Residential remodel of an attic space added a master bedroom, master bath and nursery as well as much-needed built-in custom storage into the hallway and eave spaces. Light-filled on even the most overcast days, this Portland residence is bright and airy with balance of natural materials playing off a white backdrop. The custom design of this staircase houses the fridge, two bookshelves, two cabinets, a cubby, and a small closet for hanging clothes. Hawaiian mango wood stair treads lead up to a generously lofty sleeping area with a custom-built queen bed frame with six built-in storage drawers. Exposed stained ceiling beams add warmth and character to the kitchen. Two seven-foot-long counters extend the kitchen on either side- both with tiled backsplashes and giant awning windows. Because of the showers unique structure, it is paced in the center of the bathroom becoming a beautiful blue-tile focal point. This coastal, contemporary Tiny Home features a warm yet industrial style kitchen with stainless steel counters and husky tool drawers with black cabinets. the silver metal counters are complimented by grey subway tiling as a backsplash against the warmth of the locally sourced curly mango wood windowsill ledge. I mango wood windowsill also acts as a pass-through window to an outdoor bar and seating area on the deck. Entertaining guests right from the kitchen essentially makes this a wet-bar. LED track lighting adds the right amount of accent lighting and brightness to the area. The window is actually a french door that is mirrored on the opposite side of the kitchen. This kitchen has 7-foot long stainless steel counters on either end. There are stainless steel outlet covers to match the industrial look. There are stained exposed beams adding a cozy and stylish feeling to the room. To the back end of the kitchen is a frosted glass pocket door leading to the bathroom. All shelving is made of Hawaiian locally sourced curly mango wood. A stainless steel fridge matches the rest of the style and is built-in to the staircase of this tiny home. Dish drying racks are hung on the wall to conserve space and reduce clutter.

This custom living room unit and media center was designed to provide all that a Manhattan family needs for entertaining lots of guests or to just kick back, relax and watch some TV. The wall unit also shows off some of our favorite new material finishes with a combination of wood veneer, matte glass, and high gloss. Color played a big role in the design of this entertainment center. It contrasts a radiant high gloss orange with a warm Smoked Walnut wood grain for a balanced and modern look. The orange high gloss adds an artistic accent to the unit, while keeping the design free from chaotic lines and color schemes. Our no-handle design is made possible by a brushed aluminum J-channel that provides a clean look and makes the drawers easy to access. Flat style doors and drawer fronts also contribute to the smooth and modern European look of the media center. Our space saving entertainment system also delivers an abundant amount of floor to ceiling storage, both open and in drawers. There is ample room to store and display books, sculptures and home decor. Bottom cabinets are a suitable place to conceal and store media equipment. 1.5 inch thick floating shelves above the television and the box shelves alongside, featured in Midnight Ash, provide definition to the design and balance the high intensity orange elements. Top shelves provide space to arrange fragile keepsakes while bottom shelves can be used to display your favorite reads. Opposite the open shelving is a matte black glass fronted cabinet to house your favorite drinks and glassware for quick entertaining. The black satin glass is defined by an aluminum door frame. Clear glass shelves are found within the glass door cabinet and provide a useful place for storing dry bar essentials like rocks glasses and your preferred liquor selection. The cabinet includes vertical profile LED strip lights on both side panels that illuminate when the door is opened. The lighting shines through the shelves and sparkles off the glassware, silver ice bucket and colorful drinks you might keep there. The unit contains a sliding door that alternately hides a flat screen television and reveals a shelf. This feature paired with our wire management system helps keep your wall unit and your living area looking neat and tidy. The hidden hardware adds a unique function to this design without drawing the eye. Short arm flap stays and drop-down flap hinges allow for the soft, almost automatic opening of the long panel faces that conceal the drawers behind. The drawers are easy to access and provide the storage of multiple drawers without cluttering the look of the media center. This design is completed with integrated LED lighting. Behind the floating backing panel, adjustable LED lighting enhances the spacious look of the unit and provide mood lights for the living room. The shelves are equipped with recessed LED lights that make the orange high gloss color pop and showcase your displayed possessions. The floating shelves are equipped with horizontal profile LED strip lights to give the whole unit a warm glow. New York-based designer Clare Donohue of 121 Studio made-over this tiny, 7'x12' maid's room her client's 12-year-old daughter using space-saving furniture systems from Resource Furniture. The Kali Board wall bed with an integrated, 7-foot long desk allows this teen bedroom to instantly convert into an art studio, while modular cabinets and cubbies provides the perfect spot to stash art supplies. Bright pops of color, ample light, and a wallpapered ceiling add bespoke charm to this transforming retreat.

A new English Tudor Style residence, outfitted with all the amenities required for a growing family, includes this third-floor space that was developed into an exciting children’s play space. Tucked above the children’s bedroom wing and up a back stair, this space is a counterpoint to the formal areas of the house and provides the kids a place all their own. Large dormer windows allow for a light-filled space. Maple for the floor and end wall provides a warm and durable surface needed to accommodate such activities as basketball, indoor hockey, and the occasional bicycle. A sound-deadening floor system minimizes noise transmission to the spaces below.

Inspiration for a transitional laundry room remodel in Milwaukee

Small modern apartments benefit from a less is more design approach. To maximize space in this living room we used a rug with optical widening properties and wrapped a gallery wall around the seating area. Ottomans give extra seating when armchairs are too big for the space.

Placed within an idyllic beach community, this modern family home is filled with both playful and functional spaces. Natural light reflects throughout and oversized openings allow for movement to the outdoor spaces. Custom millwork completes the kitchen with concealed appliances, and creates a space well suited for entertaining. Accents of concrete add strength and architectural context to the spaces. Livable finishes of white oak and quartz are simple and hardworking. High ceilings in the bedroom level allowed for creativity in children’s spaces, and the addition of colour brings in that sense of playfulness. Art pieces reflect the owner’s time spent abroad, and exude their love of life – which is fitting in a place where the only boundaries to roam are the ocean and railways. This 1910 West Highlands home was so compartmentalized that you couldn't help to notice you were constantly entering a new room every 8-10 feet. There was also a 500 SF addition put on the back of the home to accommodate a living room, 3/4 bath, laundry room and back foyer - 350 SF of that was for the living room. Needless to say, the house needed to be gutted and replanned. Kitchen+Dining+Laundry-Like most of these early 1900's homes, the kitchen was not the heartbeat of the home like they are today. This kitchen was tucked away in the back and smaller than any other social rooms in the house. We knocked out the walls of the dining room to expand and created an open floor plan suitable for any type of gathering. As a nod to the history of the home, we used butcherblock for all the countertops and shelving which was accented by tones of brass, dusty blues and light-warm greys. This room had no storage before so creating ample storage and a variety of storage types was a critical ask for the client. One of my favorite details is the blue crown that draws from one end of the space to the other, accenting a ceiling that was otherwise forgotten. Primary Bath-This did not exist prior to the remodel and the client wanted a more neutral space with strong visual details. We split the walls in half with a datum line that transitions from penny gap molding to the tile in the shower. To provide some more visual drama, we did a chevron tile arrangement on the floor, gridded the shower enclosure for some deep contrast an array of brass and quartz to elevate the finishes. Powder Bath-This is always a fun place to let your vision get out of the box a bit. All the elements were familiar to the space but modernized and more playful. The floor has a wood look tile in a herringbone arrangement, a navy vanity, gold fixtures that are all servants to the star of the room - the blue and white deco wall tile behind the vanity. Full Bath-This was a quirky little bathroom that you'd always keep the door closed when guests are over. Now we have brought the blue tones into the space and accented it with bronze fixtures and a playful southwestern floor tile. Living Room & Office-This room was too big for its own good and now serves multiple purposes. We condensed the space to provide a living area for the whole family plus other guests and left enough room to explain the space with floor cushions. The office was a bonus to the project as it provided privacy to a room that otherwise had none before.

This beautiful addition to a 1960's home added covered entertaining space. With new pool decking, furnishings, landscaping, and a firepit this area is now an outdoor retreat!

Photography by Patrick Ray With a footprint of just 450 square feet, this micro residence embodies minimalism and elegance through efficiency. Particular attention was paid to creating spaces that support multiple functions as well as innovative storage solutions. A mezzanine-level sleeping space looks down over the multi-use kitchen/living/dining space as well out to multiple view corridors on the site. To create a expansive feel, the lower living space utilizes a bifold door to maximize indoor-outdoor connectivity, opening to the patio, endless lap pool, and Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and meditation space. This compact home contains a fully-equipped kitchen, ¾ bath, office, sleeping loft and a subgrade storage area as well as detached carport.

Designed to maximize function with minimal impact, the studio serves up adaptable square footage in a wrapping almost healthy enough to eat. The open interior space organically transitions from personal to communal with the guidance of an angled roof plane. Beneath the tallest elevation, a sunny workspace awaits creative endeavors. The high ceiling provides room for big ideas in a small space, while a cluster of windows offers a glimpse of the structure’s soaring eave. Solid walls hugging the workspace add both privacy and anchors for wall-mounted storage. Towards the studio’s southern end, the ceiling plane slopes downward into a more intimate gathering space with playfully angled lines. The building is as sustainable as it is versatile. Its all-wood construction includes interior paneling sourced locally from the Wood Mill of Maine. Lengths of eastern white pine span up to 16 feet to reach from floor to ceiling, creating visual warmth from a material that doubles as a natural insulator. Non-toxic wood fiber insulation, made from sawdust and wax, partners with triple-glazed windows to further insulate against extreme weather. During the winter, the interior temperature is able to reach 70 degrees without any heat on. As it neared completion, the studio became a family project with Jesse, Betsy, and their kids working together to add the finishing touches. “Our whole life is a bit of an architectural experiment”, says Jesse, “but this has become an incredibly useful space.”
