The moment you step through the sliding barn door to this ensuite, your eyes are drawn to the elegant shape of the volcanic and limestone Victoria & Albert tub. The bathroom is separated into a wet and dry space. In the wet space the large rain shower head is surrounded by custom sourced tile. The River Stone strip add to the spa like feel of this room. The striking floating black walnut custom vanity offers plenty of storage and counter space and is accentuated by strategically placed lighting. The toilet is reoriented and concealed by a 5’ pony wall for added privacy. Refined, contemporary bathroom fixtures and energy efficient toilet are the final touches of this bathroom retreat.

This is an example of a mid-sized traditional backyard landscaping in Chicago.

This kitchen features contemporary details in the stainless hood as well as using our wide shaker cabinetry. The symmetry on the back wall provides an area where accent tile is strategically placed above the cooktop and accentuates the stainless hood.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Set in a wildflower-filled mountain meadow, this Tuscan-inspired home is given a few design twists, incorporating the local mountain home flavor with modern design elements. The plan of the home is roughly 4500 square feet, and settled on the site in a single level. A series of ‘pods’ break the home into separate zones of use, as well as creating interesting exterior spaces. Clean, contemporary lines work seamlessly with the heavy timbers throughout the interior spaces. An open concept plan for the great room, kitchen, and dining acts as the focus, and all other spaces radiate off that point. Bedrooms are designed to be cozy, with lots of storage with cubbies and built-ins. Natural lighting has been strategically designed to allow diffused light to filter into circulation spaces. Exterior materials of historic planking, stone, slate roofing and stucco, along with accents of copper add a rich texture to the home. Eye-Land: Named for the expansive white oak savanna views, this beautiful 5,200-square foot family home offers seamless indoor/outdoor living with five bedrooms and three baths, and space for two more bedrooms and a bathroom. The site posed unique design challenges. The home was ultimately nestled into the hillside, instead of placed on top of the hill, so that it didn’t dominate the dramatic landscape. The openness of the savanna exposes all sides of the house to the public, which required creative use of form and materials. The home’s one-and-a-half story form pays tribute to the site’s farming history. The simplicity of the gable roof puts a modern edge on a traditional form, and the exterior color palette is limited to black tones to strike a stunning contrast to the golden savanna. The main public spaces have oversized south-facing windows and easy access to an outdoor terrace with views overlooking a protected wetland. The connection to the land is further strengthened by strategically placed windows that allow for views from the kitchen to the driveway and auto court to see visitors approach and children play. There is a formal living room adjacent to the front entry for entertaining and a separate family room that opens to the kitchen for immediate family to gather before and after mealtime.

In this 1905 Tudor home, the intent of this design was to take advantage of the classic architecture of the home and incorporate modern conveniences. Located in the Joseph Berry Subdivision in Detroit, this stellar home presented several design challenges. The most difficult challenge to overcome was the 11” slope from one end of the kitchen to the other, caused by 110 years of settling. All new floor joists were installed and the floor by the side door was then recessed down one step. This created a cozy nook when you first enter the kitchen. A tiered ceiling with strategically planned cabinetry heights and crown molding concealed the slope of the walls at the ceiling level. The second challenge in this historic home was the awkward foot print of the kitchen. It’s likely that this kitchen had a butler’s pantry originally. However it was remodeled sometime in the 70’s and all original character was erased. Clever pantry storage was added to an awkward corner creating a space that mimicked the essence of a butler’s pantry, while providing storage desired in kitchens today. Keeping the large footprint of the kitchen presented obstacles with the working triangle; the distance from the sink to the cooktop is several feet. The solution was installation of a pot filler over the cooktop that added convenience and elegance (not sure about this word). Not everything in this project was a challenge; the discovery of a brick chimney hiding behind plaster was a welcome surprise and brought character back honoring the historic charm of this beautiful home. Tropical islands are the focal point for the design build of the acreage behind this stunning, Mediterranean-style home. The hardscape features a three level pool, including a toddler pool and a wading pool. Starting at the reef, there are three leaf petal loungers which allow you to recline in four to six inches of water at your feet. Limestone holy boulders are placed strategically along the edge for a natural element. A beautiful blend of earthy colors within the flagstone create a natural and rustic pool deck. All of the steps and bench seating inside the pool are also made of flagstone (custom fabricated flagstone coping for this project was completed on site). The toddler pool features fiber optic lighting which was installed at the bottom of the pool in the gunnite shell to create the reflection of a starry, celestial sky (fiber optic lighting can be used to create any number of shapes or constellations). An infinity edge crashes over beautiful stone and tile work, falling into a wading pool below. Another special feature is a water feature of riverstone cobbles sitting below dancing flames. Large stepping stones alongside this feature lead you to a lounge pool deck creating the feeling of an island retreat. Limestone slabs were used for a path of steps that take you through the landscaping back to the main house. A gazebo was added to hold an outdoor kitchen, an outdoor shower and a pool house with restrooms. All of the outdoor features are automated, allowing you to operate water temperature, fire features, water features, even the music and lighting from your smartphone.

An empty lot that was planned from the beginning, with the collaboration of the architect, to maximize the garden space by placing the L-shaped house in one of the corners allowing for every room to have a view of the expansive garden united by a swimming pool. The property was designed to be an escape to the tropics. Along with views of the pool, the property boast an outdoor shower, grass growing between oolite pavers and a natural glade in the corner complete with a hammock between strategically placed coconuts. photography- Tamara Alvarez

Considered by some a tear down, after 60 years the home was in definite need of TLC. The new owners, a young family, fell in love with the house and it’s relationship to the large yard but they needed more space. Following careful study and consideration looking at multiple options for restoring, remodeling and starting fresh, and motivated by their love of the original Mid-Century Modern Eichler home, the decision was made to maintain as much of the original house as possible while expanding strategically out and up in a Modern language compatible with and inspired by the original. ©serrao design/architecture, unless otherwise noted

The myWall® panels promote easy transformation and expansion, offer unlimited options, and keep shelving at an optimum height as he grows. All the furniture rolls on casters so the room can sustain the action during a play date or be completely re-imagined if the family wants a makeover. SAFETY The elements in this large open space are all designed to enfold a young boy in a playful, creative and safe place. The modular components on the myWall® panels are all locked securely in place no matter what they store. The custom drop-down table includes two safety latches to prevent unintentional opening. The floor drop doors are all equipped with slow glide closing hinges so no fingers will be trapped.
