**Project Overview** This new construction home is built next to a picturesque lake, and the bar adjacent to the kitchen and living areas is designed to frame the breathtaking view. This custom, curved bar creatively echoes many of the lines and finishes used in other areas of the first floor, but interprets them in a new way. **What Makes This Project Unique?** The bar connects visually to other areas of the home custom columns with leaded glass. The same design is used in the mullion detail in the furniture piece across the room. The bar is a flowing curve that lets guests face one another. Curved wainscot panels follow the same line as the stone bartop, as does the custom-designed, strategically implemented upper platform and crown that conceal recessed lighting. **Design Challenges** Designing a curved bar with rectangular cabinets is always a challenge, but the greater challenge was to incorporate a large wishlist into a compact space, including an under-counter refrigerator, sink, glassware and liquor storage, and more. The glass columns take on much of the storage, but had to be engineered to support the upper crown and provide space for lighting and wiring that would not be seen on the interior of the cabinet. Our team worked tirelessly with the trim carpenters to ensure that this was successful aesthetically and functionally. Another challenge we created for ourselves was designing the columns to be three sided glass, and the 4th side to be mirrored. The open space plan on the main level of the Prairie Style home is deceiving of the actual separation of spaces. This home packs a punch with a private hot tub, craft room, library, and even a theater. The interior of the home features the same attention to place, as the natural world is evident in the use of granite, basalt, walnut, poplar, and natural river rock throughout. Floor to ceiling windows in strategic locations eliminates the sense of compression on the interior, while the overall window design promotes natural daylighting and cross-ventilation in nearly every space of the home. Glo’s A5 Series in double pane was selected for the high performance values and clean, minimal frame profiles. High performance spacers, double pane glass, multiple air seals, and a larger continuous thermal break combine to reduce convection and eliminate condensation, ultimately providing energy efficiency and thermal performance unheard of in traditional aluminum windows. The A5 Series provides smooth operation and long-lasting durability without sacrificing style for this Prairie Style home.

Over the Merrimack River and Through the Woods Set back from the road in a picturesque plush green setting flanked by towering 90’ pine trees with seasonal views of the Merrimack River, this 1960’s home was an ideal location to support this amazing kitchen transformation. The privacy, views, peaceful environment and very little traffic provides this family with the lifestyle they’ve grown to love and therefore decided was well worth the investment. Thoughtful space-planning solutions, creative layout and focus on function produced this aesthetically pleasing and sensible design. A walk-in closet is a luxurious and practical addition to any home, providing a spacious and organized haven for clothing, shoes, and accessories. Typically larger than standard closets, these well-designed spaces often feature built-in shelves, drawers, and hanging rods to accommodate a variety of wardrobe items. Ample lighting, whether natural or strategically placed fixtures, ensures visibility and adds to the overall ambiance. Mirrors and dressing areas may be conveniently integrated, transforming the walk-in closet into a private dressing room. The design possibilities are endless, allowing individuals to personalize the space according to their preferences, making the walk-in closet a functional storage area and a stylish retreat where one can start and end the day with ease and sophistication.

An empty lot that was planned from the beginning, with the collaboration of the architect, to maximize the garden space by placing the L-shaped house in one of the corners allowing for every room to have a view of the expansive garden united by a swimming pool. The property was designed to be an escape to the tropics. This dark, dreary kitchen was large, but not being used well. The family of 7 had outgrown the limited storage and experienced traffic bottlenecks when in the kitchen together. A bright, cheerful and more functional kitchen was desired, as well as a new pantry space. We gutted the kitchen and closed off the landing through the door to the garage to create a new pantry. A frosted glass pocket door eliminates door swing issues. In the pantry, a small access door opens to the garage so groceries can be loaded easily. Grey wood-look tile was laid everywhere. We replaced the small window and added a 6’x4’ window, instantly adding tons of natural light. A modern motorized sheer roller shade helps control early morning glare. Three free-floating shelves are to the right of the window for favorite décor and collectables. White, ceiling-height cabinets surround the room. The full-overlay doors keep the look seamless. Double dishwashers, double ovens and a double refrigerator are essentials for this busy, large family. An induction cooktop was chosen for energy efficiency, child safety, and reliability in cooking. An appliance garage and a mixer lift house the much-used small appliances. An ice maker and beverage center were added to the side wall cabinet bank. The microwave and TV are hidden but have easy access. The inspiration for the room was an exclusive glass mosaic tile. The large island is a glossy classic blue. White quartz countertops feature small flecks of silver. Plus, the stainless metal accent was even added to the toe kick! Upper cabinet, under-cabinet and pendant ambient lighting, all on dimmers, was added and every light (even ceiling lights) is LED for energy efficiency. White-on-white modern counter stools are easy to clean. Plus, throughout the room, strategically placed USB outlets give tidy charging options.

Arranged around a series of three overlapping courtyards, the building’s primary spaces push and pull to create a wide variety of spatial experiences- solid and void, light and dark, release and compression. Carefully working in close proximity to the heritage oaks, the architecture weaves around and tucks under the sprawling tree canopies. New masonry walls, an extension of the original house, anchor the floating roofs which in turn strategically frame treetop views. A central court, a vestige of the once enclosed sunroom, carves deep into the house, affording each room a unique connection to the outdoors. This house is set on a sunny natural plateau, sheltered from the wind and enjoys magnificent views of Sutton Mounts and Echo. The layout of the house integrates harmoniously with the surrounding forest, opening to nature through large expanses of glass and terraces that connect the living spaces to the forest. A long roof shelters the house, its deep eaves acting as a sunshade and defining protected outside spaces. The wide south and east terraces, close to ground level, bring the house into contact with its site and enjoy lots of sunshine. A screen porch is strategically located to avoid blocking the primary views and provides access to the forest. The living living spaces are arranged in an open layout under a ceiling ceiling that reaches 12 feet in height, yet more intimate spaces such as the fireplace alcove modulate the spaces between the higher volumes. The construction will achieve Novoclimat certification and integrates among other things a radiant floor fed by a geothermal heating system. This project was completed in collaboration with engineers and Construction Boivin.

Saturday June 20, 1:30 to 3:00pm | Greenwich Village Urban Aerie by David Kamp, FASLA, of Dirtworks Landscape Architecture, PC For their award-winning terrace design, the landscape architects created a relaxing setting using the same materials they employed on their client’s beachfront hideaway (as part of this Dialogue, attendees visit the terrace where they’ll also get a presentation about the beach property). Contrasts in texture and color are carefully arranged. Cedar, weathered to a buff grey, is used throughout for decking and set off in places with borders of dark round stones. The wood is carefully treated so it’s smooth underfoot. Two bow front metal perimeter planters overflow with grasses, which soften the edges. Strategically placed cedar planters with amelanchier, also known as juneberry, are used as a screening device, to frame dramatic views from the apartment and provide some canopy. A single pine, together with the juneberry, provides sculptural interest. All the plants, which are either native or naturalized, weather the harsh winter winds and temperatures. This Milford French country home’s 2,500 sq. ft. basement transformation is just as extraordinary as it is warm and inviting. The M.J. Whelan design team, along with our clients, left no details out. This luxury basement is a beautiful blend of modern and rustic materials. A unique tray ceiling with a hardwood inset defines the space of the full bar. Brookhaven maple custom cabinets with a dark bistro finish and Cambria quartz countertops were used along with state of the art appliances. A brick backsplash and vintage pendant lights with new LED Edison bulbs add beautiful drama. The entertainment area features a custom built-in entertainment center designed specifically to our client’s wishes. It houses a large flat screen TV, lots of storage, display shelves and speakers hidden by speaker fabric. LED accent lighting was strategically installed to highlight this beautiful space. The entertaining area is open to the billiards room, featuring a another beautiful brick accent wall with a direct vent fireplace. The old ugly steel columns were beautifully disguised with raised panel moldings and were used to create and define the different spaces, even a hallway. The exercise room and game space are open to each other and features glass all around to keep it open to the rest of the lower level. Another brick accent wall was used in the game area with hardwood flooring while the exercise room has rubber flooring. The design also includes a rear foyer coming in from the back yard with cubbies and a custom barn door to separate that entry. A playroom and a dining area were also included in this fabulous luxurious family retreat. Stunning Provenza engineered hardwood in a weathered wire brushed combined with textured Fabrica carpet was used throughout most of the basement floor which is heated hydronically. Tile was used in the entry and the new bathroom. The details are endless! Our client’s selections of beautiful furnishings complete this luxurious finished basement. Flanking garages compliment a grand entrance and frame a roundabout style motor court. On axis, and centered on the homes roofline is a traditional A-frame dormer. The walkout rear elevation is covered by a paired column gallery that is connected to the main levels living, dining, and master bedroom. Inside, the foyer is centrally located, and flanked to the right by a grand staircase. To the left of the foyer is the homes private master suite featuring a roomy study, expansive dressing room, and bedroom. The dining room is surrounded on three sides by large windows and a pair of French doors open onto a separate outdoor grill space. The kitchen island, with seating for seven, is strategically placed on axis to the living room fireplace and the dining room table. Taking a trip down the grand staircase reveals the lower level living room, which serves as an entertainment space between the private bedrooms to the left and separate guest bedroom suite to the right. Rounding out this plans key features is the attached garage, which has its own separate staircase connecting it to the lower level as well as the bonus room above.
