subgrade storage area as well as detached carport.

Perched on a forested hillside above Missoula, the Pattee Canyon Residence provides a series of bright, light filled spaces for a young family of six. Set into the hillside, the home appears humble from the street while opening up to panoramic views towards the valley. The family frequently puts on large gatherings for friends of all ages; thus, multiple “eddy out” spaces were created throughout the home for more intimate chats. Exposed steel structural ribs and generous glazing in the great room create a rhythm and draw one’s gaze to the folding horizon. Smaller windows on the lower level frame intimate portraits of nature. Cedar siding and dark shingle roofing help the home blend in with its piney surroundings. Inside, rough sawn cabinetry and nature inspired tile provide a textural balance with the bright white spaces and contemporary fixtures.

The scope of work for this new custom home included Preliminary Design, Design Review submittal and approval, Architectural Design, Site Planning and Building Permit submittal and approval. Thayer Architecture Inc. worked closely with the Owner to create an aesthetically pleasing and functional design that fit the requirements of the Town, the Owner and the Site. Carefully positioned on a site blessed with spacious surrounding acreage, the home was carefully positioned on a tree-filled hilltop and tailored to fit the natural contours of the land. The house sits on the crest of the peak, which allows it to spotlight and enjoy the best vistas of the valley and pond below. Inside, the home’s welcoming style continues, featuring a Midwestern take on perennially popular Western style and rooms that were also situated to take full advantage of the site. From the central foyer that leads into a large living room with a fireplace, the home manages to have an open and functional floor plan while still feeling warm and intimate enough for smaller gatherings and family living. The extensive use of wood and timbering throughout brings that sense of the outdoors inside, with an open floor plan, including a kitchen that spans the length of the house and an overall level of craftsmanship and details uncommon in today’s architecture. •
