The Brief Create a WOW factor space, add glamour and fun and give the house a street side and garden side, both different. Our Solution This project was exciting from the start, the client wanted to entertain in a WOW factor space, have a panoramic view of the garden (which was to be landscaped), add bedrooms and a great master suite. We had some key elements to introduce such as an aquarium separating two rooms; double height spaces and a gloss kitchen, all of which manifest themselves in the completed scheme. Architecture is a process taking a schedule of areas, some key desires and needs, mixing the functionality and creating space. New spaces transform a house making it more valuable, giving it kerb appeal and making it feel like a different building. All of which happened at Ailsa Road.

By completely gutting the old kitchen, we were able to start with a clean slate and to integrate the homeowner’s list of requirements. Both love to entertain, so this included two refrigerators, a full pantry, an island, a large-capacity 48-inch Viking range and two dishwashers.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

A unique three-panel bi-fold door, separates the indoor-outdoor space; on nice days, plenty of natural ventilation flows through the house. Opening the sunroom, living room and kitchen spaces enables a free dialog between rooms. The kitchen level sits above the sunroom and living room giving it a perch as the heart of the home. Dressed in maple and white, the cabinet color palette is in sync with the subtle value and warmth of nature. The cooktop wall was designed as a piece of furniture; the maple cabinets frame the inserted white cabinet wall. The subtle mosaic backsplash with a hint of green, represents a delicate leaf.

With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

Louis G. Weiner Photography - This powder room started as a design disaster before receiving a stunning transformation. It was green, dark, and dreary and stuck in an outdated Southwestern theme (complete with gecko lizard décor.) We knew they needed help fast. Our clients wish was to have a modern, sophisticated bathroom with a little pizzazz. The design required a full demo and included removing the heavy soffit in order to lift the room. To bring in the bling, we chose a unique concave and convex tile to be installed from floor to ceiling. The elegant floating vanity is finished with white quartz countertops and a large vessel sink. The mercury glass pendants in the corner lend a soft glow to the room. Simple and stylish new hardware, commode and porcelain tile flooring play a supporting role in the overall impact. The stars of this powder room are the geometric foil wallpaper and the playful moose trophy head; which pays homage to the clients’ Canadian heritage.

Envisioned as a country retreat for New York based clients, this collection of buildings was designed by MossCreek to meet the clients' wishes of using historical and antique structures. These two though.... This retired "simple beach couple" are a couple of our faves. This was a collaboration in every sense of the word from start to finish. This was not a "throw us the keys and we'll do it all for you" type of project. They were very involved in every decision from architect plans all the way to bedside lamp placement. They had this land and former bungalow on a walkstreet in their beloved Hermosa Beach for over 30 years before they enlisted us to help them design and build their dream home. We worked with Lane Design Build and the client in wonderful harmony, and everyone is very pleased with the results.

The 100-year old home’s kitchen was old and just didn’t function well. A peninsula in the middle of the main part of the kitchen blocked the path from the back door. This forced the homeowners to mostly use an odd, U-shaped corner of the kitchen. Design objectives: -Add an island -Wow-factor design -Incorporate arts and crafts with a touch of Mid-century modern style -Allow for a better work triangle when cooking -Create a seamless path coming into the home from the backdoor -Make all the countertops in the space 36” high (the old kitchen had different base cabinet heights) Design challenges to be solved: -Island design -Where to place the sink and dishwasher -The family’s main entrance into the home is a back door located within the kitchen space. Samantha needed to find a way to make an unobstructed path through the kitchen to the outside -A large eating area connected to the kitchen felt slightly misplaced – Samantha wanted to bring the kitchen and materials more into this area -The client does not like appliance garages/cabinets to the counter. The more countertop space, the better! Design solutions: -Adding the right island made all the difference! Now the family has a couple of seats within the kitchen space. -Multiple walkways facilitate traffic flow. -Multiple pantry cabinets (both shallow and deep) are placed throughout the space. A couple of pantry cabinets were even added to the back door wall and wrap around into the breakfast nook to give the kitchen a feel of extending into the adjoining eating area. -Upper wall cabinets with clear glass offer extra lighting and the opportunity for the client to display her beautiful vases and plates. They add and an airy feel to the space. -The kitchen had two large existing windows that were ideal for a sink placement. The window closest to the back door made the most sense due to the fact that the other window was in the corner. Now that the sink had a place, we needed to worry about the dishwasher. Samantha didn’t want the dishwasher to be in the way of people coming in the back door – it’s now in the island right across from the sink. -The homeowners love Motawi Tile. Some fantastic pieces are placed within the backsplash throughout the kitchen. -Larger tiles with borders make for nice accent pieces over the rangetop and by the bar/beverage area. -The adjacent area for eating is a gorgeous nook with massive windows. We added a built-in furniture-style banquette with additional lower storage cabinets in the same finish. It’s a great way to connect and blend the two areas into what now feels like one big space!

"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."
