COOKING PAN SMOKE ODOR — 7500 Sq. Ft. Home In July 2018, Master Odor Removal successfully completed an odor removal service in a luxury 7500 sq. ft. home in Boca Raton, FL. The odor issue was caused by smoldering cooking pan that had started to burn and was left for several hours. The 1700 sq. ft. area had 20 ft ceilings, three islands which led to the open adjacent dining and family room and large spiral stair case lead to the upstairs narrow hall and bedroom. All areas had a Level 5 (1-5 scale) burnt or scorched smell which included the cabinets, furniture, drapes and custom carpeting and in closeted large food pantry. The home had four air conditioning units which were in the attic that would have to be treated separately. The owner prior to our visit, had tried to just air it out and then used common cover-ups after cleaning the stove area – which only contributed to making the source odor smell pronounced throughout the homes other living areas. The owner was only interested in a rush and same day service! The odor was caused by tiny microscopic burnt plastic particles that were clinging to ceiling walls, furniture, floors, clothing and other items now inside most of the home carried in part by the time of smoke exposure and air conditioning cycling on and off. Smoke particles get into the tiniest nooks and crannies and can be difficult to remove. The stove area / back splash had visible signs of carbon though the other areas had no blackness that could be seen or even evident in the microfiber white cloths that we used to test prior to molecular chemical application. All living areas of the home had been expertly cleaned prior to our inspection. The scope of our work included odor source remediation, ceiling and wall treatments using a 20-foot ladder, and fogging treatments in the entire main home’s, kitchen, bedrooms, living areas and pantry. This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come. With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. All Weather teamed up with the Property Brothers and actress and comedian Ali Wong on this week’s episode of HGTV’s hit show Celebrity IOU. In the Ali Wong’s Renovation Surprise for A Dear Friend episode, Ali takes sledgehammers and crowbars into her own hands to help transform her best friend, Citadelle’s barren basement and backyard into the perfect indoor-outdoor entertaining space. Ali credits much of her early success to her best friend, Citadelle, whose tireless support helped her when she first started out in Los Angeles. “I really wouldn’t be where I am if it wasn’t for her,” noted Ali. Citadelle opened up space in her home for Ali while she went on auditions. So years later, Ali knew it was time to give back in a big way. “Her friendship has been such a gift” said Ali. “I was supposed to stay there for two weeks and it ended up being a year.” With the help of Drew and Jonathan Scott, Ali was determined to update the entire lower level of Citadelle’s home inside and out and making these spaces as entertainment-friendly as possible for the whole family, including Citadelle’s husband and kids, to enjoy. The multipurpose downstairs basement makeover included turning the family room into a classy lounge with a built in bar, removing the basic stand up shower and replacing it with a luxurious spa tub with stone tiles and converting the guest bedroom into “an office by day and bedroom by night” courtesy of a hidden pull down Murphy bed. All Weather Series 7000 French Swing Doors extend and connect the indoor lounge area to the new outdoor living spaces. The ultimate backyard includes a stylish fireplace, white pergola, outdoor seating and dining area, an outdoor kitchen/grill and new turf for the yard and play structure areas. We here at PBC love a great project, especially when it involves one of our favorite local non-profit organizations. Kids Making It is a youth woodworking program that teaches valuable vocational, entrepreneurial and life skills to at-risk, low income, and disadvantaged kids. At KMI they strive to keep local kids in school, out of trouble, and on a path to a successful future. It is an amazing organization that is all heart, and one that we are proud to have been involved with for several years. When Jimmy Pierce, founder and executive director of KMI, came to PBC with a specific need (more space) and general idea of what he wanted we knew that we had to be a part of it. As with all of our projects, the addition to the current Kids Making It building started as a design-build consultation. We called upon our friend and amazing architect Rob Romero to sit down with us, along with Jimmy and KMI program director, Andy Crowther to discuss the possibilities. The specific focus was on creating a space that KMI could use as they continued to grow their organization. Jimmy and Andy wanted a place where they could train the students in new trades and take the wood-working that they had already learned a step further. They needed open and they needed BIG. That’s where the timber framing came in. Timber framing is a style of building construction that uses heavy timber frames as opposed to more slender lumber. It is post and beam construction, built like furniture using wood joinery to hold the framing in place. This type of construction has been around for hundreds of years but isn’t used as commonly as it once was due to the high cost of materials and specialized tradespeople that it requires. That’s where Atlantic Barn and Timber Company came in, they heard about the need and answered the call. Very graciously, they offered to erect the timber framing for free. And just like that the materials and equipment arrived, the frames were assembled, stood up, and secured in place…all on that little corner of 7th and Castle Street. At 2,257 square feet, the first floor will be the home to the new storefront, a large (class)room, and a storage bay for donated materials. The second floor of the addition will measure 1,982 square feet and offer an open space, offices, a full bathroom, conference room, and aforementioned decks overlooking the front and the rear of the building. PBC Design + Build is beyond proud to be a part of such a wonderful project, and we consider ourselves very fortunate to be able to aid in KMI’s mission.

The Vision Our clients wanted a beautiful backyard to look out upon from their upper screen room, and to have a water feature to listen to. A functional space to have their grandchildren be able to enjoy and also the installation of lighting for safety and enjoyment in the evenings were high on the priority list. Their final wish list was an extended driveway and several trees nearby for privacy and future shade. The Challenge The site itself is in a low area and the lot was heavy clay that was often full of standing water. This was the biggest challenge with choosing plant material that would withstand some poor drainage in most areas. Drainage was installed as well as grading to allow water to be directed to a storm drain at the rear of the property. Plantings that will tolerate standing water, such as Red maple and Dawn Redwood were used in areas that may have flooding. A paver border was installed along the driveway to give them more space and add a finished look to the home. Natural stone steps and a bluestone patio were added with paver accents through the patio to highlight a path to the backyard from the deck. Boulders are placed throughout for the kids to climb on and to bring in more stones to play off of the water feature. Plantings include grasses, flowering shrubs, and perennials creating a casual atmosphere in the back landscape. The front entrance has shrub roses, coral bells, and grasses as well in high contrast colors for visual interest. The lighting throughout the landscape features path lighting for safety as well as uplights on many of the trees and downlighting onto the water feature in the backyard. Final Result New Build with the Future in Mind Many newly built homes in subdivisions leave a lot to be desired in the landscape, and this homeowner had the foresight to know that doing it right the first time is important. By investing in good materials and planning, and planting trees for the future early on, this landscape will last a long time and provide an amazing space for decades.
