If sports are the preference, watching three events simultaneously is simple. The raised breakfast bar is made of semi-precious stone, which is backlit with LED panels to complement the luxe high-gloss walnut and white lacquer cabinetry. Stephanie suggested a dark, wood round table by Saloom to soften the space and create a small seating and eat-in area that feels clean and uncluttered with a wonderful view of the lake. This home was designed from start to finish by Stephanie James with Allen and James Interiors at Furnitureland South. While Stephanie’s long-time clients were in the process of determining finishes and textures, from cabinetry to flooring to counter tops, they visited Furnitureland South. He had contemporary tastes that gravitated toward leather and angles; she was drawn toward softer fabrics and curves that occasionally bordered on traditional. They both agreed that Stephanie should help them select furnishings, fabrics and textures that would result in a contemporary home with warm elements that were beautiful, comfortable and welcoming, while reflecting both their aesthetics. The previous front porch — captured in the “before” photos of the slideshow — was puzzling. The owner of this two-family home in New Bedford wasn’t sure how it had evolved, but both the first- and second-floor porch levels appeared to have been added on top of previous porches, which made for very curious enclosing guardrails. When the owner approached KHS, she was ready to completely remove the haphazard porches and start fresh with something more in keeping with her American Foursquare-style home. The new porches allow more daylight to reach the interior at both levels, while maintaining privacy from the street with guardrails containing paneled piers and tightly spaced balusters. New wide steps that have lower riser heights set the stage for a gracious entry. Since low maintenance materials were a priority for this homeowner, much of the porch is comprised of Azek trim elements. The porch decking is mahogany. New tapered posts and a gently sloped upper-porch roof meet the inset upper-level guardrail in a manner reminiscent of some of the more traditional porch treatments in the neighborhood. Transforming the porches has transformed this home’s curb appeal.

This new 3,600 SF 3 bedroom, 3 bathroom, two-story residence is located halfway between the heart of downtown Ithaca and Taughannock Falls State Park. The site has beautiful views of Cayuga Lake and is situated on the heavily traveled Route 89. Trade Design Build was hired for full design-build services, starting with site feasibility, concept design, permit and construction drawings, through construction. The slideshow above shows theses stages of the project, including photos of the completed exterior. Our clients purchased the tight one-acre lot with an existing condemned home onsite that needed to be demolished, and the site reimagined. They were looking for a simple, contemporary home with clean lines and quality materials, that maximized views of the lake. To meet these goals, the design team stretched the home out across the site and pushed all the habitable spaces to the lakeside of the home so that each space, including bathrooms, have an incredible view of Cayuga Lake. An access corridor on the roadside has the added benefit of buffering living spaces from the noise of the highway. To ensure clean lines and a contemporary feel, the team used simple forms on the interior and exterior. The simplicity of the rectangle and pitched roof allowed for higher quality windows, siding and metal roofing.
