This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

The clients believed the peninsula footprint was required due to the unique entry points from the hallway leading to the dining room and the foyer. The new island increases storage, counters and a more pleasant flow of traffic from all directions. The biggest challenge was trying to make the structural beam that ran perpendicular to the space work in a new design; it was off center and difficult to balance the cabinetry and functional spaces to work with it. In the end it was decided to increase the budget and invest in moving the header in the ceiling to achieve the best design, esthetically and funcationlly. Specific storage designed to meet the clients requests include: - pocket doors at counter tops for everyday appliances - deep drawers for pots, pans and Tupperware - island includes designated zone for baking supplies - tall and shallow pantry/food storage for easy access near island - pull out spice near cooking - tray dividers for assorted baking pans/sheets, cutting boards and numerous other serving trays - cutlery and knife inserts and built in trash/recycle bins to keep things organized and convenient to use, out of sight - custom design hutch to hold various, yet special dishes and silverware Elements of design chosen to meet the clients wishes include: - painted cabinetry to lighten up the room that lacks windows and give relief/contrast to the expansive wood floors - monochromatic colors throughout give peaceful yet elegant atmosphere o stained island provides interest and warmth with wood, but still unique in having a different stain than the wood floors – this is repeated in the tile mosaic backsplash behind the rangetop - punch of fun color used on hutch for a unique, furniture feel - carefully chosen detailed embellishments like the tile mosaic, valance toe boards, furniture base board around island, and island pendants are traditional details to not only the architecture of the home, but also the client’s furniture and décor. - Paneled refrigerator minimizes the large appliance, help keeping an elegant feel Superior cooking equipment includes a combi-steam oven, convection wall ovens paired with a built-in refrigerator with interior air filtration to better preserve fresh foods. Our clients built their Manhattan dream house years ago, but a couple of decades in, the yellow and green palette seemed stale. We brightened the home with new paint and countertops, white oak flooring and updated carpet, custom fixtures and furniture, and new finishes, window treatments, and accessories. For enhanced functionality, we added built-in storage throughout, reupholstered existing furniture and the breakfast nook in performance fabric, and created a custom dining table that seats a dozen. To keep the dining room coastal and informal, we paired plush head chairs with rattan-backed side chairs and accented with sea-foam and sandy-hued floor and window coverings. The addition of a murphy bed, as well as shelving and file storage, made the office more suited to their growing family’s needs. In the second office, a standing desk, as well as a customized craft desk with built-ins for specific supplies, transformed the area into a completely personalized and effective space. New furniture and a ceiling-length fireplace facade of soft ivory and gray stone transformed the family room into a cozy and welcoming retreat. The overall effect is a home that feels spacious, beachy, and comfortable.

A design for a Prairie Style handrail with self-lit posts for nighttime illumination. The stair and home were existing - contrasting color on home was switched from muddy brown to dark bronze, better matching the brick. Railing post were designed to compliment the existing exterior lighting from Hubbardton Forge.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. This unique process lead to a successful result and a beautifully balanced living environment.

Located near Seattle’s Burke Gilman bike trail, this project is a design for a new house for an active Seattle couple. The design takes advantage of the width of a double lot and views of the lake, city and mountains toward the southwest. Primary living and sleeping areas are located on the ground floor, allowing for the owners to stay in the house as their mobility decreases. The upper level is loft like, and has space for guests and an office. The building form is high and open at the front, and steps down toward the back, making the backyard quiet, private space. An angular roof form specifically responds to the interior space, while subtly referencing the conventional gable forms of neighboring houses. A TOUCHDOWN BY DESIGN Interior design by Jennifer Corredor, J Design Group, Coral Gables, Florida Text by Christine Davis Photography by Daniel Newcomb, Palm Beach Gardens, FL What did Detroit Lions linebacker, Stephen Tulloch, do when he needed a decorator for his new Miami 10,000-square-foot home? He tackled the situation by hiring interior designer Jennifer Corredor. Never defensive, he let her have run of the field. “He’d say, ‘Jen, do your thing,’” she says. And she did it well. The first order of the day was to get a lay of the land and a feel for what he wanted. For his primary residence, Tulloch chose a home in Pinecrest, Florida. — a great family neighborhood known for its schools and ample lot sizes. “His lot is huge,” Corredor says. “He could practice his game there if he wanted.” A laidback feeling permeates the suburban village, where mostly Mediterranean homes intermix with a few modern styles. With views toward the pool and a landscaped yard, Tulloch’s 10,000-square-foot home touches on both, a Mediterranean exterior with chic contemporary interiors. Step inside, where high ceilings and a sculptural stairway with oak treads and linear spindles immediately capture the eye. “Knowing he was more inclined toward an uncluttered look, and taking into consideration his age and lifestyle, I naturally took the path of choosing more modern furnishings,” the designer says. In the dining room, Tulloch specifically asked for a round table and Corredor found “Xilos Simplice” by Maxalto, a table that seats six to eight and has a Lazy Susan. And just past the stairway, two armless chairs from Calligaris and a semi-round sofa shape the living room. In keeping with Tulloch’s desire for a simple no-fuss lifestyle, leather is often used for upholstery. “He preferred wipe-able areas,” she says. “Nearly everything in the living room is clad in leather.” An architecturally striking, oak-coffered ceiling warms the family room, while Saturnia marble flooring grounds the space in cool comfort. “Since it’s just off the kitchen, this relaxed space provides the perfect place for family and friends to congregate — somewhere to hang out,” Corredor says. The deep-seated sofa wrapped in tan leather and Minotti armchairs in white join a pair of linen-clad ottomans for ample seating. With eight bedrooms in the home, there was “plenty of space to repurpose,” Corredor says. “Five are used for sleeping quarters, but the others have been converted into a billiard room, a home office and the memorabilia room.” On the first floor, the billiard room is set for fun and entertainment with doors that open to the pool area. The memorabilia room presented quite a challenge. Undaunted, Corredor delved into a seemingly never-ending collection of mementos to create a tribute to Tulloch’s career. “His team colors are blue and white, so we used those colors in this space,” she says. In a nod to Tulloch’s career on and off the field, his home office displays awards, recognition plaques and photos from his foundation. A Copenhagen desk, Herman Miller chair and leather-topped credenza further an aura of masculinity. All about relaxation, the master bedroom would not be complete without its own sitting area for viewing sports updates or late-night movies. Here, lounge chairs recline to create the perfect spot for Tulloch to put his feet up and watch TV. “He wanted it to be really comfortable,” Corredor says A total redo was required in the master bath, where the now 12-foot-long shower is a far cry from those in a locker room. “This bath is more like a launching pad to get you going in the morning,” Corredor says. “All in all, it’s a fun, warm and beautiful environment,” the designer says. “I wanted to create something unique, that would make my client proud and happy.” In Tulloch’s world, that’s a touchdown. This kitchen was designed for a family who decided to leave life in the big city and move up to Westchester for more room. The large space exuberates a calm, clean and classic feeling. “I love being brought in as a collaborative partner with both the architect and homeowner. It becomes my job as the kitchen designer to deliver on the vision of which the architect and homeowner are dreaming” says Bilotta Designer Randy O’Kane. The details become the focus, such as in this case, using just the right fluted Bendheim low iron Pyramid textured glass with just the correct proportions. Understanding the appliances (a mix of SubZero, Wolf and Miele) and their exterior panel and space requirements is critical. Framing out each doorway while lining up all the reveals can only happen when the architect has an eye for detail. Ira of Ira Grandberg Architects focuses on how all the surrounding rooms center on the kitchen so that from every angle you see one cohesive space, interfacing with the adjacent rooms. The client had specific "asks" as it related to the door style and color as well as the range and hood (a La Canche French Range by Art Culinaire in Matte Black with Brass Trim with a Custom Hood by Rangecraft.) Kismet is when there are "just the right" number of cooks creating this amazing kitchen. The challenge for the architect was designing a larger eat-in kitchen that did not feel overpowering. With all the light coming in from the many windows they wanted to keep the space bright but not use the typical white paint and so opted for a soft grey for the custom cabinetry. They decided to forgo the cabinet and countertop surfaces on the exterior wall so that they could have a large table for the family to eat meals at together. This also brought an enormous amount of light into the space – very inviting. While the majority of APD designs are created to meet the specific and unique needs of the client, this whole home remodel was completed in partnership with Black Sheep Construction as a high end house flip. From space planning to cabinet design, finishes to fixtures, appliances to plumbing, cabinet finish to hardware, paint to stone, siding to roofing; Amy created a design plan within the contractor’s remodel budget focusing on the details that would be important to the future home owner. What was a single story house that had fallen out of repair became a stunning Pacific Northwest modern lodge nestled in the woods!

The challenge with this project was to transform a very traditional house into something more modern and suited to the lifestyle of a young couple just starting a new family. We achieved this by lightening the overall color palette with soft grays and neutrals. Then we replaced the traditional dark colored wood and tile flooring with lighter wide plank hardwood and stone floors. Next we redesigned the kitchen into a more workable open plan and used top of the line professional level appliances and light pigmented oil stained oak cabinetry. Oasis in the Desert You can find a whole lot of fun ready for the kids in this fun contemporary play-yard in the dessert. Focus: The overall focus for the design of this amazing play-yard was to provide this family with an outdoor space that would foster an active and creative playtime for their children of various ages. The visual focus of this space is the 15-foot tree placed in the middle of the turf yard. This fantastic structure beacons the children to climb the mini stumps and enjoy the slide or swing happily from the branches all the while creating a touch of whimsical nature not typically found in the desert. Surrounding the tree the play-yard offers an array of activities for these lucky children from the chalkboard walls to create amazing pictures to the custom ball wall to practice their skills, the custom myWall system provides endless options for the kids and parents to keep the space exciting and new. Rock holds easily clip into the wall offering ever changing climbing routes, custom water toys and games can also be adapted to the wall to fit the fun of the day. Storage: The myWall system offers various storage options including shelving, closed cases or hanging baskets all of which can be moved to alternate locations on the wall as the homeowners want to customize the play-yard. Growth: The myWall system is built to grow with the users whether it is with changing taste, updating design or growing children, all the accessories can be moved or replaced while leaving the main frame in place. The materials used throughout the space were chosen for their durability and ability to withstand the harsh conditions for many years. The tree also includes 3 levels of swings offering children of varied ages the chance to swing from the branches. Safety: Safety is of critical concern with any play-yard and a space in the harsh conditions of the desert presented specific concerns which were addressed with light colored materials to reflect the sun and reduce heat buildup and stainless steel hardware was used to avoid rusting. The myWall accessories all use a locking mechanism which allows for easy adjustments but also securely locks the pieces into place once set. The flooring in the treehouse was also textured to eliminate skidding.

The soaring cathedral ceilings and warm exposed beams were the only features to speak of in this non-descript open landing. Off the hallway near the kids’ rooms, its small size and open layout made it something in between a hallway and a room. While most might consider a TV or office nook for this space, its adjacency to the children’s quarters inspired the designer toward something more imaginative. Inspired by the bright open space, this design achieves a sort of Balinese treehouse aesthetic – and all of it is designed specifically for fun. Playful hanging beds swing freely on sisal rope, creating a beckoning space that draws in children and adults alike. The mattresses were filled especially with non-toxic, non-petroleum natural fiber fill to make them healthy to sleep and lounge on – and encased in removable, washable organic cotton slipcovers. As the children are young, the floor space (finished in non-toxic lacquer) is kept clear and available for sprawling play.
