SeaThru is a new, waterfront, modern home. SeaThru was inspired by the mid-century modern homes from our area, known as the Sarasota School of Architecture. This homes designed to offer more than the standard, ubiquitous rear-yard waterfront outdoor space. A central courtyard offer the residents a respite from the heat that accompanies west sun, and creates a gorgeous intermediate view fro guest staying in the semi-attached guest suite, who can actually SEE THROUGH the main living space and enjoy the bay views. Noble materials such as stone cladding, oak floors, composite wood louver screens and generous amounts of glass lend to a relaxed, warm-contemporary feeling not typically common to these types of homes. DOWNLOAD NOW   The homeowners of this mid-century Colonial and family of four were frustrated with the layout of their existing kitchen which was a small, narrow peninsula layout but that was adjoining a large space that they could not figure out how to use. Stealing part of the unused space seemed like an easy solution, except that there was an existing transition in floor height which made that a bit tricky. The solution of bringing the floor height up to meet the height of the existing kitchen allowed us to do just that. This solution also offered some challenges. The exterior door had to be raised which resulted in some exterior rework, and the floor transition had to happen somewhere to get out to the garage, so we ended up “pushing” it towards what is now a new mudroom and powder room area. This solution allows for a small but functional and hidden mudroom area and more private powder room situation. Another challenge of the design was the very narrow space. To minimize issues with this, we moved the location of the refrigerator into the newly found space which gave us an L-shaped layout allowing for an island and even some shallow pantry storage. The windows over the kitchen sink were expanded in size and relocated to allow more light into the room. A breakfast table fits perfectly in the area adjacent to the existing French doors and there was even room for a small bar area that helps transition from inside to outside for entertaining. The confusing unused space now makes sense and provides functionality on a daily basis. To help bring some calm to this busy family, a pallet of soft neutrals was chosen -- gray glass tile with a simple metal accent strip, clear modern pendant lights and a neutral color scheme for cabinetry and countertops. Our Chappaqua client lived in this house for many years and realized they needed more space, updated finishes, and a nicer exterior. After looking at disappointing new homes and other fixer uppers for years, they realized that updating their own house would be the perfect solution. The new home is 5,500 sf. It has open concept spaces, new larger ensuite bedrooms, and a new finished basement. Our clients loved the process, staying in their current neighborhood, and especially keeping their great backyard.

A small kitchen can give a spacious appearance with the right selections. These selections showcased the home owners personal style in a timeless fashion while staying under budget!

On project number five for my favorite clients, our challenge was to find a new runner for the stairs and hallway for their lovely home. With interesting angles and a budget that would reflect their five year stay in the current home, we considered all options. Top of the line wool runners were prohibitive, but we found a lovely nylon in black/camel and spice with sophisticated floral. The black banisters and posts with Benjamin Moore Bleeker Beige on the walls, and a beautiful Hinkley lighting fixture, rounded out the project. Great!! Photography by Lauran Corson

Farmhouse Kitchen remodel in original Quaker Boys School building, now a family home. A true turnkey project, we incorporated the homeowner's need for modern conveniences while staying true to the style of the building. An antique oak barn beam mantle, exposed original log walls, antique brick reclaimed from an old charcoal factory out west, and barn siding oak flooring made this a labor of love!

For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit. Timeless kid's rooms are possible with clever detailing that can easily be updated without starting from scratch every time. As the kiddos grow up and go through different phases - this custom, built-in bedroom design stays current just by updating the accessories, bedding, and even the carpet tile is easily updated when desired. Simple and bespoke, the Birch Europly built-in includes a twin bed and trundle, a secret library, open shelving, a desk, storage cabinet, and hidden crawl space under the desk.

The classic modern design of this kitchen was planned for an active young family of four who uses the space as their central hub for gathering, eating and staying connected. Our goals were to create a beautiful and highly functional kitchen with an emphasis on cabinet organization, heated floors and incorporating a live edge slab countertop. We removed an existing bulky island and replaced it with a new island that while only 60 x 26 in size packs a powerful punch housing a baking center, trash/recycle center, microwave oven and cookbook storage. The island seemed the natural place for the gorgeous live edge slab coupled with vintage mercury glass light pendants that make for a truly stunning kitchen island. Polished carrara quartz perimeter counters pair beautifully with the watery blue-green glass backsplash tile. A message center conveniently located on a side panel of the refrigerator cabinet houses built in mailboxes, a family calendar and magnetic surface to display the children’s artwork.
