An original turn-of-the-century Craftsman home had lost it original charm in the kitchen and bathroom, both renovated in the 1980s. The clients desired to restore the original look, while still giving the spaces an updated feel. Both rooms were gutted and new materials, fittings and appliances were installed, creating a strong reference to the history of the home, while still moving the house into the 21st century. The homeowners of this wanted to create an informal year-round residence for their active family that reflected their love of the outdoors and time spent in ski and camping lodges. The result is a luxurious, yet understated, comfortable kitchen/dining area that exudes a feeling of warmth and relaxation. The open floor plan offers views throughout the first floor, while large picture windows integrate the outdoors and fill the space with light. A door to the three-season room offers easy access to an outdoor kitchen and living area. The dark wood floors, cabinets with natural wood grain, leathered stone counters, and coffered ceilings offer the ambiance of a 19th century mountain lodge, yet this is combined with painted wainscoting and woodwork to brighten and modernize the space. A blue center island in the kitchen adds a fun splash of color, while a gas fireplace and lit upper cabinets adds a cozy feeling. A separate butler’s pantry contains additional refrigeration, storage, and a wine cooler. Challenges included integrating the perimeter cabinetry into the crown moldings and coffered ceilings, so the lines of millwork are aligned through multiple living spaces. In particular, there is a structural steel column on the corner of the raised island around which oak millwork was wrapped to match the living room columns. Another challenge was concealing second floor plumbing in the beams of the coffered ceiling.

We were approached to build out a new laundry - mud room for a family of five. This space was an old kitchen which had been demolished and left as a blank canvas. The clients wanted a feeling of a custom, yet refined space that reminded them of a trendy suburban home. The clients had some wonderful ideas on how they envisioned the finished space, with a color palate of whites, blues and blacks. The stacked vented washer and dryer along with an abundance of storage was the main focus of the space and all other items had to make those two focus points work well. Gathering their ideas, with an eye on a custom color we were able to create the space that not only captured exactly what the family envisioned design wise but also functioned just as well.

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This tiny home has utilized space-saving design and put the bathroom vanity in the corner of the bathroom. Natural light in addition to track lighting makes this vanity perfect for getting ready in the morning. Triangle corner shelves give an added space for personal items to keep from cluttering the wood counter. This contemporary, costal Tiny Home features a bathroom with a shower built out over the tongue of the trailer it sits on saving space and creating space in the bathroom. This shower has it's own clear roofing giving the shower a skylight. This allows tons of light to shine in on the beautiful blue tiles that shape this corner shower. Stainless steel planters hold ferns giving the shower an outdoor feel. With sunlight, plants, and a rain shower head above the shower, it is just like an outdoor shower only with more convenience and privacy. The curved glass shower door gives the whole tiny home bathroom a bigger feel while letting light shine through to the rest of the bathroom. The bathroom door is a pocket door, saving space in both the bathroom and kitchen to the other side. The frosted glass pocket door also allows light to shine through. This Tiny Home has a unique shower structure that points out over the tongue of the tiny house trailer. This provides much more room to the entire bathroom and centers the beautiful shower so that it is what you see looking through the bathroom door. The gorgeous blue tile is hit with natural sunlight from above allowed in to nurture the ferns by way of clear roofing. Yes, there is a skylight in the shower and plants making this shower conveniently located in your bathroom feel like an outdoor shower. It has a large rounded sliding glass door that lets the space feel open and well lit. There is even a frosted sliding pocket door that also lets light pass back and forth. There are built-in shelves to conserve space making the shower, bathroom, and thus the tiny house, feel larger, open and airy.

We opened up the kitchen in this Old Portland condo by removing two walls, creating a new generous entry and extra dining space with the addition of a breakfast bar. Extra storage was created with drawers installed into the toe-kicks, and the cabinets were taken to the ceiling to create visual height while adding more storage. Views over the breakfast bar keep the cook connected with guests. All materials were selected for beauty, function, and sustainability. The cabinets and woodwork are handcrafted from reclaimed lumber. The back splash tiles are handmade by a Pacific Northwest artisan. The floor is made of sustainable cork, and is comfortable underfoot.

After the designer and client walked through ideas to improve flow of space, we decided to eliminate the existing 1/2 bath in the family room, and move the new bathroom into the existing laundry room. The full laundry room was finished to include new walls, ceilings, new plumbing, new Adura luxury vinyl tile flooring, beautiful shaker style cabinetry with beadboard panel, Glossy white Cultured marble countertops, a new Blanco composite sink, and Kohler Bellera faucet. In the new bathroom space, we continued the Adura luxury vinyl flooring. Finishes in the bathroom include Kohler Memoirs pedestal sink, Kohler Archer faucet, custom hex tile shower floor, subway tile walls, and custom frameless glass shower enclosure. Additional improvements were made to improve the health of the home including asbestos tile abatement, new drain tile and sump pump, new spray foam insulation, new glass block window, and a new Panasonic bathroom fan. We also decided to save and restore some original pieces in the home like their existing 5-panel doors and repurposing one salvaged door into a pocket door for the new bathroom. The homeowner completed the basement finish with new carpeting in the family room. The whole basement feels fresh, new, and has a great flow. They will enjoy their happy and healthy home for years to come.

The house is lovely a midcentury ranch set on a sprawling lot. They had saved some photos to Pinterest as inspiration as a starting point so we set out to put all those pieces together. Notice all the wasted space in the hallway by the closet in the before picture? Well, we decided to incorporate that area into the bathroom itself so that we could have extra room for cabinets as well as the light and view from the window to the great outdoors. We mixed metals — chrome fixtures and lighting and black hardware and mirrors. We kept the rest of the materials neutral since it’s a smaller space. The homeowners needed storage, so we did a double vanity with a linen cabinet at one end. We installed an acrylic tub with simple white subway tile and a storage niche for shampoo. The end result is fresh, clean and functional. These homeowners are well known to our team as repeat clients and asked us to convert a dated deck overlooking their pool and the lake into an indoor/outdoor living space. A new footer foundation with tile floor was added to withstand the Indiana climate and to create an elegant aesthetic. The existing transom windows were raised and a collapsible glass wall with retractable screens was added to truly bring the outdoor space inside. Overhead heaters and ceiling fans now assist with climate control and a custom TV cabinet was built and installed utilizing motorized retractable hardware to hide the TV when not in use. As the exterior project was concluding we additionally removed 2 interior walls and french doors to a room to be converted to a game room. We removed a storage space under the stairs leading to the upper floor and installed contemporary stair tread and cable handrail for an updated modern look. The first floor living space is now open and entertainer friendly with uninterrupted flow from inside to outside and is simply stunning.

A grand Larchmont Tudor with original millwork and details was ready for a new kitchen after raising the kids and spending decades cooking in a cramped dark kitchen. Designer Sarah Robertson of Studio Dearborn helped her client achieve a look that blended perfectly with the Tudor home. The kitchen was bumped out a bit to open up the space, and new millwork was designed to bring the original Tudor charm into the modernized kitchen space. The project aimed to design a modern living space for adults to relax and lounge. The room underwent a complete transformation with new wall colors, flooring, furnishings, and a custom bookshelf installation. The walls were painted in a deep blue color to create a sense of calm and sophistication while the custom-designed bookshelf provided plenty of space for books. The space was grounded by a black and white rug featuring a geometric pattern. The overall effect is a stylish and inviting living room that showcases our bay area interior design service as a balance of style and functionality.

This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes.
