They are a busy 2-career household with young children and enjoy entertaining friends and family in their home. They have a beautiful open concept home but unfortunately the kitchen was not fitting for the rest of the home. They were not quite sure what to do with the space. We talked about trying to refresh it or do more of a minor remodel, but in the end they decided a full gut would get them to where they wanted to be. One problem was there was no place for guests to hang out other than the large and awkward banquette area. The brick wall and tiled hood area were feeling a bit dated and tired. The space was just not functional for their lifestyle. There was no prep space near the cooktop and no landing area for items coming out of the ovens or refrigerator, plus a big dead zone in the center of the room. Banquettes, like the one they previously had in the space, are great for small spaces, but when they get really large like this one, it makes getting in and out of the seating area awkward and uncomfortable. Plus, there was room for a large table, so we eliminated the awkward built in. We started by removing the faux brick wall between the kitchen and back entry. We relocated the entry to the garage over a couple feet in order to get every last inch out of the new kitchen. We also made the decision to close up the primary window that faced the pretty ho hum brick wall of the neighbor’s house. There was plenty of light coming in from the seating area, so we just didn’t feel the window was adding much to the room. Construction went smoothy. There was a bit of rework with electrical, flooring and HVAC, but in the end, we think it was well worth it. The clients really wanted a sleek contemporary look, and we originally had planned for a full height slab backsplash, but due to it’s size, it was a budget buster. Instead, we got creative and settled on large format porcelain tiles that have a similar feel but were a fraction of the cost. We made sure the wall was plumb and level so that the fit and finish would mimic that of slab material. The final space was quite a change. A large prep sink sits directly across from the new pro-style range with plenty additional prep space on the large island. The refrigerator and ovens now have miles of landing space, and a nice tight work triangle makes cooking a breeze. Since we wanted a more contemporary feel, not many wall cabinets were included. Instead, we outfitted some of the drawers for dish storage with a peg system. Two large pantries flanking the refrigerator hold baking supplies and small appliances. Large drawers by the cooktop hold pots and pans, and an appliance garage tucked away to the left of the range hides away miscellaneous items. The large island also houses a microwave drawer and tons of storage, most of which is drawers offering maximum convenience. The island now seats 5-6 people comfortably along with the new table in the seating area which can seat up to 8. Entertaining will be a breeze in this space. With such a clean backdrop, we knew we would need some drama with the lighting, so we chose two sets of staggered pendants, which we adjusted for the right visual balance above the island. We also included a small coffee station to the right of the main kitchen, which helps keep the coffee clutter out of the kitchen proper. Two tones of complimentary gray are featured in this kitchen. The perimeter is a light gray that reads almost white. The island is a gray stain that adds some depth and interest with the visible wood texture. The countertops are clean white quartz, and the hardware, barstools and light fixtures add warm brass tones. I see lots of cooking and entertaining with family and friends in the near future in this bright and airy new space. This project is more than meets the eye! In a gorgeous neighborhood in Del Mar, San Diego, California, This unique small custom wine cellar truly acts as a showstopper. Originally within this house, the door which now faces outward used to be around the corner in a small hallway, virtually eliminating any visibility into this contemporary walk in custom wine cellar. Upon seeing the location of this space within the house, Gene Walder and the knowledgeable team at Vintage Cellars knew that to really take advantage of the room provided, (which is actually below the stairs), they needed to get rid of the original door and add a brand new one facing the main living space. Just a small feat in a series of unique custom features within this cellar! Here at Vintage Cellars, before any design takes shape, it is vital to understand what the clients wants and needs are based on their growing collection of wine. With a good idea of bottle sizes, shapes (some pinot noir bottles, for example have a wider bottom than a typical cabernet sauvignon bottle) and unique features desired, the team of wine cellar designers and wine cellar builders at Vintage Cellars are able to create a very special and desirable wine cellar for each client. The owners of this beautiful home collaborated heavily with the Vintage Cellars team in the design process of this rustic custom wine cellar - something that we aim to do with every project. The homeowners wanted to showcase some of their favorite Magnum sized bottles in a high reveal horizontal display row, directly on top of another area highlighting the best 750 ml's in their collection. This small custom wine room fills most of the left wall with single deep, individual bottle storage. Directly below this wine racking is room for wine case / wine bin storage. Centered within this wall is a nice space for opening and decanting wines with a gorgeous dark stone countertop and room for hanging wine glasses above. The opposite wall is filled floor to ceiling with label revealing horizontal display rows. Again, this type of feature is very desirable in recent years. Homeowners want to be able to showcase the best bottles they own within their custom wine cellars in the most stunning and beautiful ways possible. Additionally, this feature is commonly replicated with metal bars for a more contemporary and modern look and feel. Within Beach Cities such as Del Mar, La Jolla, Cardiff, Coronado, Rancho Santa Fe, Encinitas, Solana Beach, Newport Beach and Orange County alike, small walk wine cellars are all the rage. DOWNLOAD NOW   The homeowners of this mid-century Colonial and family of four were frustrated with the layout of their existing kitchen which was a small, narrow peninsula layout but that was adjoining a large space that they could not figure out how to use. Stealing part of the unused space seemed like an easy solution, except that there was an existing transition in floor height which made that a bit tricky. The solution of bringing the floor height up to meet the height of the existing kitchen allowed us to do just that. This solution also offered some challenges. The exterior door had to be raised which resulted in some exterior rework, and the floor transition had to happen somewhere to get out to the garage, so we ended up “pushing” it towards what is now a new mudroom and powder room area. This solution allows for a small but functional and hidden mudroom area and more private powder room situation. Another challenge of the design was the very narrow space. To minimize issues with this, we moved the location of the refrigerator into the newly found space which gave us an L-shaped layout allowing for an island and even some shallow pantry storage. The windows over the kitchen sink were expanded in size and relocated to allow more light into the room. A breakfast table fits perfectly in the area adjacent to the existing French doors and there was even room for a small bar area that helps transition from inside to outside for entertaining. The confusing unused space now makes sense and provides functionality on a daily basis. To help bring some calm to this busy family, a pallet of soft neutrals was chosen -- gray glass tile with a simple metal accent strip, clear modern pendant lights and a neutral color scheme for cabinetry and countertops. Two different accent tiles make a statement and add a pop of color against the large white wall tiles in the custom shower. Frameless glass creates a custom and modern feel to the space. This small powder bath lacked interest and was quite dark despite having a window. We added white horizontal tongue & groove on the lower portion of the room with a warm graphic wallpaper above. A custom white cabinet with a waterfall grey and white granite counter gave the vanity some personality. New crown molding, window casings, taller baseboards and white wood blinds made impact to the small room. We also installed a modern pendant light and a rustic oval mirror which adds character to the space. BEFORE Though this bathroom had a good layout, everything was just really outdated. We added tile from floor to ceiling for a spa like feel. We kept the color palette neutral and timeless. The dark cheery cabinet was elegantly finished with crystal knobs and a cararra marble countertop. AFTER AFTER BEFORE There was an underutilized corner between the vanity and the shower that was basically wasted space. To give the corner a purpose, we added a make-up vanity in white with a custom made stool. Oversized subway tiles were added to the shower, along with a rain shower head, for a clean and timeless look. We also added a new frosted glass door to the walk-in closet to let the light in. BEFORE These beautiful oval pivot mirrors are not only functional but also showcase the cararra marble on the wall. Unique glass pendants are a dramatic addition to the space as is the ikat wallpaper in the WC. To finish out the vanity space we added a shallow white upper cabinet for additional storage. BEFORE AFTER AFTER The best part of this remodel? Tearing out the awful, dated carpet! We chose porcelain tile with the look of hardwoods for a more functional and modern space. Maximizing the functionality of this space, and coordinating the new kitchen with the beautiful remodel completed previously by the client were the two most important aspects of this project. The existing spaces are elegantly decorated with an open plan, dark hardwood floors, and natural stone accents. The new, lighter, more open kitchen flows beautifully into the client’s existing dining room space. Satin nickel hardware blends with the stainless steel appliances and matches the satin nickel details throughout the home. The fully integrated refrigerator next to the narrow pull-out pantry cabinet, take up less visual weight than a traditional stainless steel appliance and the two combine to provide fantastic storage. The glass cabinet doors and decorative lighting beautifully highlight the client’s glassware and dishes. This beautiful Birmingham, MI home had been renovated prior to our clients purchase, but the style and overall design was not a fit for their family. They really wanted to have a kitchen with a large “eat-in” island where their three growing children could gather, eat meals and enjoy time together. Additionally, they needed storage, lots of storage! We decided to create a completely new space. The original kitchen was a small “L” shaped workspace with the nook visible from the front entry. It was completely closed off to the large vaulted family room. Our team at MSDB re-designed and gutted the entire space. We removed the wall between the kitchen and family room and eliminated existing closet spaces and then added a small cantilevered addition toward the backyard. With the expanded open space, we were able to flip the kitchen into the old nook area and add an extra-large island. The new kitchen includes oversized built in Subzero refrigeration, a 48” Wolf dual fuel double oven range along with a large apron front sink overlooking the patio and a 2nd prep sink in the island. Additionally, we used hallway and closet storage to create a gorgeous walk-in pantry with beautiful frosted glass barn doors. As you slide the doors open the lights go on and you enter a completely new space with butcher block countertops for baking preparation and a coffee bar, subway tile backsplash and room for any kind of storage needed. The homeowners love the ability to display some of the wine they’ve purchased during their travels to Italy! We did not stop with the kitchen; a small bar was added in the new nook area with additional refrigeration. A brand-new mud room was created between the nook and garage with 12” x 24”, easy to clean, porcelain gray tile floor. The finishing touches were the new custom living room fireplace with marble mosaic tile surround and marble hearth and stunning extra wide plank hand scraped oak flooring throughout the entire first floor.

Our clients loved the location of their duplex home with its peak-a-boo ocean view, but their existing kitchen was not suited for their growing family. They wanted a kitchen with a coastal vibe, plenty of storage space, and an eat-in area. We started by bringing the far wall into the kitchen space to accommodate a large panty and communication center for the family. Doing this allowed us to move the refrigerator out of the main traffic area and doubled the amount of storage space. Several new windows were added to bring in natural light. A half wall was moved to allow more countertop area and open up sight lines. The previously awkwardly shaped island was slimmed down to create better flow. There were a few venting challenges to overcome; gas lines and plumbing had to be re-routed without disturbing the unit below. To open up sight lines, soffits were eliminated which allowed the extension of cabinets to the ceiling. To stay within the homeowner’s budget, we match existing scraped flooring by lacing in and repairing patches. The old dining area was too small for table, so we designed and built a custom banquette to maximize the space and take advantage of the outdoor views. The overall space works for family meals as well as entertaining. A light summer palette was used to reflect the shades of the sand, sea and sky. Even though the new kitchen is actually smaller than the original space, its now far more functional and open.

The existing kitchen was completely remodeled to create a compact chef's kitchen. The client is a true chef, who teaches cooking classes, and we were able to get a professional grade kitchen in an 11x7 footprint! The new island creates adequate prep space. The bookcases on the front add a ton of storage and interesting display in an otherwise useless walkway. The South wall is the exposed brick original to the 1900's home. To compliment the brick, we chose a warm nutmeg stain in cherry cabinets. The countertops are a durable quartz that look like marble but are sturdy enough for this work horse kitchen. The retro pendants are oversized to add a lot of interest in this small space. A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

The original kitchen had the refrigerator sticking out into the kitchen passage area. We installed a built-in Sub-Zero model that only projected to counter depth, and to install a custom wood panel on it matching the cabinetry. This made the refrigerator look like the cabinets and reduced its visual presence. We also moved the range to the center of the side wall space which provided 4 feet of prep area on either side of the range. The soffits were removed from overhead and the cabinets were brought to the ceiling around the kitchen perimeter to gain more storage space.

When it was time to update their small and poorly functional master bath, these homeowners approached Renovisions for help. The small 5’x8’ size constraints was a challenge but ‘Team Renovisions’ was up for the task and came up with a beautiful creative use of space which incorporates a spacious walk-in shower, a curved furniture-styled vanity with porcelain lavatory top, a sleek and energy efficient luxury performance toilet, with faucet and shower fixtures in chrome finish. Safety is a must for our projects and this decorative grab bar that matches the towel holder accessories is evidence of that as it provides both functional and aesthetic attributes. 18”x18” porcelain tiles in a brown marble pattern was a great choice as these over-sized tiles increased the feeling of the room while the rich cherry finish of the vanity complimented the brown veining of the tile nicely. This newly remodeled master bath is clearly an example of making the most out of a small space. Beauty, functionality and style – it has it all!

Small modern apartments benefit from a less is more design approach. To maximize space in this living room we used a rug with optical widening properties and wrapped a gallery wall around the seating area. Ottomans give extra seating when armchairs are too big for the space.
