Orange County, CA - Garage conversions are gaining popularity in heavily populated areas such as Los Angeles, Orange County, San Francisco and many other urban regions throughout the state of California. Many homeowners are converting their garages into actual liveable square footage. For this particular project located in Studio City, CA we were generously commissioned by our client to replace the existing roll-up garage door to actual swing-open carriage style doors featuring safari style windows for added ventilation while the children play inside the safe environment and protection of the newly converted garage. What a fantastic way to keep your kids within your supervision without them destroying your fine furniture or disturbing your peace! The garage door conversion for this home consisted of removing the existing roll-up garage door with all the track, springs and weather seal to start with a fresh, clean opening ready to receive the newly handcrafted carriage doors. Designing the carriage doors and keeping the home's original architectural essence was of utmost importance to us and the client. We also suggested awning style or safari style windows for ventilation as the garage was converted to a playroom and needed some air flow while being used. Additionally, the windows were designed to be larger than the standard carriage door size to allow more light inside the room during the day. At night, the lights inside shine through the traditional style window mullions with a warm glow that fills the exterior of the home. Before and After of another completed project! A modern guest bathroom remodel in Sammamish, 4 weeks start to finish and the results are stunning! We are ready to hop into the master bathroom in this home and make it unique and fabulous as well! This project was completed for clients who wanted a comfortable, accessible 1ST floor bathroom for their grown daughter to use during visits to their home as well as a nicely-appointed space for any guest. Their daughter has some accessibility challenges so the bathroom was also designed with that in mind. The original space worked fairly well in some ways, but we were able to tweak a few features to make the space even easier to maneuver through. We started by making the entry to the shower flush so that there is no curb to step over. In addition, although there was an existing oversized seat in the shower, it was way too deep and not comfortable to sit on and just wasted space. We made the shower a little smaller and then provided a fold down teak seat that is slip resistant, warm and comfortable to sit on and can flip down only when needed. Thus we were able to create some additional storage by way of open shelving to the left of the shower area. The open shelving matches the wood vanity and allows a spot for the homeowners to display heirlooms as well as practical storage for things like towels and other bath necessities. We carefully measured all the existing heights and locations of countertops, toilet seat, and grab bars to make sure that we did not undo the things that were already working well. We added some additional hidden grab bars or “grabcessories” at the toilet paper holder and shower shelf for an extra layer of assurance. Large format, slip-resistant floor tile was added eliminating as many grout lines as possible making the surface less prone to tripping. We used a wood look tile as an accent on the walls, and open storage in the vanity allowing for easy access for clean towels. Bronze fixtures and frameless glass shower doors add an elegant yet homey feel that was important for the homeowner. A pivot mirror allows adjustability for different users. This custom living room unit and media center was designed to provide all that a Manhattan family needs for entertaining lots of guests or to just kick back, relax and watch some TV. The wall unit also shows off some of our favorite new material finishes with a combination of wood veneer, matte glass, and high gloss. Color played a big role in the design of this entertainment center. It contrasts a radiant high gloss orange with a warm Smoked Walnut wood grain for a balanced and modern look. The orange high gloss adds an artistic accent to the unit, while keeping the design free from chaotic lines and color schemes. Our no-handle design is made possible by a brushed aluminum J-channel that provides a clean look and makes the drawers easy to access. Flat style doors and drawer fronts also contribute to the smooth and modern European look of the media center. Our space saving entertainment system also delivers an abundant amount of floor to ceiling storage, both open and in drawers. There is ample room to store and display books, sculptures and home decor. Bottom cabinets are a suitable place to conceal and store media equipment. 1.5 inch thick floating shelves above the television and the box shelves alongside, featured in Midnight Ash, provide definition to the design and balance the high intensity orange elements. Top shelves provide space to arrange fragile keepsakes while bottom shelves can be used to display your favorite reads. Opposite the open shelving is a matte black glass fronted cabinet to house your favorite drinks and glassware for quick entertaining. The black satin glass is defined by an aluminum door frame. Clear glass shelves are found within the glass door cabinet and provide a useful place for storing dry bar essentials like rocks glasses and your preferred liquor selection. The cabinet includes vertical profile LED strip lights on both side panels that illuminate when the door is opened. The lighting shines through the shelves and sparkles off the glassware, silver ice bucket and colorful drinks you might keep there. The unit contains a sliding door that alternately hides a flat screen television and reveals a shelf. This feature paired with our wire management system helps keep your wall unit and your living area looking neat and tidy. The hidden hardware adds a unique function to this design without drawing the eye. Short arm flap stays and drop-down flap hinges allow for the soft, almost automatic opening of the long panel faces that conceal the drawers behind. The drawers are easy to access and provide the storage of multiple drawers without cluttering the look of the media center. This design is completed with integrated LED lighting. Behind the floating backing panel, adjustable LED lighting enhances the spacious look of the unit and provide mood lights for the living room. The shelves are equipped with recessed LED lights that make the orange high gloss color pop and showcase your displayed possessions. The floating shelves are equipped with horizontal profile LED strip lights to give the whole unit a warm glow. KitchenLab Interiors’ first, entirely new construction project in collaboration with GTH architects who designed the residence. KLI was responsible for all interior finishes, fixtures, furnishings, and design including the stairs, casework, interior doors, moldings and millwork. KLI also worked with the client on selecting the roof, exterior stucco and paint colors, stone, windows, and doors. The homeowners had purchased the existing home on a lakefront lot of the Valley Lo community in Glenview, thinking that it would be a gut renovation, but when they discovered a host of issues including mold, they decided to tear it down and start from scratch. The minute you look out the living room windows, you feel as though you're on a lakeside vacation in Wisconsin or Michigan. We wanted to help the homeowners achieve this feeling throughout the house - merging the causal vibe of a vacation home with the elegance desired for a primary residence. This project is unique and personal in many ways - Rebekah and the homeowner, Lorie, had grown up together in a small suburb of Columbus, Ohio. Lorie had been Rebekah's babysitter and was like an older sister growing up. They were both heavily influenced by the style of the late 70's and early 80's boho/hippy meets disco and 80's glam, and both credit their moms for an early interest in anything related to art, design, and style. One of the biggest challenges of doing a new construction project is that it takes so much longer to plan and execute and by the time tile and lighting is installed, you might be bored by the selections of feel like you've seen them everywhere already. “I really tried to pull myself, our team and the client away from the echo-chamber of Pinterest and Instagram. We fell in love with counter stools 3 years ago that I couldn't bring myself to pull the trigger on, thank god, because then they started showing up literally everywhere", Rebekah recalls. Lots of one of a kind vintage rugs and furnishings make the home feel less brand-spanking new. The best projects come from a team slightly outside their comfort zone. One of the funniest things Lorie says to Rebekah, "I gave you everything you wanted", which is pretty hilarious coming from a client to a designer.

A transitional townhouse for a family with a touch of modern design and blue accents. When I start a project, I always ask a client to describe three words that they want to describe their home. In this instance, the owner asked for a modern, clean, and functional aesthetic that would be family-friendly, while also allowing him to entertain. We worked around the owner's artwork by Ryan Fugate in order to choose a neutral but also sophisticated palette of blues, greys, and green for the entire home. Metallic accents create a more modern feel that plays off of the hardware already in the home. The result is a comfortable and bright home where everyone can relax at the end of a long day. When this young family approached us, they had just bought a beautiful new build atop Clyde Hill with a mix of craftsman and modern farmhouse vibes. Since this family had lived abroad for the past few years, they were moving back to the States without any furnishings and needed to start fresh. With a dog and a growing family, durability was just as important as the overall aesthetic. We curated pieces to add warmth and style while ensuring performance fabrics and kid-proof selections were present in every space. The result was a family-friendly home that didn't have to sacrifice style.

PHOTOS BY : Tania Scardellato I was fortunate to have a young family approach me in desperate need to renovate there only 3 piece bathroom. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. If you are installing floating cabinets insure that they are installed securely to studs or plywood at wall. 2- Let solid colors shine Busy patterns have a shrinking effect and make small bathrooms seem even smaller. Conversely, light natural hues make a space feel more open. If you're itching to get creative with design, experiment with textures but keep overpowering patterns to a minimum. Tone on tone is the best to achieve this. 3 - Maximize your bathtub A bathtub takes up a significant portion of the room, but modern, compact options with curved basins, can make the tub feel larger when in use, all while conserving space. 4 - Select a smaller faucet A faucet is jewelry for the bathroom. And just as accessories can overpower an outfit, a big bulky faucet isn't flattering in a small bath. Single-handle designs conserve counter space, while a wall-mount installation frees it up all together and can create quite the wow-factor, if the budget can accommodate the required changes to plumbing behind the wall. 5 - Make vanity storage simple If you're in a storage war with your small bathroom, you're not alone in the battle. Toiletries and personal supplies without a place to call home only add clutter and chaos. Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space. 6 - Show off the shower Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

This dining room features a large distressed table flanked by a church pew on one side and mismatched dining room chairs on the other. A large buffet sits against an amazing exposed brick wall. The walls feature old recipes from grandma framed along with grandma's china mixed with some other beautiful pieces. The dining room also has an amazing pressed tin ceiling and Castle Comb wood floors.

This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

This project questions the need for excessive space and challenges occupants to be efficient. Two shipping containers saddlebag a taller common space that connects local rock outcroppings to the expansive mountain ridge views. The containers house sleeping and work functions while the center space provides entry, dining, living and a loft above. The loft deck invites easy camping as the platform bed rolls between interior and exterior. The project is planned to be off-the-grid using solar orientation, passive cooling, green roofs, pellet stove heating and photovoltaics to create electricity.

The front of the buffet is the most remarkable feature of this storage cabinet.
