A lakeside home with limited outdoor space was in dire need of an innovative solution to transform this extremely dated backyard into an entertaining destination. The design solution incorporated an infinity edge pool, automated fire pit, outdoor kitchen, cabana, sun deck, and state of the art technology. The design was presented in 3-D to help the clients fully understand the creative use of space and elevation. The pool structure was literally cut in half to be prepared to increase the size and add an infinity edge. Due to the expansive soils and the new pool structure being built within 30” of the water’s edge, advanced construction techniques for stabilization were incorporated. The soil was chemically injected to control expansive movement and tight access concrete piers combined with helical anchors were installed to shore the new pool structure and infinity edge basin. In addition, the new decks were built over the water with many helical anchors installed in the water and drilled to over 30 kips per pier. The decks were designed to hold parking structure weight, not just a family entertaining. In addition, again due to the expansive soils and extreme slope the new deck, built from the latest technology decking supplied by Trex, was constructed on more than 50 concrete piers. The entire backyard incorporates the latest technology and can all be controlled via the home owner’s smart phone or computer. A few of the Amenities include; fully automated fire pit, multiple color changing LED lights in the pool and basin, under water speakers, full surround A/V system, deck accent lighting, step lights, cabana lighting and accents, water features, and more. Over the years, this Gladwyne home suffered numerous piecemeal renovations and modifications, and was in dire need of a cohesive vision. Seeing past this, the new owners purchased the property because of the home’s unique siting on the land. Abutting the eastern property line, they noticed the potential of a proper renovation which would unify the home and create expansive views across the 2 acre site to the west. Our office was commissioned to create a cohesive design which emphasized these ideas. This completed master bedroom and bathroom suite, marks the end of the first renovation phase. The master suite was expanded and focused around a new 16’ window overlooking the property. The bed is flanked at both sides with a sitting area and custom casework. The perpendicular floor boards define the space and pull the eye into the closet/bath. A composition of reflections distort boundaries, pulling outside inward and provide an evolving seasonal experience. For the lower floor renovation, the client requested the removal of all dividing walls to make the space as visually open as possible. To do this, the entire 2nd floor was temporarily propped up while the 1st floor structure was removed and a strategically designed new structural steel frame system was installed. The remaining central bearing wall also stabilizes the custom stair treads while the guardrails suspend the opposite end from the ceiling. The floor to ceiling glazing opens the views of the sprawling grounds and provides a casual sitting area. A sliding bright red wall divides the office / family room area and the rough sawn wood cabinetry maintain a handmade warm character to the contemporary design.

Studio Terrain recreated this outdoor entertaining after a major home extension. Taking advantage of sweeping 180 degree views of the Puget sound, Orca Pods, Humpback whales and the Olympic mountains, the design allows for maximum view corridors from the inside while still providing space for 40+ guests. Utilizing a louvered roof system and overhead heat for four seasons entertaining, the wood fired pizza oven provides a central gathering point year round. The lawn was engineered to the same specs as world class soccer fields providing fast draining lawn use in the wettest seasons. A clean concrete lawn edge is actually a hidden structural retaining wall with pin piles to stabilize the slope edge.

A steeply sloped property needs many retaining walls! This active family needed to overhaul this large property but didn't know where to start. "It's like three acres of boring dirt and weeds", said my client. The steeply sloped property did indeed present unique challenges with ever-present voracious deer, the need for erosion control and bank stabilization, large areas that required planting while still considering water conservation, and the need for beautification and modernization to tie into the aesthetic of the newly renovated home. Concurrently, safety and access to all parts of the property were a consideration. Landscaping goals were accomplished through careful plant selection and judicious use of retaining walls in various styles throughout the property. Generous railroad tie steps were used on sloping side yards. The landscaped portions converge gracefully with the existing oak woodland. Children can play and hide in many fun spots, while my client's elderly grandmother can safely walk around.

Basement Bar Dream Realized! Our clients can entertain guests and family members in this modern space by getting behind the beautiful two-level full bar with shaker style front panels and create any drink recipe - both new and the old favorites - secretly. Guests can climb into the comfortable leather bar-stool-style chairs at the bar's 42" height and clearly see the stone accent wall with mounted cabinets and open thick-glass shelving but not the drinks being prepared by the host. They can relax and lean on the glossy white and gray quartz counter top while casually enjoying the present company. The strategically placed lighting under the bar and in the wall-mounted black painted cabinets, along with the recessed lights and decorative hanging light fixtures, help the space to feel light and cozy. The additional of light neutral paints with dark accents help to stabilize the mood - not to mention the vinyl light wood-styled flooring found throughout the basement.
