This remodel consisted of a whole house transformation. We took this 3 bedroom dated home and turned it into a 5 bedroom award winning showpiece, all without an addition. By reworking the awkward floor plan and lowering the living room floor to be level with the rest of the house we were able to create additional space within the existing footprint of the home. What was once the small lack-luster master suite, is now 2 kids bedrooms that share a jack and jill bath. The master suite was relocated to the first floor, and the kitchen that was located right at the front door, is now located in the back of the home with great access to the patio overlooking the golf course. In this lovely, luxurious master bedroom, we installed the headboard wallpaper with a white and gold pattern, and painted the walls and trim in a fresh soft white. Gold accents tie everything together!

A large Master Suite with soft tones boasts huge floor to ceiling windows and doors with custom motorized drapery. Lots of plants and a quite seating area are off this room on a private balcony. The upholstered headboard and matching bed bench are trimmed with a dark hammered nail head and topped with custom luxury bedding. Behind the bed is a wall covered in subtle faux snakeskin paper. The nightstands and matching entertainment center are an elegant mixture of dark and light woods. Atop the nightstands is a pair of metal and crystal lamps. A custom desk was built on one side of the room to serve as the owner’s home office. Colorful artwork near the desk adds a pop of bold color. This vertical murphy bed folds up to allow for ample use of the space. An adjacent corner desk provides a great workspace, while upper and lower cabinets and open shelving give plenty of storage and display options.

When a 7 year old Brooklyn hip-kid is also an animal lover, you get this woodland boy's room, designed to grow and maximize storage. This small kid's bedroom features a storage bed, wall shelves, a spacious desk hutch, and a storage ottoman to accommodate ample toys and books, as well as a custom designed closet to suit a growing child's needs. Hipster Animals removable wallpaper is fun for a 7 year old, but still cheeky and cool enough for a teen. And while woodland animals abound, they are balanced by mature decor elements like neutral colors, dark blues, boyish plaid, and chic wool and leather textures meant to grow with child. This room is one of our favorite small space designs - it's fun, personalized, and makes the space look bigger--while also providing storage and function. Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

© Wing Wong Space efficiency was a major design factor in this one bedroom apartment on Fifth Avenue that serves as a second home. Pocket doors were installed to the living room to provide privacy when necessary but allow light to enter the interior of the apartment, and a spacious foyer now acts as a dining room. Custom cabinetry in the home office and bedroom maximizes storage space for books, and millwork details provide formality and visual interest to an otherwise simple space.

This custom lighted panel brings together the client’s love of eye-catching light fixtures, captivating artwork, and modern sophistication with a bit of edge to create a dramatic focal point for the Master Bedroom. This designer created the pattern for this laser cut wood panel, slightly evocative of an Asian floral motif, which was inspired by the client’s cultural heritage. A pop-out wall and niche were purposefully created and positioned directly above the crisp headboard. Mock-ups ensured the depth of the niche would accommodate the panel support, as well as space to allow the LED light source to bounce off the strips of aluminum at the side walls. A small border frames the decorative panel, which allows the support and strips of LED tape lighting to be subtly concealed while still casting a strong glow into the center of the panel. The result is a stunning feature of light and art.

This 16 m² contemporary bedroom in Uzhhorod combines sleeping, working, vanity, and reading areas within one calm, open layout. An upholstered bed and custom geometric wall panel create a strong focal point, while the compact desk, illuminated mirror, and reading chair add everyday functionality without making the room feel crowded. Layered pendant, wall, and ambient lighting supports focused work, quiet reading, and evening relaxation.
